Property Meld is a cloud-based property management software solution specializing in property management maintenance. It is suitable for properties that have at least 20 units.
Property Meld lets users schedule maintenance. There are separate portals for managers, tenants, vendors and maintenance, so maintenance teams and vendors can communicate with tenants in the system via their own portal.
Users can pay vendors and track costs, due dates and priority levels can be set and users will receive notifications when work is past due.
With Property Meld, work orders can be reviewed and then approved or rejected. Users assign work to either internal maintenance workers or outside vendors. They can see who is working on what in the system, and notifications are sent out at crucial junctures in work orders’ life cycles.
Property Meld automatically tracks costs for all tenants, properties and owners. Monthly reports for key metrics are generated monthly, and Property Meld provides a secure payment platform for users to pay vendors.
Property Meld is priced per unit managed per month. This product has been around since 2014 and targets both residential and commercial property managers, as well as homeowners associations (HOAs).

The easy user interface...required ZERO training for tenants and vendors. Great application and easy to implement
It wasn't available earlier...such a great concept.
To give it a chance...change can be tough and at first we were hesitant however its been a HUGE timesaver and cant express how pleased we are with the software.

It's super quick to get started, with an intuitive interface. Now everyone is kept in the loop when we have to do maintenance on our units, and the few times I had to email for customer support, they got right back to me.
This is my first go at a professional management software suite, so I can't really compare it to the competition, but Property Meld has everything I need so far to perform apartment maintenance, and the company seems open to feedback and feature requests.
Check out their website, there are some nice detailed videos of what the software looks like, and you can contact them with any questions (a real person on the other end will get back to you!)
