Buildium Property Management Software


 

Buildium is a Web-based property management solution that enables managers of residential and association properties to take complete control of every aspect of their business, including the rent, vacancy and maintenance cycles. 

Buildium streamlines management of the rent cycle with key features such as tenant and lease tracking, full general ledger accounting, automated rent and late fee reminders and on-demand reports. Additionally, rent collection can be automated; and property managers can receive online payments via Buildium’s tenant portal. 

Management of the vacancy cycle begins with syndicating vacancies to Buildium’s listing partners, including Zillow, Trulia and Craigslist, as well as Buildium’s own free marketing website. When applicants fill out Buildium’s customizable online rental applications, the information is saved instantly to the Buildium tenant database. Buildium also offers online tenant screening services for running background checks. 

Tenants and rental owners can submit requests online via Buildium’s tenant and owner portals. Property managers can turn these requests into work items and assign them to maintenance managers and staff using Buildium or Buildium’s mobile app. All requests are timestamped and include an option to attach photos.

Buildium’s tiered-pricing plans do not require a start-up fee or annual contract. A monthly subscription includes 24/7 support from a customer care team. Customers can submit support request tickets anytime or take advantage of extended phone support, available Monday through Friday from 9 a.m. to 8 p.m. EDT.

I can't say enough about the support staff! Everyone is extremely helpful and friendly.

We are going from a pen and paper system to Buildium Pro. The folks at Buildium have been by our side the whole way. I can call with little questions anytime, and meet with our implementation specialist for the bigger stuff. The software is easy to navigate and is able to produce the same reports we are doing by hand, only much quicker. And the communications function...simply amazing. No more having to text tenants from my personal phone. And everything is saved in the system, so no more he said she said. And the website is free! Its simple and perfect for our company and easy for our residents to use. This software is what is going to allow us to grow and take our business to the next level!

Cons

I don't have anything I'm not happy with. There are some things that I would like to do and can't, but the support staff has helped me find work arounds for all of them.

Before I purchased for the office I let them know I was doing commercial, so I was disappointed on the features for my portion of the business. Others in my office use it for residential and they love it.

Pros

It was easy to set up, their support staff is excellent and the report functions were good and easy to print. Online bill pay is a wonderful option.

Cons

My part of the business at my office was Commercial vs Residential. There was no way to input information that did not relate to Residential (bed and baths are NOT relevant)

There were many challenges setting up the software properly. We were trying to upload about 60 units and it took longer than expected. (not sure if this would be any different with another software though)

Its a great program to use and its fairly easy as well once you have some sort of knowledge of what property management systems are capable of doing.

Pros

This program is cloud based so you can login where ever you are and do whatever you need to get done at that very moment with everything that you need at your finger tips. Its great for on the go property managers.

Cons

I would like to see some personalization abilities in the future as some reports may become confusing, maybe we feel some information is not needed whereas we'd like to add other information for our reports.

Over all, I would suggest Buildium over Appfoilo (we use both for different companies) for the reports, the easiness of the layout and the Customer Service. They do have some things to work on but anytime I have called, they were about to help right away and I did not have to jump though hoops to get a quick answer to a problem.

Pros

The Software is easy to use and gets the job done. I like the layout of the reports way more then AppFolio.

Cons

The software could be a bit more accounting friendly. There are two main functions we need that it does not have so we are having to work around it which takes up a bit of time.
First, we paid a lot of bills with credit cards, it would be great to be able to reflect this on the invoices without having to do a fake bank account.
Second, not being able to select a unit in the duplexes a invoice is going to. Sometimes we have a bill that goes to every unit or just one and we need to be able to reflect that easily

We are solving our rental and facility management process end to end with Buildium. We are very happy, the only flaw so far, we are having difficulty in using mobile inspection app due to integration issue.

Ease of use with all necessary processes , good depth of functionality with add-ons like mobile inspection app. Very fast and effective support team. Product developtment process is good, voting system works well for most wanted new features. Good roles and responsibility definition with easy to define user role types. Very well accounting ledger structure.

Cons

Integration issues happening with mobile inspection app, there is lack of multilanguage support. We want to use the UI for non English speakers, a CRM add on would be great to track sales funnel.

Overall I've had a positive experience with Buildium. The software works well, it's cheap and it does what I need. There's a little learning curve but it's minor given the payoff.

Pros

There's a ton of features, endless almost. The price is low enough for small rental businesses to be able to use it and most important, the core functionality of what you need to run a rental business is there.

