There is a missing link with VRBO. Chatting with guests before booking still has to be done in the VRBO app.

Lodgify partner since 2016 and growing with it

I have grown our company Mondosol scaling from 10 to 100 properties allowing more direct bookings and control overall

PROS

I like the website builder, channel manager, reservation system. I also like that I can receive payments on the percentage I decide and I can communicate with the guest with automatic messages.

CONS

Improving customer service is a must and they are working on with new agents. Making it easier to work with sub users as a property manager or simply giving access to staff or others. I would live a better integration with other channel manager

Property Management Software (a first)

My experience has been in the middle a 3 or a 4. I don't feel completely lost, but I don't feel completely confident yet. I think it is a building experience and you have to trust the process. It was really frustrating at first, but the onboarding helped a lot.

PROS

I like that everything is now on one calendar. It was good to have an onboarding specialist because the VRBO and Stripe issues to get it set up. Airbnb was great because all I had to do was put my listings in Lodgify. It was overwhelming at first, but now I have a better handle on it.

CONS

I am finding that I am getting started on building the website. I don't know exactly what to do with it, but trying to figure it out. I may have to reach out to someone to help me put it together and get it up and going. It would be nice if there was onboarding for that part, but I just need to sit down and do it.

Lodgify was sending me emails to join. I didn't know about PMS and as my business grew I was looking for a solution. I had a Lodgify salesman call me a few times over the last year and decided to just do it. I didn't research other products for PMS, I just took a chance.

Onboarding easy but once live we realised it did not do what it needed to do for our business so basically we have paid for a year for something we can't use.

Disappointing Experience for Australian Businesses We initially chose Lodgify for our Australian business, believing it to be the best option available. The onboarding process was smooth, and we were optimistic about going live. However, during the final session, a critical issue arose - Lodgify was unable to generate invoices with our ABN, a requirement for Australian businesses like ours. This revelation in the final onboarding meeting was a deal-breaker. Lodgify's inability to meet our invoicing needs rendered the platform unsuitable for our operations. Despite the fact that it took longer than 14 days to set up the account, Lodgify adamantly refused to provide any refund for the upfront payment we made for a full year of service. For Australian businesses looking for a comprehensive solution, Lodgify's insistence on using a third-party app for invoicing undermines the concept of a one-stop shop. Our experience with Lodgify has been a costly mistake, with over $2000 wasted. We caution other Australian businesses to steer clear of this software to avoid similar frustrations. In conclusion, Lodgify's failure to address basic invoicing requirements for Australian businesses makes it an impractical choice for those seeking a seamless and integrated solution

Looks like I made the right choice choosing this channel manager

Very positve experience so far thanks to the extensive onboarding sessions. This really made the difference in getting me quickly setup and running.

PROS

Really nice platform that can synchronize all the data from the top vacation rental sites. The onboarding is quite involved but luckily they provide you with an expert that sets all the backend rules and default settings for you while showing you around. I spent a very productive 2 hours online with this agent and came out feeling very confident. I had spent some time playing around with a demo account before deciding to jump in, and that did not give me an overview of all the depth and flexibility that Lodgify offers. I'm really glad that I went with them.

CONS

The single calendar view can use some optimizations (the multi calendar view is perfect). But they already told me they were looking into this and that there will be an update soon. In general it seems like they are constantly developing the platform further and so there are constant improvements.

Reason for choosing Lodgify

I chose Lodgify because I could easily map different rate structures from Booking.com to Lodgify. Also because the own rental website support was extensive and there was no need to pay additional fees to accept reservations through it.

Lodgify has all my vacation rental platforms at my fingertips!

Lodgify's onboarding calls were huge. They enabled me to be more comfortable and less overwhelmed in setting up and managing Lodgify. The calls took away the hesitation and made me feel less overwhelmed about have a platform that managed all of my channels. Our onboarding specialist [sensitive content hidden] made the transition smoothness and was extremely knowledgable in any questions that I needed questions to.

PROS

Lodgify is a good platform to be able to be on multiple vacation rental platforms and have all of my calendars sync in real time. I like the ability to be able to run specials on certain, days, weeks or months and have it populate across multiple platforms as well.

CONS

There were no cons that I can recall. Our onboarding specialist was extremely knowledgable.

Terrible company

Initially (years ago) was good customer service/account managers. Now its possibly the worst company ive had to deal with. Completely arrogant, not interested and focused on profits not the product/experience. Ask for help and expect to be told that they will be increasing the price.. contact senior management and expect your emails to be read and ignored. Dont get sucked in... plenty of better alternatives! We switched our properties to Tokeet and it is allot cheaper, has more features and amazing customer support. I doubt Lodgify will survive long with their attitude towards their clients.

