Highly recommend Smoobu - even if you are a small operator
Smoobu Customer Service is Fantastic! I always get a quick response, and they never make me feel 'dumb' - because sometimes I ask some off-the-wall questions! I highly recommend Smoobu to all vacation rental owners. We only have 2 units, and we couldn't do it without them!
PROSWhat we like most about the software: ease of use, communication templates/scheduling of messages, ability to update rates and they immediately update across all connected OTAs, ability to set % increases on OTAs over our direct book rates, Digital Guest Guidebook (& how easy it is to customize regarding what guests see before, during & after their stays), & the ability to nest units. There's more to like out the software, but these are the top items on our list.
CONSAlways looking for more features, but what they already have far exceeds previous channel managers I've used.

Beds24 lacked superior Customer Service, and they charged by OTA, versus by unit.

Good for small company
Overall a good experience. We used Smoobu, untill we started hiring Customer Service staff and they needed a centralized communication terminal that when we switched. For most entrepreneurs who runs Airbnbs it works great, in many wasy more simple than other solutions on the market. I wish they did make the SMS automation work, I wish full API integration with VRBO worked as well. But you cant get everything.
PROSPrice is the best. It does basic things like it will keep all your listings in sync. Forget about centralized messaging, because certain things just won't sync like VRBO. But for small operators 1-5 peroperties it works great, and price you can't beat

Not what it used to be
This was a great PMS two years ago, not anymore.
PROSWhen we first started testing different vacation rental software, Smoobu stood out as a great option, seamless and quick. But it has only been downhill from there. Their development team has made the interface clunky, their servers are down often, my team now hates Smoobu.
CONSExtremely slow interface in 2021. If you manage more than 10 listings, please do not use this software. We had previously used Hostaway and Lodgify. We have had more double bookings with Smoobu by far than with any other PMS.

Tokeet to Smoobu
Overall, our experience has been great. We have lost a couple of features, however what we have gained far outweighs this. Customer support also very kindly offered to import existing direct bookings which was very helpful.
PROSThe features that drew us to Smoobu were the automated messaging, Igloohome integration, the guest guide/portal and the additional option selling.
CONSI would say the only negative point we have so far is the handling/recording of invoices. Payments need to be recorded manually, whereas Tokeet would handle this automatically and made it very easy to schedule invoices, and track sent, outstanding and paid invoices.

Price was the main motivation, as I feel Smoobu provides the best level of functionality in the price bracket.

To improve integration with third party services, improve our automation functionality and provide a better customer experience for our guests.

Great channel manager!
with previous channel manager, I have used in the past, there were missing one most important think for me, mobile compatibility, which smoobu has and its working perfectly

Smoobu is exactly the Channel Manager that we need
The first month with the binding to the OTA was easy and we did not have any trouble to quit the previous Channel Manager and to connect with Smoobu. Now we use it daily with entire satisfaction.
PROSIt is easy to learn and to configure, you can phone to the customer service and they answer...
CONSThe French translation is not perfect but I can use it

The software as a lot of interesting solutions to use (message, invoice…) The connection to the OTA is very easy. The mobile application works perfectly. They have a good price.

27+ rental properties in Smoobu
There are many cons and pros to this chanel manager, but we are still planing to use it as moving from it with a lot of properties would not be worth our time. The chanel manager offers us stability majority of time and a website integration.
PROSSmoobu app is a good starting point for anyone who want to give a chanel mannager a try.We currently have 27 properties and all of them are managed through smoobu. Website is built through smoobu (you can check it - www.poloapartments.lt)As a user for more than 3 years, I can recommend this program as it is easy to use, responsive and gives us a lot of functions.The price is very good compared to all other chanel managers.
CONSHowever, there are flaws. For example, our website is built on 3 different languages, while smoobu check-out is only in one language. I have personally been requesting this change for more than 1 year. No progress. (To add, they do boast that they adapt their program to their clients needs).Some times there are maintanances that make the smoobu completely offline. If it happens in a busy period, you might get double bookings.The invoices just as the check-out page is only in English with no other language choices.When uploading a property to smoobu, there are only a few ammenities to select. There is no free parking selection window. It is very important to have.To add, smoobu engine does no allow to select the amount of children or pets. It only allows selecting adults.There a

The best part of smoobu, by far: its customer service
We manage all bookings of our three holiday rentals in Smoobu, as well as communication with our guests. We also use Smoobu as a channel manager, to coordinate our bookings with the ones we receive from Airbnb.
PROSWhile the features of smoobu are all we need, their customer service is just out of this world. Since smoobu is really stable (well-coded I guess), we don't need their help all too often. However, when we do, we get a.) competent and b.) quick replies, every single time.
CONSNot much, maybe just the fact that they recently increased their prices and for us it made quite a difference. We've been using Smoobu since 2018 and we were used to their legacy prices

Extremely helpful and intuitive
Amazing.
PROSI started using Smoobu back when it was really small and sort of beta version and liked it from the getgo. In the meantime they have improved and expanded so much and i am truly happy for them because what they offer is a high quality product. The platform is easy to use,intuitive and responsive,easily accessible on all devices. The customer service is fast and helpful. Already converted many of my colleagues into clients and would highly recommend it to anyone looking for a tool that helps organise your hospitality small business.

