Amazing Lead Generation Platform

CINC has brought my real estate business to a whole new level. I am able to offer quality leads to my team and manage them in an easy to use platform.

PROS

CINC helps keep you top of mind with leads/clients using their personality based drip campaigns. You can track user usage and frequency as well as see which properties they view. Phone calls, text messages, and emails can be sent directly from the system with no need to toggle back and forth between two screens. The advertising done on your behalf produces quality real estate leads for both buyers and sellers.

CONS

We occasionally have issues with the mobile app, but the glitches never seem to last more than an hour or two.

CINC Pro does what it says it'll do!

Overall my experience has been positive. I look forward to continually building out the client base CINC is providing us.

PROS

I love the leads that have been returned. CINC support has been critical on working with our agents to help them work their current leads and what is important to look for in a potential client.

CONS

Unlike BoomTown, the website CINC creates is for leads only and does not double as your companies homepage. The URL you select is what will be advertised, so you lose a little of your branding and investment into your name/URL

Reasons for switching to CINC

I felt that BoomTown was overpriced for the leads they were providing and we were not converting leads at the rate that allowed me to justify spending 35k per year.

CINC review from an agent that does not recommend.

Poor. Increased billing. I came on with another agent and a lender and they allowed the lender to exit and pass the billing off to us without any notice. I was given a $120 upcharge for the AI service that was part of my contract in addition to this upcharge. Not a good experience. A lot of the leads are false info or bad numbers. DO not recommend this company at all

PROS

In theory this system was great. It offered all the things an agent would want.

CONS

Customer service. I was promised hand-holding and set up that I never got. When they changed templates they did not tell me they were going to do that and my website was down for over a week. Getting what I wanted and asked for UPFRONT was promised things that I never got. I advise customer service that I was promised these things in the beginning and they told me that "We don't provide this service any more".

Their customer service seemed to be good. Never set up my blog (told them upfront I wanted it - told later they don't do that. ). Never set up my guides, had issue with display on my website for over a week, just not a good experience for me.

Have loved CINC for years

They are wonderful to work with, the people are knowledgable and very helpful and friendly.

PROS

I was on a team that had CINC previously for about 10 years and love it. Tried different websites and CRM lead management and they were not as good or as easy to use and understand.

CONS

AI can be a bit strange with certain responses, but overall still like it

Good, Bad and Ugly!

While we made good money utilizing CINC, I will continue to look for another platform that gives me a return on our investment and shares sold data to help both buyers and sellers. In order to stream line my business and vendors CINC needs to look at sellers as well as buyers!

PROS

CINC is a great too, with great support... Very robust and has a lot to offer. The training and videos help a lot too.

CONS

Seller data... supposedly CINC was designed by a real estate agent. If it was, then that person would have paid more attention to the sold data. He or she who holds the most listings controls the market. When we purchased CINC, we were told they display sold data as active data. Not the case. Our MLS provides sold data and an IDX FEED can be mapped out as easily as the active data, yet, CINC refuses to do this. I have to purchase an IDX feed from another company and have another service to display the sold data. THE CONSUMER, WANTS TO SEE WHAT HAS SOLD IN THEIR BACKYARD, WHY NOT GIVE IT TO THEM? CINC is missing the boat on this big time...

Reason for choosing CINC

Our main reason was back then it would have been easier to add other cities across the country as we were expanding. However, since we started, we have abandoned any expansion ideas for now.

Working with CINC

I really like and enjoy the potential of the platform but see where it can be improved.We spend thousands of dollars and commit a lot of time nurturing but haven't seen the value and reward fo the investment yet.

PROS

The amount of analytics and details about each lead is so helpful. We love "Alex" the AI bot that contacts clients upon registration. I really like the ability to add team members and distribute the leads to each agent where they can have their own account and manage their leads. The ability to text and email from the platform and add attachments and property listings is an important feature.

CONS

The quality of the leads is not always great. The "good" and qualified leads are few and far between.

I used to use IXACT but it didn't have the same extent of features so felt CINC was superior.I currently use Wise Agent as my CRM

Reasons for switching to CINC

Because I had used CINC previously with no real success so went to a more custom option with a lot of promises but they didn't live up to their word and offer.

Why cinc has dropped

Started off very good and dropped off dramatically the larger they got……..NO follow up or even contact until renewal time……then they seemed concerned about why things were not working.

PROS

Number of leads for the money…..lots of contacts

CONS

Quality of the leads for the money ………70% bad phone numbers and/or contact info

The lead generation and functionality of the CRM are fantastic.

The price of the platform is steep and there are a few little tweaks that could provide a little better experience like having the time zone of the lead prominently displayed.

My experience

CINC was responsive to my concerns and quick to correct any problems I had.