Reservation system is okay but does not help if they provide a terrible website that does not convert

CONS

Customer service is horrible! Greedy company only care about increasing their profits (years ago this was not the case) they seem to think and act like they are a large corporation now and dont need to help you.

Reasons for switching to Lodgify

Tokeet is a far superior product and offers a far superior support and allot cheaper! Its a no brainer to leave Lodgify and goto Tokeet.

A great system!

Great customer service and onboarding calls with specialists! I haven't worked long on Lodgify but I know it will be worth my time and money to get all our listing set up under 1 platform.

CONS

The price and the way Vrbo is NOT friendly with lodgify. But that's not lodgify's problem!

Poor customer service, poor website builder, broken implementation process, would not recommend!

Overall, after all that has happened with the implementation process deleting bookings and blocks in my calendar, the lack of care in customer service, and my listing only live for five days before I requested to cancel (then denied the refund), I cannot be more dissatisfied. Once I started having issues with the implementation process and emailed support, it almost sounded like they were annoyed with me even asking. After requesting to cancel, it was like I was the bad guy and they fought for their annual subscription from me. Their policy was 7 days full-refund, but since the implementation process took a week and a half, they kept my subscription. It took another 11 days after requesting to cancel before Lodgify was disconnected and I was able to access my calendar on VRBO. Also note, VRBO disconnected the connection since Lodgify was unresponsive. As for the website builder (their claim to fame), it is severely rudimentary. For a business that could net $200K-$300K over a handful of properties from all online sales, this website would turn me off as a guest and I would be skeptical. The builder is very broken, slow, and does not work fluently like you would expect. Again, customer service has been the worst I have experienced with any company.

PROS

The website builder was the main reason why we wanted to go forward with this software. Although we never got the chance to integrate it in to our own website, the thought of being able to replicate VRBO or Airbnb on our own website without paying the royalties would have been a huge benefit. The API connection process with PriceLabs was very simple. Took about five minutes.

CONS

Integration process: This was the most difficult software integration I have ever experienced. Between the 5-8 day leeway in customer service response and the hoops you have to jump, be prepared to go for a very frustrating ride. I subscribed to Lodgify, then it took nearly two weeks to go live with VRBO because of their process. Once my listing finally went live, my booked calendar was partially deleted without notice, allowing guests to create bookings during times that were not available. I had 4 bookings created during times that were unavailable, all within 30 minutes. Customer service was unresponsive, it took 5 days for them to respond after calling (went straight to voicemail, yes they have voicemail) and by email. Set up: The process to set up the system was very awkward. You not only had to build the listing in VRBO, you also had to directly replicate the listing in Lodgify. I then later found out that Lodgify, due to how the systems communicate with each other, Lodgify supersedes any communication from VRBO. Therefore, most of my information on my listing was deleted. ***Very important point to note: Lodgify DOES NOT read the calendar off of VRBO. If a guest is interested in your property, they inquire on a date, VRBO then checks Lodgify to see if the dates are available, and then responds back that the dates are unavailable, then confusing the guest. I have had dozens of guests message me about dates that were unavailable and were confused and frustrated.

The website builder, but it looks like Smartbnb will be unveiling a direct booking engine here in June 2021. I truly wish I chose Smartbnb to begin with.

What are you waiting for?

Lodgify has been a great partner since we went solo without using our property developer's rental company to let our rental. It has given us more control over our business, with more satisfaction, better financial reward. The customer service at Lodgify is fantastic, whether you call them or email -- they are always there to help and the team are just fantastic.

PROS

If you are a holiday property owner, whether hotel or villa rental, Lodgify provides you with the tools to create and maintain a web presence that allows you to access new customers, give them the information they want with professional looking pages, and price your property by week or day, create check-in/check-out periods seamlessly and allow for a customer to book online and pay by credit card or BACS without any hassle. Your business looks more professional and your management will be made easier by the backend tools that help you manage your bookings, taking damage deposits automatically, reminding guests to pay their balance, synch calendars with your third party booking sites (like AirBnB, VRBO, etc.). It is just a well thought out product and I would highly recommend it.

CONS

There isn't anything I don't like. It works well for me and my business.

Reason for choosing Lodgify

I liked the template format for setting up my website and the integrations with payment processing, backend email/customer management and the compatibility with iCAL synching made the decision for me.

