As a new landlord who had previously been using Microsoft Excel to manage my properties, I was on the lookout for a more efficient and user-friendly property management software. After some research, I decided to give Rentroom a try.I was immediately impressed with the software's sleek and intuitive interface. It took me no time at all to navigate and find the features I needed. The software allows me to easily keep track of tenant information, lease agreements, rent payments, and maintenance requests. I can also generate reports on occupancy and financials with just a few clicks.One of the best things about the software is its ability to automate many of the tedious tasks associated with property management. For example, it automatically sends out rent reminders to tenants, and I can set up recurring payments so I don't have to worry about chasing down rent every month. The software also allows tenants to submit maintenance requests through an online portal, which eliminates the need for me to constantly check my email and phone for requests.Another great feature of the software is its ability to integrate with other apps. For example, I can link it to my QuickBooks account to easily track income and expenses. This saves me a lot of time and hassle, and ensures that everything is kept in one centralized location.Overall, I'm extremely pleased with my decision to switch to Rentroom!

Rent Room

Excellent experience especially the customer support

PROS

Rentroom is a great property management software program that I have been using for some time now. One of the things I love most about it is the communication features. The platform makes it really easy to connect with tenants and keep track of any issues or concerns they may have. The messaging system is intuitive and user-friendly, and I can easily send updates or announcements to all of my tenants at once.

No complaints- I have had no issues with the platform so far

Extremely disappointed with this shady company. Do not give them your money.

Nothing of note. The other reviews are likely fake as they have no redeeming qualities.

I recently had the unfortunate experience of using Rentroom. This property management software company left me deeply disappointed with their lackluster capabilities and deceitful practices. I strongly urge everyone to steer clear of Rentroom and avoid their software at all costs!- The onboarding process was very hand-held. I thought this was initially due to the company being collaborative and service-minded at first, but I later realized it was because their software was not very capable so they had to do a lot of things on the back-end.- My point of contact, [sensitive content hidden], made confirmed that they had certain features that turned out to be untrue. Looking back, he likely promised me to make the sale. The initial hand-held, attentive service had vanished in the meantime.- Last but not least, I asked [sensitive content hidden] to cancel my subscription (they don't have a link or option to do it yourself in your own account) on [sensitive content hidden]. After he responded on [sensitive content hidden] that he would cancel the subscription, I have been charged $75 in April and May.Overall, they are likely a zombie software company that have resorted to shady sales practices to earn what little income they can make. I'm not sure why they would do this with me when I clearly have documentation to submit for a claim or complaint. Avoid this company and its software at all costs!

Rentroom

I have been using Rentroom for the past year as a property manager and I couldn't be happier with the results. The software is user-friendly and makes it easy to keep track of all my properties and tenants. PROS

The reason I bought Rentroom was the leasing features. I can create and send digital lease agreements to tenants for signature, and easily store and access the signed agreements electronically. This simplifies the leasing process, as there's no need to deal with paper copies and everything is organized and easily accessible in the app/website.

CONS

From my knowledge, there are not many integrations with other apps or softwares.

Effective and easy to use software

The team was extremely helpful getting my account set up, they did all the leg work once I provided some basic information about my business. Since using the system I have always receive great support with my calls and emails always being answered same day.

PROS

For my younger demographic of tenant, Rentroom has been a saving grace making it easy for them to pay! Myself and partner can easily track collection status and receive reminders of leases that are set to expire so I stay on top of renewals. Since I started using Rentroom I haven't had any vacancy.

CONS

I really don't have any, for what I needed out of technology Rentroom has been able to offer everything and more.

Rentroom is the best software to manage your properties! Top of the line product yet affordable!

This is the best investment that our company has made! I could NEVER go back to what we had before!

PROS

There are too many things to choose from! I just LOVE that anything and everything I need to know about our tenants and properties is in one place and that it makes me more productive and efficient than ever before. I have been doing student rentals for over 20 years, and have over 1,000 tenants at any given time, so this is a lifesaver!!

CONS

Honestly... there really isn't anything that I don't like.

