Budgetrac Software

Budgetrac is a Development and Property Management Accounting system designed specifically for real estate developers. It helps property managers increase the value of their assets and reduce operating costs by minimizing repetitive tasks, giving easy access to relevant information, and minimizing workarounds. Because of their narrow focus, they are able to support the unique needs of companies in these markets. It's also worth mentioning that the development team has over 25 years of software development experience.

Budgetrac Real Development and Property Management Accounting software has all the features you would typically find in an accounting application, like general ledger, accounts payable, accounts receivable, purchase orders, contract management, and more. But the system also has lease-based property management specific capabilities such as lease abstract and charges detail, property and building data, retail sales breakpoint tracking, expense recovery, and CAM estimates and reconciliation. It is also integrated with project costing and a robust real estate finance reporting system.

Budgetrac is designed for any type of organization, ranging from small businesses with revenues under $1 million annually to larger companies that generate over $500 million annually.

Budgetrac can be deployed on-premise or online as a Web-based system. The latest version of their product includes "drill-down" screens that let users look at detailed project information. We recommend Budgetrac for Property owners, developers and fee managers needing a solution that is highly specific to the challenges of their industry.

I have used BudgeTrac for about 10 years and it has allowed me to track all aspects of a construction project. The software is very detailed and has many capabilities. The accounting component easily exports into our Skyline software.

Loved the idea of multiple budgets for sources and uses.

We were promised a refund of our subscription fees in early June. It's now mid-September. There were some major security concerns - there was no way to block Budgetrac access to our data - we couldn't change the administrator password. Sometimes when we asked a question, we would get the answer: I was working in your data and came across xyz. Not cool. Also, the link where you were supposed to be able to find help files and manuals were other company's wire transfer requests and invoices?

Recommendations

I've heard that people really liked the desktop version (even has a different logo). The SaaS version is not ready for public consumption. We tried implementing for over 6 months (started Dec 2015). Then were told we would be unable to change the administrator password and they would have permanent access to all our accounting/bank data, could even write some checks themselves (and they would sometimes give that administrator login information to 3rd parties, we would just have to take their word for it that they revoked access or changed permissions). Simple navigation (tabbing between fields, mousing the menus) is very cumbersome. Other company's wire transfer requests, invoices, etc. were in the online help section??!!?!?! The Cash Flow "module" isn't integrated with anything else - you'd think it would pull sources and uses for forward-looking budgets, right? No! you have to enter it all separately and MANUALLY - can't even copy/paste a spreadsheet. Just type it.

The concept is great - if it only actually worked. I have used Argus and Yardi, so my issue isn't that this software is difficult to use - it isn't. It literally doesn't work. I wish it did because it has the potential to same us time and money; instead we lost time and waited money.

As of the beginning of 2016, Budgetrac is still in Beta form. Software errors are ceaseless - for instance - there is no ability to release retainage once it is held and you can not see the retainage when you do a draw. If an error is made when entering an invoice, it can not be deleted, or corrected - the system locks up if you try to use the delete key. Sometimes the amount of an invoice will appear twice as paid, but only entered once - throwing off your balances. Need to Void a check - don't even think about it. Time for 1099's - it doesn't do them. I spent 4 months trying to implement this software with the assistance of Budgetrac, the whole time they promised these errors would be addressed in the "Next" software update. Finally I gave up and asked for a refund. They went completely silent at that point. Still thinking of trying Budgetrac - give their customer support center a call - oh wait, they don't have one yet - it is coming along with the software system that actually works. This could be a great product, they just decided to sell it before it was ready and they won't stand behind it with customer support or in my case - a refund.

Recommendations

I would recommend Sage 300, more expensive than Budgetrac - but it is tested and works. There are also a lot of consultants and accountants who can assist with the implementation.

There really isn't anything about Budgetrac that I didn't like. It worked great for what I needed it to do. I processed many subcontract agreements and with that there was a lot of budget related tasks that I used Budgetrac for.

Recommendations

I would recommend familiarizing yourself with the different modules so that you get the most optimization of the software.
