BookingSync is a cloud-based vacation rental management solution that helps hotel and apartment managers to handle multiple rentals. Key features include booking, payment, guest and channel management.

BookingSync allows property owners to design websites using pre-defined templates that can be customized. It also lets property managers grant role-based permissions to access property information.

BookingSync’s payment management feature helps rental managers manage due payments, down payments and rental security. Users can make payments via credit cards and after each payment guests receive confirmation messages for their bookings.

BookingSync is priced on a per month subscription basis. Support is offered through a knowledge base.

Besides the technical benefits - my most favorite thing is the outstanding customer support. In terms of property management software, BookingSync is WAY ahead of the competition when it comes to customer support.

Cons

Can't think of anything right now - my only small complaint is that sometimes the admin area is slow to load.

The synchronisation of availability and pricing of your properties/listings between platforms such as Airbnb and Booking.com

Pros

Once everything is configured, it works fine. However, to get you listings (properties) synchronised with Airbnb, Booking.com and others, it takes quite a bit of effort.

Cons

Their support is very slow to respond and it takes sometimes days! to resolve issues. The system is complex and it takes a lot of time to communicate with the support team (if they respond) to resolve issues. No mobile or responsive app as well. Overpriced.

Regarding the negative aspect that you raise the most, namely our support and documentation, this is something we've identified through our customer satisfaction surveys and that's why we've come this early July to change our organization and tool, to enhance this aspect of our user experience. We offer now a brand new user manual and support tool.

Regarding the sync setup with channels, maybe you started to use BookingSync some years ago, since 1 year, each BookingSync account is fully configured by our onboarding experts team. As official partner of Airbnb, Booking, HomeAway, TripAdvisor, Misterb&b and Canadastays, we work hard to improve the onboard process with them.

These official partnerships also allow us to provide strong and deep sync of content with them.

Maybe we will have the opportunity one day to allow you to have a brand new opinion of our software.

It's a lifesaver! I don't need anymore to be connected all the time to the OTA to report the bookings, my emails are sent automatically and my website can take direct bookings. Moreover, I could define complex rate rules and all the rules are synced to the OTAs.

Pros

Easy to use. Sync with Airbnb and Booking.com. The website feature is also a great addition as it allows me to retain customers and make more direct bookings.

Cons

The notification app is great but needs a few technical skills to customize the email content. The standard notifications cover my need though so I didn't have to make much change.

Cons

There is no mobile application and you have to pay to get (ninja rental) it, the calendar doesnt appear well on other devices and of course a lower price would be better :)

Bookingsync is trying to grow becoming a full feature PMS and become a Channel Manager too. Every potential customer probably is looking for a good, not expensive one step solution. Vacation Rental business is booming so probably their business is booming too. From all these facts probably starts the problem. I started to be an Host on Airbnb 6 years ago and at that time I was romantic … My customer should appreciate my rentals because so ….. nice and different !!!! Also if not really ,,,, Now we have procedures giving a service level as 5 stars hotels and we invest a lot of money every year to improve… I hope Bookingsync will grow enough to improve their procedures. Actually they are not big enough for what they want to be and don’t have a good customer service.
Is difficult to have a good customer service if you don’t have well trained/skilled people or the good one is busy …. but remember!!!! if after one month your ticket is not solved don’t try to make pressure. Go to be against your interest because they are touchy.

I usually suppose that if I’m paying i'm the customer and someone is the service (is usually named customer service) and a customer have some rights too …. but is not a general rule…..

Cons

Working with Bookingsync I discovered that if something is going wrong you easily loose more money than what you pay for them!!! I had wrong prices for bookings - has been so difficult to complete a cancellation procedure to have the calendar free again - I had rentals disappeared on Airbnb (offline) without a warning from anyone (I discovered by myself) because a “general error from Airbnb” (Airbnb has been for so long my main income so to be offline in April in Airbnb means to have a true problem). And anyone will ever recognize his mistake!!!! Or hurry up if something is really urgent !!!!

Also for small things takes time. At the beginning I was not able to see the lateral menu in the browser (both Chrome and Safari) in portrait view on my iPad. Has taken more than one month to arrange !!

