Rentec Direct serves as a full-featured management system for landlords and property managers. It can be accessed on standard computers as well as mobile devices. The system fits small and medium-sized property managers, homeowners associations, and private landlords.

Key components of the Rentec Direct property management system include general ledger, portals for renters and owners, online property directories, tracking of work orders, electronic credit card payment processing, credit and criminal background screening processes. Owners and tenants can log in to the system online to share information and eliminate misunderstandings in communication. The solution is designed to be intuitive and immediately understandable for quick adjustment to the system.

Rentec is a web-based system, accessible over the Internet on a variety of different devices. Updates are instantly available to users, with no additional purchase necessary. Rentec has strict security standards in place to protect users’ data, including random scans of the server from third party security vendors and frequent on-site and off-site server back-up processes.

Rentec Direct is well-established in the property management space; the company is a vendor member of the National Association of Residential Property Managers. Rentec Direct Software is compatible on Windows and Mac operating systems, as well as various mobile devices. Rentec Direct is available in multiple different versions, including Rentec Basic, Rentec Pro, Associations, and Rentec PM.

Rentec Basic is free, useful for landlords who manage only a few properties. Additional functionality is included in ther PRO version, while PM is even more extensive in its capabilities. Finally, Rentec for Associations includes specific functionality and design for associations that are self-managed.

Great Product

Ease-of-use

I found it very easy use. During startup, this is critical.


Functionality

This software meets my needs. However, I would like to see more sorting functionality.


Product Quality

I found the cost per unit to manage is good. I compared three products.


Customer Support

I used the support group twice, and both times, I had good results.


Likes Best

This product is very easy to use. It is easy to correct entry errors, and it allows you to attach a variety of documents.


Likes Least

The software needs a tenant sorting feature and the ability to break down rent by rent, parking, storage etc.


Recommendations

Look at ease of start up and the cost per unit managed.

Easy simplicity with sufficient power to get the job done.

Ease-of-use

The system is almost intuitive. Once you start using the system, it becomes natural very quickly.


Functionality

Figuring out the reporting capability took a little bit of time, but it appears to deliver what I need very easily now. The big test will come next year when I punch out the reports for tax reporting.


Product Quality

From a product quality perspective I have not found any errors or failed systems. Part of the strength of the system is that it's easy to scale and use.


Customer Support

First, someone answered the phone! Second, the person was very helpful. In retrospect, I had a very simple (bordering on silly) question, but the person addressed the issue quickly and was very tuned into helping the customer, regardless of the question.


Likes Best

Although I have managed my own real estate investment portfolio for years, I needed to upgrade and strengthen my record keeping and reporting capability as I launch a property management business next year. After reviewing a number of vendors, I selected Rentec initially. The drivers for my selection were the apparent completeness of the capability while being quite simple to scale. Now, six months into the use of the system, my choice has been validated. I might add that one time, early on, I had to contact their tech support for advisement. I was able to reach a real person who had a very simple solution to my question. I'll be staying with Rentec.


Likes Least

I have "corporate expenses" that really are spread among my properties. I didn't find a straightforward method of capturing these expenses. I created a "Corporate Expense" property to capture these shared expenses. I'm probably missing this capability that likely already exists, but I haven't seen it yet.


Recommendations

While I looked at alternate systems, Rentec was the only system I scaled up after my review. Be mindful that other systems may offer a lot more bells and whistles, but the other systems offered extensive training, which is a clue to me that those systems are complex and take more time and energy to scale than what I need or want.

Easy to understand and to navigate through. Straightforward concept.

It doesn't have a lot of features that I don't want or need.

They are very responsive in a timely manner to questions that I have.

The software is very easy to use and navigate. It is very straightforward and easy to figure out. Whenever I have a problem, I contact customer service and always get an answer within a day.

There is nothing that I dislike about this product.


Recommendations

I have tried other software programs, and they try to do too much for the small management companies like ours. I didn't need all of the extra features that came with other programs.

Ease-of-use

The use is easy. Toggling back and forth is easy. The entry information is easy. It's the drop down menus where sometimes I can't find stuff. A task bar on the side or somewhere in the body of the pages would be helpful so I wouldn't have to toggle back and forth to find the information.


Functionality

It still needs some improvements. I have submitted some recommendations on the "need Help" website.


Product Quality

The quality of information is good. Most of what is needed is included; however, I would like for the system to be more user-friendly. Sometimes I have to go to settings, go to drop down menus, go to a page and click for another page. Why not a task bar to "go to" directly?


Customer Support

Any time I call, they have helped me. They have been informative and friendly.


Likes Best

It's simple to use, and accounts can be used for several things, such as bank statements reconciliation and keeping track of payments. It does that math for me, and all I have to do is make sure I entered the right amounts. Rentec does the rest. Screening is also easy, and it's a one stop shopping. I also like the tutorials.


Likes Least

There are still some updates I would like for it to have. It doesn't track emails to owners. This is an important tool because our personal or business email address is cluttered. If we could check on the owners notes, I can tell quickly if they received an email from me or not. I also don't like the fact that I have to pay for tenants using the tenant portal to pay rent. The tenant should pay for using the portal, not the property manager.


Recommendations

At this time, I'm not sure. I'm new to this software and only have a few properties. I need to experience it more before I can give recommendations for others to evaluate.

User-friendly because of the stellar customer support. I have only ten rentals in here so far, but I love the fact I can send an email to the help center, and they respond right away.


Functionality

Well, I have a couple furnished rentals that it is getting the job done for, but I realize it was not designed for that. With vacation rentals a thing of the future, I suggest looking a little more into that functionality. That will solve the issues of short term rentals and having multiple/future tenants booked into the same property, kind of like booking a hotel.

Fresh, easy, and clean-looking software with easy to read reports. Love it.


Customer Support

Unsurpassed. Keep up the good work. The value for what you get is fantastic. I was paying hundreds of dollars per month at another company with another software and this is just as good for 1/10 the cost.

This is a clean, simple, and functional product. I have reviewed several, and they seem so complex to operate for someone like me without the time to actually take hours and hours to learn.

Haven't found any negatives just yet, other than that the functionality to Manage Furnished Rentals is a bit weak. (Short term rentals)


Recommendations

Use the Help screen; its very informative. Also, use the Help Chat. The customer service is swift and very personal. My emails are returned usually within hours but no longer than 24 hours with clear explanations and solutions to my questions.

I have used the Rentech Direct Property Management system for six months now. With a small number of properties, my biggest concern was cost. This system met that criterion.

Secondly, I wanted a system where my data was kept safely on a seperate computer than my laptop or desktop, and could be accessed from anywhere. Rentech met that. This product also had the additional feature of allowing tenants to book work orders and check their account status on-line in a secure manner.

The third necessity was that the support side of the product be responsive and easily understood. I have been very pleased with their live help. Usually call, leave message and get contacted back all in the same day. Their on-line support could use some tweaking, however. There are several videos and written resolution on specific cases, and the training videos were helpful, but there are always issues that lie just a step or two beyond what is offered. A phone call resolves that.

I am now at the end of year reporting stage and will need to go in and tweak some entries that wound up in wrong categories/accounts. I appreciate how much easier this has made my one man operation and look forward to finding even more efficiencies as I continue to use it.