Reasons for switching to Lodgify

Initially it was because the calendar synch (iCAL) of one of the booking websites that I used was no longer compatible with Wix and so I researched alternatives. That was how I found Lodgify.

Outstanding Value

Overall, I am incredibly happy. The sales team answered all of my questions and the tech team has been very responsive to all of my requests (equally pre and post subscription). I can't emphasize how happy I am to be able to talk directly to knowledgeable tech staff--this is so rare these days. The software satisfies of my existing needs and has more functionality when I'm ready to grow.

PROS

- very intuitive to create listings and set the various attributes- out of the box integration with major channels.. most notably airbnb/vrbo- custom automated messages / scheduling (this is huge)- granular pricing model vs. banded (e.g. you pay for the exact number of properties rather than big jumps at say 5, 10, 25 properties)- no setup fee (or if there was one it was so small that I don't remember)

CONS

- One technical issues on the backend (admin interface) is localization tags not being rendered (e.g it prints site.business.name instead of the actual business name). However, this is usually fixed with a refresh. I was initially concerned that it may impact potential guests but the tech team reassured me the tags were rendered on the server for bookings so that could never happen.- One nice addition to the custom messages (and perhaps it already exists) would be a way to confirm when it had been sent (either via an optional Cc: or a report in the interface)- Would be nice if it directly supported the RemoteLock API

Simpler yet complete for my needs. Cost effective to start and designed to scale as I grow.

The visual interface of Lodgify is very easy to view and therefore navigate around, we are still early days in transitioning to this platform. The onboarding process with [sensitive content hidden] was very good, she was excellent.

CONS

Since fully onboarding I can see it does have several limitations, there is no invoicing system which is highly inconvenient, unable to edit the order of the listings making it confusing for us to manage our site and bookings, the sync process distorted all the images, it would be good to be able to catergorise images of the general property and facilities and individual rentals so we dont have to have repeition in the listings that show on the website .

Lots of hits and misses

Initially it was great as it offered much more features than my last provider, but over time I lost google rankings such that I no longer get direct booking via this site. I use the software to manage my bookings but only when I enter them myself, no one independently finds me. Knowing what I know now I would not have chosen Lodgify.

PROS

What I love is that with persistence you can develop a great looking website, has payment gateway and ability to take online bookings and can be integrated with websites such as Booking.com and AirBNB.

CONS

My website doesn’t rank well on google, even after special support from Lodgify I’m worse than I was on a much cheaper host. They no longer have phone support so you have to do everything via email and they take days to respond. They expect you to become a webmaster expert by reading lots of articles rather than just do it for you.

The features of online payments and availability calendar, and I thought that I’d get my own direct bookings and rank well on google.

From Lukewarm to Fan and Back to Luke Warm

The website looks good. The back end mobile experience has actually declined since we signed up, it was better before. Now it's buggy and you can't scroll down through messages etc. There are some things we've been very happy with, but overall lodgify gets 3 stars.

PROS

My experience with lodgify started off very rocky. I wasn't happy with the features, experienced many crashes of the site in the first year that were very frustrating, and there were a few features that were broken entirely. Initially, I had the impression that they didn't have any intention of improving their software. Now that I've been using lodgify for a year and a half there are many broken features that are now working. The coupon codes actually work on mobile now which is something we had contacted them about at least a dozen times. Customer service responds quickly though there are delays because they are in Spain. There can also be some communication issues. We are a long established company with a well recognized brand that has always taken bookings off of our website, for years before switching to lodgify. This is why the platforms functionality was even more important to us. We have over a dozen properties and do around half a million in revenue a year.

CONS

Lodgify isn't exactly honest when you are signing up. We were told that if we signed up for the yearly subscription of $1,100 that we would be locked into that price for life. Well, just two years later and they raised the price $472.00 and told us that they would not be honoring their promised of their lifetime locked in price. They said that their website had been much improved since we signed up and used that as the reason for their price hike. Honestly though, nothing has changed on their website aside from a few broken features actually being fixed. They also charge $1,200 a year to integrate to stripe, so just to use lodgify you are looking at use shy of 3 grand if you have less than 15 properties. That on top of the 2.9% processing fees you are already paying with stripe. Our biggest disappointment with Lodgify came about a month ago when they decided to publish a blog that they sent to all of their email subscribers. In their blog they used our business and claimed our success was due to building a website with lodgify---a tall claim considering we only use their reservation system and we were a nationally recognized brand long before we ever adopted their software. In the blog they linked to our website, used our copyrighted photos without permission, and encouraged others to copy our very unique business model. In conclusion: Not a lot of integrity with lodgify in our experience. We like the reservation system but there is still room for improvement.

