SimplifyEm is property management software suited for landlords and property managers alike. Property accounting, tenant and lease tracking, vendor and bank tracking are all available within suite. It’s web-based, so the setup is simple and it’s quick to get up and running.

This solution's accounting package manages accounts payable and receivable, and also tracks recurring charges, gain/loss analysis, and transactional history. Professional monthly owner statements can be automatically generated from SimplifyEm, and it also exports transactions to QuickBooks and Excel. Their data import service saves time having to manually enter everything twice during set up.

SimplifyEm keeps detailed information about tenants and lease agreements. Management will have better visibility over vacancies and individual units. It helps screen residents, monitor insurance, create invoices and collect online rent payments. The bulk tenant notices allow management to send notices in bulk with one click. It’s secure and helps ensure that payments are always on time. Users can attach any number of scanned documents to transactions.

SimplifyEm has been in the industry for the past eight years. They’re ideal for landlords or property managers of apartments and single-family residential communities with up to 500 units. Users are able to access it from anywhere, around the clock. Training and support are free. The support team at SimplifyEm is available by phone or by email.

The telephone response to questions about use of the product is excellent.

There are a few glitches in the software such as the inability to split expenses over more than one property without having to make the division allocation and then pull up each property and make the entry. I have asked why they will not modify the program which is basically from an old Quicken Property Management program but they have told me there is not a great demand for this. I wonder if the users even know of the possibility???

Recommendations

I recommend that if a problem develops be sure to call the SimplifyEm Tech number as you will get an answer to your questions right away and you will not have to listen to constant background noise/clanging in a foreign call center and a tech person you cannot understand.

Easy to use, clean interface. Customer support is amazing. They will help you on weekends too. Pricing is very reasonable.

Few things could be improved: 1. No way to send tenant direct invoice. 2. Accounting for return of security deposit and making deductions is almost impossible. 3. Online payment module is not quite integrated with the tenant info, if you enter a rent increase starting in 2 months, higher payment will be taken out the next month??

Recommendations

If your property is in Rent Controlled jurisdiction and units have roommates take a very hard look.

We have not started using SimplifyEm yet. Will start setting it up in November 2016 to launch January 2017. We have signed up for a 3 year commitment. My overview is on the software advice we got. They recommended three companies that they thought would work for our business. I did not have to go through the hassle of calling and searching a dozen companies. I contacted the three companies that they recommended. Took a look at what they had to offer and the price it was going to cost per year. I decided that SimplifyEm would work the best for our business. They made searching for a software company much less taxing.

There is nothing that I do not like. They were very prompt in helping me select a software. They called back to see if I had any questions or if I needed more help in selecting a different software.

Recommendations

Just take the time to research what they have to offer and what your need are currently and what you speculate them to be in the future to make your decision.

It is very easy to use. It has a clear presentation. Seeing lots of units at a glance is easy.

When putting in the details of the payment in the notes section, something happens with the formatting. like instead of symbols (Which I use when putting in dates) it changes them to "n" and other weird things. I have had to modify the way I input information. Also, when people are behind, if you input the actual date that they pay, it goes to the month that payment was received (ie: if someone pays me August 8th for July rent, if I use date of payment, it will only apply to August. So I have to use the notes section to say when the payment inputted)

If you are looking for something basic, this is a great software. I am very happy with it.

I am new to the product but so far it appears to be of great value. So far the product seems to be exactly what we need, we are a small operation but need major organization and record keeping and this product seems to be exactly what we need. I inputted data this weekend and it really was quite simple - even I was able to do it - all on my own.

The go back option is a little tricky. I needed to go back to the previous screen and I had to finagle my way around it. It probably is operator issue - I just have to learn the program

Go through the demo with the vendor. The vendors demo session was heaven sent! The young lady was very knowledgeable of the operation of the program - I recommend that everyone purchasing this product go through the demo session.

Learning curve was short. Even better, on-line help was useful in setting up the properties. I had several long-term tenants in the properties and on-line help was able to walk me through how do properly document the prior lease agreements and deposit amounts and times without causing accounting errors. I have accessed owner reports already and they are well laid out and comprehensive. Great work. Far beyond expectations!

The kind of silly name "SimplifyEM" does not reflect the fact that this is a very professional and complete package.

Recommendations

The initial "walk through" with the vendor setting up sample properties took several hours but was well worth the time. I used my actual properties and the "join me" application had mirror images of mine and the technician's screens to explain visually. This was also very helpful and probably saved time in the long run due to shortening the learning curve.

The price is phenomenal. If you are an owner with a few properties, this is ideal.

No customization, very limited reporting, doesn't have bank reconciliation reports, extremely limited GL codes. Also, they will tell you their software supports functions, then try to walk you through a "work-around" to get it to do what you want. Not sufficient. If you get audited by the state (very common in WA), good luck with this software!! It's too simplified, limited functionality and not intuitive in the least. Once you get in and start using it, you can figure it out, but it just never feels smooth. Also, some things are too easy to enter, and therefore, too easy to mess up. Dog walked on my keyboard one day....... To say the accounting is robust, I think that's a misunderstanding of the definition of that word.

Recommendations

If price is your only concern, then go here. You CANNOT beat their price, it's amazing! Just remember, you get what you pay for. If you want functionality in the accounting features you have to be above a certain amount of units. Then, when you are, you are disappointed with the limits of these "upgrades". If you are unbalanced when you go to reconcile your bank statements it is going to take a LONG time to figure out where you went wrong. The software is not intuitive. Customer support is great, until you want to downgrade or cancel your service, then they don't have time for you. Also, if you pre-pay (rates are awesome) and then realize they just can't grow with you, sorry Charlie, no refund.

It appears there was a request to add a large amount of HOA units to your existing account (a one year old account with residential properties). We discussed that HOAs are something we are looking to better handle in the future, but do not optimize for. Based on our great pricing it was decided to try a test run with a few properties. After some one-on-one support and a custom setup by our team (at no additional cost) there was some additional functionality you were looking for and we promptly refunded the full upgrade cost. The subscription for your residential properties from before the upgrade we were not able to refund. Many of the features and reports mentioned are available, including banking and audit reports. It relieves me of the stress of the accounting work. Math is not my strong point! I did all my trust accounting by hand for over 20 years. I tried other property management software and found myself confused and overwhelmed. Simplifyem is easy to understand and use. If I get stuck, I call customer support and they walk me through it. Representatives are always polite, friendly and professional. Now, I can focus on taking care of my clients' needs better.

Software is comprehensive and easy to use. I've never experienced such great vendor support. Can't say enough good things about the support. Not only do they know the software inside and out but they seem to know the property management industry and thus have provided several good tips on setting up the worksheets etc.

I will need to reach to find something I dislike. Perhaps a more robust report generator so I can do a bit more customized reporting.

Recommendations

Do not get caught by the tremendous "up-sell" by some of the companies. Ask yourself if you and your clients really need and would use some of the features they will tell you you can't live without.

It is easy to keep records and send out owner reports for our properties.

There is not a way to email the 1099 reports in February even though the email addresses are in the program by house. Most of our owners move through the year since they are military and many 1099's are returned in the mail.