Cons

It's a little confusing at first. After a few hours of working with it though I was able to get the hang of it. Also, for anything I couldn't figure out, the customer service resolved. In fact, their customer service is easily a benchmark for other companies trying to do the same.

Buildium helps keep everything in order as you run a property management company. On the dashboard they show exactly what you need to see to keep things running. From outstanding balances, to maintenance requests. Highly recommend.

Cons

Aside from being able to have tenants sign agreements through Buildium, there isn't a way to have owners/clients sign any kind of documents. It would be helpful to be able to allow users send documents to sign to people other than tenants.

I've been using buildium for seven years and I have seen it add more value every year but it's always at a cost of unusual behavior of the software or, as I've said above, non-intuitive interface (or outright incorrect programming). I've looked at other software for landlords and owners and Buildium has the most features for a relatively low cost. For the most part I'm happy but would appreciate a heads up when they are aware something is not working properly rather than the user having to discover it.

Pros

Makes communications and payments pretty easy with tenants through the Buildium software. We like our tenants can get insurance through their partnership with Buildium.

Cons

My accountant hates it. I have to do double entry with Buildium and Quickbooks. Their back systems sometimes fall short. (Reports not agreeing with their invoices to my company). The interface is clunky at best, especially renewing a lease. Not at all intuitive. Also, recently they have instituted "Captcha" with signing in. I hate it. Many times it's difficult to see the detail of photos you're asked to click on, such as "click on all crosswalks" - difficult to spot sometimes and just makes it take longer to log in.

Reall happy with it, I loved QB but they did not cover all of the areas I needed. I used Yardi and HATED it, so Buildium is similar to Yardi, QB and it has a very functional accounting/financials area.

Pros

It offers all aspects of management, including banking and financials. Buildium keeps improving, I am very happy with it.

Cons

Some things haven't been changed yet (like being able to modify/revise a lease once written, to add in a new tenant to an existing lease without rewriting the whole lease.

So far we are able to use Buildium to our satisfaction. We are a self-managed condominium community and needed something all inclusive yet simple to use.

Pros

We mostly use this for accounting, monthly HOA fee collection, and maintenance requests. I like the maintenance requests capability the best.

Cons

It does not allow for a "daily digest" of emails from the Community Forum. It also does not allow for recurring journal entries. I do want those two features.

Good property management application for managing rentals and tenants. Accounting functions are very weak at best and recommend use of 3rd-party accounting software even though Buildium does not support interface to interchange data. If financial reporting is critical would never use Buildium's accounting solution. Customer support is general poor as is technical support.

Pros

Easy to use by staff for tenant property management.

Cons

Accounting/bookkeeping is weak at best. No integration with 3rd-party accounting solutions. Recurring software issues with banking downloads. Slow or no software updates to known system problems. Customer support weak at best providing efficient solutions, great at giving workarounds to known system issues. Lacks standard accounting and system functions such as recurring AP payments.

Overall, the system is fairly easy to work. The customer service has been pretty quick to respond and most, but not all, issues rectified in a timely manner.

Pros

The inability to commingle funds between properties and owners! The ability for tenants, owners, staff and vendors to be able to login and view, make requests, etc. EFT and Remote Check capabilities. and Much More.

Cons

You are not able to do multi-tenants within a single unit without having to pay for additional units to separate ledgers! Trouble with notifications on credit card rejections. Inability to lock out others system wide from changing transactions after a certain date - could be done with a password override.

Overall they have great customer service and we have used the software for several years now. If it was a little more adapted for Canadian residents it would be perfect!

Pros

It is fully accessible 24 hours a day and reduces the work load of our staff significantly with all of our data in the same place. Also allows access to information for tenants and owners 24/7 again reducing our work load. This software allows us to track all sorts of information on top of doing all of the financial reports and accounting we need.

Cons

It is based out of the United States so there are some unfortunate work arounds for Canadians biggest noticeable one is no ability to charge GST automatically so have to add on to all charges and owner fees, and we are not able to access some of the features that are part of the paid for service but not available in Canada (credit card payments, tenant screening etc).

Pros

The software is very user friendly and has many features that make property management run more smoothly and many of our residents like and utilize the on-line portal. I'm new to property management and whenever I've had a question the customer support team has always had a thorough and easy explanation. The tutorials and webinars are also excellent and a valuable tool.

Cons

Some of the features do not apply to us and it would be nice if they were less visible in the software.