I liked so much HomeAway because they are professionals: after the connection someone has TESTED everything with me: calendar - prices - payments - procedures. In Bookingsync they suppose to be perfect and anyone will ever test anything before to go on production !!! I had the feeling to be alone. And testing myself I found so many bugs !!! Connecting Booking.com I had the "extra guest fee” set wrong for 2 months. So I sold a rental for half the right price many times. I discovered the problem by myself !!!
The notification system of Bookingsync is a good idea but you don’t really control what’s happening. You don’t know if the customer receive the message in his mail or inside the communication system of the channel and how he visualize the message. So if you have an hyperlink in html version the message can be viewed as plain text !!! and the hyperlink not working.

I’m living everyday running behind my customer trying to get always 5 stars reviews to be a SuperHost on Airbnb. Do you want to know the end of my story??!! I made a bad review on Capterra where at the beginning I found Bookingsync and after 2 days they asked me to close my account in 4 days.

Advice to Others

In Vacation Rental business you need a PMS. Using Capterra I selected Bookingsync because the feeling was good. Nice reviews, good looking !!! In not true. Stay away.

About your exchanges with our customer support, I see many replies, actions and help coming from our team on your different requests.

About our Notifications App, delivery status are available in the App and regarding the delivery method it depends on each channel.

As a conclusion, I must say that I'm not fully agree with your vision of BookingSync, our strategy and the way of progress. you describe.

But we learned a lot having you as a customer, since your experience we worked a lot on our customer support and we now share with more transparency our strategy and roadmap.

We are another one of the ex-Kigo companies that got abruptly put out of work due to platform failure last year.

In hindsight it was a blessing. In our search to find another platform I came here to Capterra and looked through all the reviews, studied each one, did a trial version of several and eventually settled on Bookingsync. We've never looked back.

The first thing about Bookingsync that struck me was the ease of use and intuitive nature of the dashboard. Setting up a booking platform from scratch is a daunting prospect but I found myself very easily navigating around and getting setup with the minimum of fuss.

When I did need help, there a chat box right inside the dashboard with staff ready to answer questions immediately. The customer care is awesome! We have 175+ properties across several cities and we like to push the boundaries of what's possible with technology so I had a lot of questions. Even though I'm a whole time zone away (I'm in South America, they are based out of Europe) I get excellent, timely responses to all my questions.

When things get technically challenging, like our recent site migration, the CEO of the company personally handled my case and sat through the process with me over Skype. Support doesn't get much better than that!

One of the things I like the most about the product is the way that is gives your the basic tools for running any sized business, then gives you the option to add applications as you need them.

You can choose to add a website, channel management, revenue management, an owner portal and many other options, but only if your business needs to use them, otherwise it stays as a lean, simple to use product for a single home or a large property management company like ourselves.

I especially like the Zapier integration that allows us to push booking data into Salesforce and seamlessly work with third parties.

I really can't recommend them highly enough, and the best thing is they are still a young company that are developing more tools and integrations all the time.

It's also cheaper than what we were paying for Kigo, for a much better product in my opinion.

What I like most about BookingSync is the ability to customize it (most of it) for our needs; including synchronization to other distribution channels and websites, pulling data into our backend database with their free API and using Apps such as Notifications to automate communications with our guests and owners. Plus having complete control to customize our website as we see fit is a huge benefit. There are a few features that are missing, such as a advanced property management, a more in-depth guest management and housekeeping, but their list of Apps is growing and hopefully in the future they will offer something. In the mean time, we are able to get around this with their data synchronization to our in house applications.

The fee for the service is a fair monthly fee based on number of properties in your account, which I feel is a much better method vs taking a large commission from our bookings like some competitors do. Their support - even while being through a messaging app without the ability to call in, is also top notch.

I feel their documentation for some features, such as the Notifications app for example needs improvement, but they are quickly adding features and I know they will update their documentation in the future.

Overall, they have been a great team to work with and have helped us out when needed. I highly recommend bookingSync for any vacation rental company or individual home owner of multiple units. The common features are easy to use and quick to setup.

Pros

Ability to customize it for our needs. The biggest winner is the ability to customize our own website as we see fit.

Cons

Needs more documentation and a larger app section, which I know will come in time. The home owners section needs expansion, Notifications is a little confusing and needs documentation and we need more in-depth guest management (for instance fields for spouse, children, anniversaries, - more so than the one notes field).

Advice to Others

I think I've said it! Keep up the great work and keep adding new features!