Lodgify was easy to integrate in our daily business processes and basically runs our business.

PROS

After 4 years of research we finally found Lodgify. (If not we would probably hired a Indian hacker team to create it) It provides nearly everything we need to run our apartment house in the digital world. After some time in customizing it to our needs, it works fine for our apartment house. Since we have swiched from Seekda/Kognitiv we have increased our sale with more than 300% through using the booking engine of Lodgify. An answer to that could be the user friendly and responsive 3 step process. But we dont use the website function of Lodgify (see Cons) It works perfectly with booking.com and runs without any problem so far . (not any single issue since 1 year) Lodgify extended our demo for free to get to know each detail of its software by heart before going live with our 6 Apartments on 4 channels. (booking, airbnb, homeaway, website) If you know your business processes, prices, cancellation policy and you have your pictures and descriptions ready, you can set up Lodgify as your PMS and channel manager within a day. (after you know the software) The credit card payment process via Stripe or Paypal are expensive but are working without any issue.

CONS

There is only a limited number of global OTAs provided in the channelmanager of Lodgify. Of course booking.com (Priceline) as the biggest player is on board, but we are missing Expedia second player on the market. Support is good but sometimes doesnt get your point what you are requesting. (maybe language issues) We requested a new channel which is probably the most important one in Austria (Feratel) and customer support and Feratel support told us in July that there are testing and providing the channel until the end of summer. Now it is 2018 and new people at Lodgify support tell us, that they never worked on a channel manager with Feratel! Very confusing and hard to argue all the time. It would be great to have some kind of WYSIWYG Editor to customize the Email communication with customers, since this is very hard to understand if your are not into HTML/PHP and working with variables. Bookings via Airbnb need sometimes more than 5 hours prior that they are blocked in the calendar. If someone else would book in the same period of time, you really have a problem. (never happend to us, but if?) We dont use the website cause there are some big SEO issues with image-titles etc. where the customer support did not understand the problem. So we prefer to have our own website and use the Lodgify booking engine just for the booking process itself. After saying all that little issues, where we hope Lodgify will optimize within the next years, we are very happy.

It's just not working for us anymore.

Intensely frustrating.

PROS

It delivers the basics necessary to take reservations, communicate with guests and receive payments--when it's working property.

CONS

I hardly know where to begin, but what brought me to the point of writing this review is a week of frustrated emails from would-be guests complaining that they cannot complete a reservation through our website. In a handful of cases, they've contacted us through a booking request, and we have no way of replying or even extracting their contact info because the back end is broken in some seemingly fatal way, so as far as they know, we're dead. We've submitted no fewer than a dozen requests for help over the last week, and although the help staff are responsive, they're ineffective, and the solutions they recommend rarely actually resolve any of the problems we report. In the three years we've used them, there has been modest improvement in the UI and general performance, but at least once a year, we experience a meltdown like the one that brought me to write this review. We've finally decided to give up, and we wouldn't think of recommending them to others. I find it particularly galling that their ads are constantly showing up in my social feeds while the product itself is so seriously flawed.

My experience with Lodgify has been positive overall. I get a lot of Bussiness choices from the site

PROS

The software has choices such as having a calendar that tells consumers if the dates are available they are interested in. This allows them to make their plans and arrange their trip around the availability of our vacation spot. It had templates to use to initially set the site up. It also has prices for extras you may supply at an extra fee like our boat or kayak service. There is a photo gallery that allows you to get the true picture of a thousand words before your perspective clients. You can add discounts and local attractions to let future guests know they will have a full vacation experience including all the bells and whistles. You can also add in discounts that can be automatically figured into their quote. Unlike other sites, it allows you to give your phone number so coustomers can deal directly with you. You have the opportunity to have coustomers book directly or contact you at an email address. This is also something that other sites do not allow until payment and fees have been collected by their company.

CONS

The main problem I have is that I am located in Texas. The company is there to walk me through any issues I have but there is a time change difference. This is better now with representation texting messages on the bottom of the screen in real time.

Wrong Product, Poor Service and Guarantee

Customer service was helpful at the outset and made a lot of promises about functionality, so I purchased a two year contract. 10 months in my VRBO integration still wasn't set up and the booking function proved to be clunky and difficult for my customers. I was assured that I could take payment via check to avoid credit card fees of $4000/week rentals, but my customers got multiple reminders and ended up paying online in some cases costing me hundreds of dollars. When I requested cancellation after 10 months I was told the refund period was only 30 days and I am out $800. To add insult to injury, they did not shut down my account when requested and one of my guests was automatically charged via credit card, which I had to pay $88 to refund. Predatory and unresponsive company - avoid at all costs, especially for management of just a few properties.

