Rentec has no startup fees, no term commitments, and includes unlimited US-based customer service and training.

The cost compared to others. Customer service is awesome. I like the tenant portal, it was one of the things I had to have when looking for rental software.

Cons

The set up cost for accepting rent payments is really high, considering there are other on-line rent companies that have free set up.

Cons

Could better use friendly, for example, the task part. It doesn't have a section or page to set up tasks only by user/manager/owner.

I love the software it has simplified my business, but I think a thorough training of how the software operates would be extremely helpful

Pros

The customer is courteous and responsive once you actually talk to the right person. When I set up my account I scheduled a time for someone to walk me through the process of how the software operates.

Cons

The person that walked me through my software training was a substitute for the lady that was assigned to assist me and she was booked for that particular day and time. The substitute did an adequate job explaining the software, but my partner and I would have preferred to wait for the main software trainer.

Cons

This is a fabulous program. It has simplified our property management bookkeeping and reporting soo much and saved us so much time. Now, I only wish you had a General Real Estate Back Office product that would pull data from our MLS and push it up to our franchise! We are in need of a new product. Using Broker Wolf right now and it is horrible! The reports are miserable!

Pros

Simplicity, detailed, client friendly reports and the best customer support I have ever received from any provider.

Cons

Reserve accounts. These were quite difficult for us to get set up at first. We are in good shape now thanks to the customer rep who patiently worked us through the setup. I would like to see, however, a part of the program for reserves that would be automatic so that my staff would not have to make modifications to the reserve amount monthly. For example, I may need $ a year in a reserve account for landlord but I do not take that money up front, I take a little each month. As I understand, it the system is set up to keep that amount from the landlord and I would not be able to pay anything until that is met so my staff puts an amount into the reserve that we take out monthly and then must adjust that amount every month. I would like it to be an automatic adjustment so that there is a total goal but the system knows to take only a little each month.

Pros

The price is good and the way they charge you, according to the size of your portfolio is very reasonable.

Cons

It doesn't have a section with tasks, with fields as tasks, responsible, date and reminders that can be addressed to different homeowners and property managers. That would be very helpful.

I am a small startup (still getting my systems in place and don't have any other owners yet) in Montana. I researched Rentec Direct, Buildium, Rent Manager and Appfolio. One of my main concerns was taking on a monthly financial commitment when so young as a company. When all was said and done, I really appreciated that RD was created by a property manager who saw a need for this niche in 2007. The sales rep admitted that their first client is an owner-operator, not a property manager, but said they have made quite a few improvements toward serving the professional PM as well. It has been relatively easy to learn.

I also like that the software comes with a tenant and owner login. How these components perform is yet to be seen, but I suspect it will work well.

I also like that I did not have to commit for one year (Rent Manager, Appfolio) and that the price point was very reasonable with no extra charges for this or that and a very easy-to-understand pricing equation.

Pros

Reasonable price for a small startup, easy to learn, good accounting piece, website is included, customer service is very responsive to inquiries.

Cons

On-line application limited to 5 custom fields, included website could use a bit more functionality, nothing more at this time.

When you make changes, put it up as a splash screen for all users when they first login after you rollout the change. Have links to explain the changes.

Pros

As a new landlord this product set me on the right path in controlling all the business information.
The relationships between accounts and tenants and properties are the biggest plus.

Cons

Some screens could be laid out in a more intuitive design.
Bring the data that is common throughout the product together.

The introduction and training video was very informative and useful.
User friendly, I have no trouble inputting my client and tenant information.
Options for an upgraded version if I need it later on. Both options are very affordable for a small company like ours.
I've only had to call for support one time and that went very well.

Cons

Hmmm... don't really see any Cons.
Maybe it was a bit too easy for me to add a tenant more than once. I thought I needed to add the tenant and then add the new property. Somehow I ended up with two tenant's with the same name and one of them was "inactive" so maybe create a message that says "this tenant already exists" or something when the name fields match? I just archived one of them and deleted it so no big deal.

You are provided with more information at the best price available in the market today.
What I like the best is not only the information that is provided, but the customer service.

Cons

I have not found anything not to like about this product. It is by far the best in the industry. It is hard to find something wrong with a perfect product. The only issue I find needing improvement is the lack of direct phone numbers being available.

If the accounting functions are enhanced more, that would be great - I felt less detail oriented.

Pros

Uploading the related documents with each transaction is good. I could see overall revenues and expenses at a time. That will be good.

Cons

Whenever I make a lump sump payments for several invoices, it was not convenient. If I can enter invoices and apply payments to the invoices, that will be much better.

Easy to use property management software

This is a simple and easy to use software for residential property management. It would be particularly good for non-financial folks. It even has pop-up windows that warn you if you are doing something that can affect other parts of the accounting by mistake.

My only gripe is that it does not have a robust general ledger for a full business accounting. I had to create a property and put all the expenses and other revenue there. They can be found but it would be nice to have it as a separate but integrated part of the software.

Pros

We have about 25 rental properties and flip 5-7 properties per year. The software has been easy to work with and allows us to view our information from practically anywhere.

The reoccurring transactions can be a bit tricky.

We got Rentec Direct for our Property Management department about 3-4 years ago - it was so easy to set up and get started with extremely intuitive and easy to use, great features and functionality and if you ever need them, the customer support folks are top notch and very knowledgeable and friendly. They have a "Knowledgebase" built into the software program that actually answers the majority of the questions you might have and it walks you through how to set everything up. Even those of us who have never used YARDI or other PM programs were able to pick it up right away and use it in on day 1.

We have been using Rentec Direct's software for over 2 years now. We are very happy with the program, specifically how easy it is to use. We find Rentec to be very user-friendly. However, when I do encounter a problem, I either email or call their support desk, they are on top of their game, especially Kathryn, I haven't come across a problem that she cannot solve!!

Pros

I would have to say I like that support has remote access to my system. It makes it so easy to explain an issue that I am having. Although they will not do it themselves, they have me solve the issue so that I can "learn" how do take care of it next time.

Cons

There are a few things that I would change in Rentec and have submitted my requests. It does take a while for them to be implemented, however, I'm sure they get many suggestions daily.

Advice to Others

This site has been great for all of my needs, from keeping track of tenants, landlords, properties, and maintenance. Sometimes running reports is a little labor-intensive, as you can't print out monthly reports, etc. that we use for all properties at once, so it takes time to select each property and run reports individually. Overall though, this is user-friendly and great for our needs.

Running some reports can be laborious since you can't run some categories for all properties at one time, as we need to do each month.

I've been a client of Rentec for almost 4 years and what stands out about them to me is their extremely helpful customer support. Special kudos to both Kathryn and Kevin who have helped me accomplish everything I need using their software. Whether I call or email, it seems like I get answers right away. Aside from the software being super easy to learn, I've really enjoyed all the features they've added over the years. It seems like every time I login there's something being improved.

Pros

The software is easy to learn for both me and my assistant. We were able to get up and running using the software in days, and that included bringing in all our data. The staff at Rentec was also tremendously helpful in getting it all imported.

Cons

The video training material is a bit dated, but still useful.

Advice to Others

They have a free trial so you can check it out without any commitment or cost. One unique thing about Rentec is they have support staff with property management backgrounds, so I'd say give them a call and ask them some questions. You will end up being impressed.

Rentec really simplified everything we do on a daily basis. The accounting functions took only a couple days to completely learn and replace our old system. Meanwhile, when we did have a question their customer support was always very helpful both by phone and email whenever we had a question. We were really happy when they built in ACH and Tenant Screening into the system last year. Highly recommend Rentec Direct!