Good software. It is possible to make it excellent software
Overall convenient and friendly software. In my opinion with some other functions like the ones I mentioned it can turn from good software into excellent software. It is important for me to add that there are similar software to this one at lower prices and at more expensive prices. In my country the average monthly software cost ranges around 50 euros. If you were able to connect a credit company that works with Israel and flexibility along with invoice automation, I have no doubt that I would recommend many to switch to this software.
PROSThe interface is convenient from any computer and mobile phone
CONS1.There is no clear place to see a customer payment status. 2. In my country the software cannot connect to a credit card so I need to use more software. 3. If I want to issue a concentrated invoice at the end of a month to a supplier that sends customers to me it is problematic. That is, it is not possible to open a clean invoice and associate it with customers that I had this month.

Great Tool, Great People Behind, Simple and efficient
More than 3 years ago, when I was looking for a simple but well thought through Chanel Manager, I came across Smoobu. Implementation was quite easy even for me as an inexperienced user of Chanel manager. In the last 3 years Smoobu has developed enormously and still offers me everything I need to successfully market my almost 20 accommodations. The support is always fast and efficient and suggestions are taken seriously! I'm sure I'll be happy working with Smoobu for many yearsand look forward to the next development steps.
CONSI do not habe any complains about smoobu. For me nothing is missing

Don't use if you use Expedia/VRBO
Simple when it works, but unfortunately that doesn't last long
CONSRegularly disconnects channel management price sync with Expedia/VRBO. Support on the latest disconnect May 2023 has gone weeks with no solution or update. I'm researching alternative platforms and warning others.

Awesome Software for Vacation Rental Management
We've owned our condo for just over a year. I found Smoobu when I was initially looking for a software tool to help me get up and running renting through Airbnb and VRBO. From the first day through today, they have been super supportive and helpful. The product integrates nicely with those travel sites (and others) to keep things organized (i.e. no double bookings), helps tremendously with communications and provides a great customer experience with all our guests. I would highly recommend Smoobu!
PROSOnce it's set up, it is absolutely indispensable and critical to organize and coordinate a vacation rental.
CONSNothing really... All questions are answered quickly and they continue to add additional features.

Smoobu is perfect one !!
User Friendly Not expensive Very Quick responses of the knowledgeable customer services, they are doing improvement regularly, which is very good !
PROSIf you are searching for the perfect platform to organize the whole rental management, Smoobu is the best so far, why? because very user friendly, all the tools just as easy as the Airbnb platform! We use for almost a year and we don't have any issue even we have various types of accommodations, from the middle budget to the luxury ones .. being grateful to found Smoobu in 2019, when I was really desperate with those options available.

Excellent resource for syncing calendars and interfacing with website
My overall experience with Smoobu was excellent.
PROSThe feature that was most impactful is the ability to sync calendars from Airnbn, VRBO onto one calendar that was used to interface on my personal website for my short term rental property. Very good value for the functionality and service provided. Excellent customer service. All questions were answered in timely, clear and helpful manner.
CONSThere were a couple of times when I needed to contact Smoobu as canceled reservations on Airbnb do not automatically clear on the Smoobu system. Once I realized it was necessary to double check my main calendar after a guest canceled, it wasn't a problem.

fresh and modern design, easy to use
I don't own a hotel. But can look just as professional as a hotel manager with a single vacation rental.
PROSAs a single user, I need a simple application that will manage all of my channels. With smoobu, I can do this on the PC, on the tablet and even on the go with my smartphone. Fast communication with the guests on all my channels, creating and sending invoices that was a horror without smoobu. The new design is very good. Everyone I show this to is delighted.
CONSThere is nothing wrong with the software. I want to make my own decisions at certain points and that works well. There could be more experiences in the guest app, but that's not a software problem.

Quick to set up & easy to use channel manager
We have found Smoobu to be a great platform for managing bookings across multiple platforms for our serviced accommodation. Currently we have just the one unit but we are adding more and Smoobu will become an increasingly important part of our operation. Support and customer service has been good.

CONSThe website provided with the package is a basic and restricted in terms of page templates and design but it does provide the essential functionality you would need to get up and running. Longer term you will probably need to integrate the Smoobu functionality with a custom built website.

A must for any property manager
Couldn’t imagine managing my reservation without a central tool like Smoobu.
PROS-Website -Booking engine -Ease of use / configure -Price -support team interaction
CONS-Not all portals have API integration but this is a limitation from the portal side and not Smoobu as I understand they are working to get it.

CONSDifficult to synchronize all the option with airbnb and booking. There are some special options from Airbnb or booking that you cant set.

The reason we didn't use Smoobu
The customer service was by far the best thing out of any PMS apps we used -Super easy to use -Has every feature other apps have and more. -Even a guest book Listen there is only one reason we didn't continue to use it and it was because it doesn't have A.I. Messaging or task managing for cleaners.
CONSThey need to add auto messaging. That's the only reason we left. When you have a great auto msging service we will come back, but every app needs that feature especially if you have many properties and its the busy season of 100 inquiries/questions.

We also have basic task management functionality plus integrations with properly, turnoverbnb, vrscheduler, doinn and others. Issue with customer support and some funstionality
A lot of different functions, easy setup
CONSIssue with a customer service. I have a ticket opened 7 months ago and still get follow-up promises to be solved in the shortest period of time. Addiotional issue - calendar does not work on a built-in website.