Calendar management and centralized messaging

CONS

High Cost, poor customer service with implementation and really poor customer service when exiting the platform. Confusing calendar booking for guests, and I received NO direct bookings through the website for a property that is booked 200 nights a year.

Lodgify good price point but ongoing integration problems means regular payment & booking failures.

People are great, good price point, but poor software integration continues to prove costly, and with no motivation from the big players to fix four years on.

PROS

Interaction with staff and instant calendar overview we use daily.

CONS

Poor integration between VRBO/Bookabach and other related brands has meant lost business, incorrectly stated property details etc. all resulting in a loss of trust and business immediately after. 1 in 4 VRBO bookings since VRBO and Lodgify were integrated. Inbox has never passed on VRBO or Booking.com message since inception. Have tried working this through with Lodgify and agencies but for no result other than "provide (the other partie) with feedback."

Looks fantastic but Crashes frequently and backend needs improvement

I'd really love it, even without the mobile app if they fixed the default search to allow you to set a minimum and if the website did not crash so often.

PROS

User friendly. It looks great and, when it's working, the site is intuitive and easy for new site visitors to figure out. Searching the calendar is simple so guests can see overall availability. Having a full photo gallery is great- you are not limited with images.

CONS

You can not add custom pages beyond the template that is already there. We connect it to our already existing website so we can lead people to our page that sells gift certificates etc and to our faqs. The website crashes frequently. So far we have been using the website for 8 weeks and in that time we have experienced 4 major crashes (2 on weekends when there is no tech support) that have lasted all day and prevented anyone from being able to book or see our site listings. I'd estimate this has cost us lost revenue from bookings. No small number as our website does. We have reached out to lodgify each time and though nice, they never seem to know what the problem could be and when it works again they just say "well it's working now!"...until the next system fail. If you have a two night minimum there is no way to make the search default to two nights- it defaults to one night and if someone clicks search it just looks like you have absolutely no availability. for example if they put in July 6th as the check in date then July 7th is automatically entered as the checkout date (even if you have a two night minimum. There is no way to let the people know they have to enter in two dates on the mobile version (where most of our users come from) so many of our users just give up and think we are completely booked all the time. The only place to write that we require two nights is in the site descriptions and we have to go through a paragraph explaining that guests must search for two nights in order to see availability. This might not sound like a big deal but if it automatically defaulted to two nights then we'd see a 20% increase in bookings as people would not give up before reading the site descriptions. People might want to only pay for one night, but they would book for two if they realized there was a two night minimum. They also lied to us when we signed up in order to get our payment and assured us that there would be a mobile app within a week of when we signed up. We let the sales agent know this was very important to us and she guaranteed it. When I contacted someone a month later asking about the status of their mobile app the person I spoke to said he had no knowledge of any mobile app and there were no plans for one and tried to tell me I had misunderstood (nope- had it in writing over an email).

Horrible Customer Services. Impossible to get a resolution to issues.

I built a website for a client, and chose Lodgify to use for her booking. It was a very difficult site for me to explain to her, and it became extremely frustrating. Ultimately she moved the property to an agency. I has given the site over, no longer had any ties with the client, the rental, of Lodgify. It wasn't until I received a renewal notice in August that I realized they were billing me. I immediately emailed asking for an explanation. Apparently my credit card, used to initially establish the account, was still on the billing account. I have spent the last month emailing the service team, explaining I am not associated, asking to refund my money due to the fact that they renewed the account anyway. This was only met with dismissive emails from a person named Franco. It made no difference in our email strand that I explained repeatedly I was NOT associated and my my card should never have been charged. Again, to ever reply I sent, each have been met with terms of service explanations and blah blah blah "Have a nice day" blow offs.I had almost gotten to the point where I just needed to kiss my $179.55 charge goodbye, until I was charged AGAIN TODAY another "booking fee" of $94.05...NO ONE IS BOOKING. We are not using Lodgify, the property is no longer a rental, but they continue to reply to me with stilted canned responses and stating they are "just following the terms of service" for the renewal. This has been an absolute nightmare.

PROS

The videos are very persuasive. It made me think my client would be able to use it with ease.

CONS

Very difficult to use the widgets, and in general it was a hard site for my client to use. Billing, booking and upkeep difficult. Customer Service the absolute most infuriating I've ever experienced.