Fanatical Support

I am running a property management company.

PROS

Over time I expect the software will improve. In fact I see small updates weekly. What I like most about my experience with Rent Room is the dedicated support team in particular [sensitive content hidden] which I work with weekly to get the most from the platform.

CONS

My only issue now is related to the timing of my distributions, my ability to see rent coming in after those distribution dates, and my ability to pay that out quickly at month end

A Great Program Improving Frequently

Rentroom enables my business to collect rent from tenants electronically in a simple, streamlined manner. Tenants seem to appreciate the app-based ease-of-use. The entire Rentroom team is very responsive to my requests and concerns, I've appreciated their helpfulness greatly.

PROS

It seems the team is constantly updating and improving the app. I've appreciated the new functions that have been added recently, most notably the Ledger tab. The tenant app experience is quite simple and the administrator/landlord browser functions are robust. The cash reconciliation process at the end of the month has been simplified by Rentroom (exporting data to excel is quite easy). The maintenance request function allows us to coordinate the repair effort efficiently. Overall, this program brings many of our Property Management functions under one program, which has been very helpful.

CONS

The reporting functions of Rentroom seem to be limited. Visually, there are elements that are unappealing like for example, dates are in a "YYYY-MM-DD" format. Tenants who are not using Rentroom still need to be maintained in Rentroom, which requires entering cash receipts received outside of Rentroom (i.e. check, wire, cash, etc).

Next generation property management software!

Next generation Property Management software designed for Multi Housing Property Management and more. Very user friendly and [SENSITIVE CONTENT] is incredibly responsive and helpful when I need support.

PROS

Tracking maintenance - Tenants can submit through the App and Maintenance Team can view from phone and enter notes. Online rent collection and payments Access to customizable reports / Owner statements

CONS

The only thing that I wish was a little quicker is that it usually takes 3 - 5 business days for rent to go into our bank account.

Great Software!

PROS

I have been using Rentroom for about six months now and I really like it. It's really easy to run reports. There is a long list of reports to pick from and I can export to csv or pdf with a few clicks.These reports are well-organized and easy to read, providing valuable insights into the performance of my rental properties. Overall, Rentroom has been really helpful.

Rentroom Review

PROS

I enjoy that it is a free software, with a good professional look and nice features that are still being added/updated. Any time I run into a problem I let the team know and they get it solved.

CONS

Since its a newer company, I feel like they are still figuring things out. Some of the features on the website have a lot of glitches and problems. And some of the features are more difficult to use than they should be. I wish you could edit more things because once you enter things its hard to change it. As the big picture its a great software but theres little things within the software that I get caught up on. I figure that they will get solved and become easier to use.

Rentroom Online Property Management

PROS

Rentroom has a variety of features that automate many of the tasks that would otherwise consume a lot of my time. The automated rent reminders, for example, have eliminated the need for me to manually send out reminders to tenants every month. Additionally, the ability to accept online payments has reduced the amount of time I spend collecting and recording rent payments.

Great Solution for Owner Operators

Moving from paper check collection, we were concerned about taking on a software that would overcomplicate our business. The Rentroom app and portal has been a great improvement to how we run our business, and reduced a lot of the stress around software. Much of what we looked at in the market was overly complicated.

PROS

It has a very easy-to-use interface, and a very intuitive back-end that I was able to organize in less than 30 minutes. My tennants love the mobile app, and it is very easy to communicate with push-button notifications. This is has also reduced our late payments, and allowed us to close our books a week earlier.

CONS

For our level of sophistication with 90 units, it had everything we needed.

Great Solution for Simpliyfing Property Management

We are moving from a 100% paper check process that is time consuming and ends up costing us a great deal of money in the long run. With Rentrooms software we are able to more quickly get our rents in and cleared so that we can utilize the funds more quickly.

PROS

Currently in the on-boarding phase and everyone has been incredibly helpful and attentive to our needs as a company. The quick response time and willingness to help fit the product to best handle our needs has been fantastic.

CONS

We are very much looking forward to going live and being able to offer all of the benefits that Rentroom offers to our tenants.