PROS

The platform is very user friendly, allows for easy lead filtering, prioritizing and marketing. The system is very useful in staying on top of priority clients. The only downsize for me was that leads in my market are more expensive than other markets so I did not get as many leads for the money committed to marketing than other, less expensive markets. If you work the leads, the results will come. My account mgr Debbie Cloud was fabulous to work with. Highly recommend her.

CONS

Cost of leads in my market did not afford me enough leads to convert due to per lead cost relative to the money set aside for marketing

Cinc not good for my business

Expensive system, will get leads, just not quality. Experience will be different depends on support

PROS

The ease of not having to constantly man the emails or sending homes directly. It is a nice system, and it gives you peace of mind knowing that if you go out of town or aren't able to send emails, or text, it will do it for you. Also, a nice feature is the holiday emails where you can send out to all of your contacts. It is a nice feature that you can see when you last contacted them no matter what form of contact it was. The software is fairly simple to use and there are instructional videos to go back to that will walk you through each step, so you won't have to constantly call for help. Just make sure that you get a good support staff assigned to you, or your experience won't be great. I wish I would have realized this sooner. The system will work if you work it as you are told and expected. You have to make calls and this system will record the times you have reached out.

CONS

The fact that it will send emails letting clients know they aren't from you, when you just sent a personal email or called them.. Wish they recognized it, so if you have them on a drip, it wouldn't send out emails acting as if you haven't spoke, when you actually did/

Cinc review

I’m getting a few closings but not enough to justify the price for the year of service. But I do like the convenience of having the app and mls linked to it.

PROS

I like that I can do everything on my phone so I can be anywhere

CONS

I get too many, wrong numbers, just looking, accidentally pressed the button, and non replying leads for how many leads I receive. I get a lot of inquiries and showing requests and not one has contacted me back. I’m upset at the time wasted on crap leads. I’m not making my money back and wasting a lot of time trying to communicate with these leads that aren’t even interested.

Overall Satisfied

Overall we are very satisfied with CINC. We receive a lot of great leads from the platform and once you get used to the platform it becomes very easy to use. As a team we love that when we reach out to our sucess partners they always have a solution and our request our submitted to the tech team when there is not a solution.

PROS

CINC has been a great platform to harvest internet leads as well as track all our database information. The best feature is the integration with other platforms like Gmail and Dotloop because it allows us to run our business from one platform rather than jumping to different pages. The lead platform is very well organized and we love that all our communications with clients are saved for us since we used to have to file them ourselves.

CONS

There are multiple features our team had with another CRM system that we do not have with CINC, such a place for a spouses birthday and a way to automate reminders to send leads birthday cards or call. ( We use birthdays as a touch within our 36 touch program as outlined in the red book). We also think CINC would be fantastic if it had a better listing platform where we could organize every step of a transaction even before its live on NWMLS.

I like the automated campaigns. Doing manual follow up is ridiculously time consuming. Cinc makes doing a touch campaign simple.

CONS

I think there should be unlimited video texting. They’re losing a ton of $$$ to bombbomb.

Don’t waste your money!

Everything! The system wasn’t easy to use for anyone I’d add in. The lead quality was terrible and we weren’t able to convert any leads! The AI is poor in response. I can’t believe I spent this much money for nothing!!

Best CRM for real estate hands down.

What I like most about this software is the team behind it, who are constantly improving it, and listening to their clients about how to better serve them and make the experience better for their customers.

CONS

Difficulty creating sales funnels for segmented populations in the database. Would like to have registrations with Social Media logins to provide better data.... I wish one of their training centers was in my backyard.

CINC has been responsible for a large part of my business' growth.

LEADS - the most important thing in real estate.

PROS

It's user friendly and most things that you'd want a software program to do - it's already built in. If you don't see it, just ask, because it's probably there but you just aren't finding it.

CONS

There really is nothing that we don't like about the software. Getting our agents to ensure they're using it 100% is always tough, but not the software's fault.

Awesome real estate CRM and lead gen platform

We were able to discontinue several other tools and platforms by having the needs met by constant improvements by CINC. The support and programming teams are so nimble that often times they can accommodate system changes within days or weeks at our request. Our success coach is always available to help and answer questions.

PROS

The quality of the leads, functionality and ease of use.

CONS

There are occasional glitches but that is to be ex0ected woth any technology.

Very pleased

The ability to reach my career goals

PROS

The ability to track what leads are looking at, their search behavior. I also love the text and email drop feature and templates. They've proven to be very effective.

CONS

I am so dissapointed that CINC does not have the ability for me to have instant emails sent to leads when new properties come on the market that fit their needs and search parameters. I understand it would slow down the system overall, as they have told me this. I find it sad that they can't figure out a way to make this work, as competitors have this ability. It would directly improve my business and in turn, raise my available marketing budget that I can afford to re-invest in CINC.
