The first time our regular 'our-price' $295 a night property got a 3 day PriceLabs-set $895 a night booking, we fell over in shock. Then we realised we knew nothing about our true market pricing (really, how could we?) and that this easy to use tool had the *real* market data that catapulted our turnover 3-4x, and our occupancy above 90% every month. Cuts back on hours and hours of manually comparing prices and making sure we are positioned adoringly regarding the competitors. However to start using the SW it would be great to have a PriceLabs person hear you and help you set your initial stagy and explain the how the SW "reads" your inputs to generate it's outputs. It is very flexible to customize to our harts content / location specifics. Information about expected occupancy in the town and "real" information about already booked occupation for each day forward. Rely easy to visually see in % how well we are doing in the future. This time frame is also customizable, so we chose, 7 day, 30 days and 90 day, to easily see if we are OVER selling (too cheap) our UNDER selling (to expensive). Integration with our PMS was very simple also. #### Cons - Sold night, do not display the "correct" value that the unit was sold at. - Color scheme of information displayed (bule "cold" used for higher occupancy) - Base percentage history are not real values, of our apartment this year versus last nor versus the town. It's an estimate of what we have versus the changes we make. But none of this portrays reality. #### Reasons for choosing PriceLabs Beyond pricing - they use a percentage base payment and we hate this way of work, because our margin fades completely. I can stay on top of what everyone else in my market is doing. I am able to set a plan for dynamic pricing that changes day to day depending on when people book and what the market is doing. I can capture more revenue from people booking far out as well as grab last minute bookings because I have set it up to drop my prices the closer the booking date is to the arrival date. #### Cons It can be a little time consuming when you first start.