Whilst looking to update our website in early 2016, we stumbled upon BookingSync. At that point, naively, we were only looking for a flexible website format. However BookingSync were able to offer the complete website, booking, invoicing, customer database and channel managers all in one package. After a successful trial, we adopted BookingSync immediately, and have never looked back. The team at BookingSync customised our website at no additional charge.

Since adopting BookingSyc, more than 30% of our bookings now come directly through our website. Something we were hoping for, but never really expecting, when up against the big Corporate giants.

The Customer Service is faultless & impeccable, and they are superbly supported by the technical team. We now have 3 Channel Manager Agreements now in place, and they are all managed by BookingSync.

We cannot believe our growth since teaming up with BookingSync, and it really was our greatest find of 2016.

I started working BookingSync as a website developer and not a property manager. I have worked with many providers and their API - and I must say that BookingSync provides a very well documented API that is quite powerful and robust. Not only does their documentation make it easy to get started coding - but there is a wonderful staff on hand to help when needed. This is a rare find in the vacation rental industry - I really enjoy working with BookingSync because they are there when you need them the most!

Ive been in the Travel business the last 20 years and since the last 10 years, I have opened up an apartment house. But having found booking sync , it really has been great. I am young and fairly fluent with Computers and checked and tested numerous booking software ( and used Kigo for over 2years). With booking sync they are fairly priced (fee is fixed, not like others charging per room per night) The service is great , as the chat function is within your system which is handy and its partially 24hr. I had a lot of technical issues due to migrating my bookings, which the team resolved easily and now offer a service to make this easier for new customers. (they are also thinking ahead)The beauty about the system is its automated from payments to notifications, to synchronising with channels. It really has given me more time to concentrate with my second job. When I get a booking, I know its safely imported and payment is taken automatically and notifications have been issued. There website builder is great(clean and modern !) and it cost very little per month) The other thing I like about the system is they have an app store , which means there is always something new in the pipline ! Along with a you tube channel and froms, I couldn't ask for more. Thanks Maud,Delia, Aline and all the team.

Its Affordable. Service is great. Website builder is easy to use. It works fluently and covers all aspects off rental price structures.

Cons

There is none Everything is covered in this well designed Software !

Advice to Others

Try it its worth it !Setting up and making the change is always a difficult decision, but once you make the change, its done and you have nothing to worry about. The team are always there and are looking into the Future !

I have recently moved to BookingSync from Kigo and so far I'm very impressed. I've got 11 properties that I manage in Edinburgh and London.

The support team have been fantastic, generally replying to my queries or issues within a few hours and always with a positive response either helping me achieve what I want to, or providing a fix.

The integration with AirBnB is great. I no longer have to spend any time uploading guest details into the system - it's all done automatically and accurately. I've set up many notifications for guest confirmations, payment reminders, etc. Haven't yet used the integration with trip advisor.

Would certainly recommend to anyone looking for a system to help with the daily tasks of holiday property management. Quick to set up, easy to use and great customer service!

We are property manager, agency and property owner. We cover three business models in VR industry and actively operate in three languages with customers on multiple channels. We use Bookinsync on most of our processes and keep integrating and semi/automating them on a daily basis. When I look back now I see what is the most important feature od the provider - their Team. We chose Bookingsync because they never said something cannot be done - they digged into our process and always delivered the solution that worked or even improved our processes. Having a flexible partner, open to new ideas means that you are able to implement them and grow your business with less manual work - meaning less staff on the operations. Today we are able to focus half of the team on new projects due to streamlined booking process which is, at the same time on another level then before. From beutifull HTML emails we send, to automatization of notifications (we created 32 automized notifications in three languages for guests, owners, cleaners and our employees). We can easily put the booking in over mobile devices and manage it. Payments are automated (we use Paypal) and guests receive all the documents within a minutes from the update (payment received, personal data sent, voucher etc.) Having system like Bookinsync which evolves with you and your customers makes our life much much easier, repetitive tasks gone and our employees motivated to implement new solutions. We are happier then ever and beside being happy we still grow 30 % each year with the same team. And not to forget, our quality of life changed. Special thanks to Florian and Maud - this two never fail to make our day.

Airbnb host since almost 5 years now, in Provence, winner of Airbnb France Hosts Awards in 2014 and author of the book "Advice from an Airbnb Top Host to better rent", I was very often asked by owners to manage their property and I ended up becoming property manager.

Beginning with managing about 10 properties, I needed an effective tool, simple and pleasant to use, to help me in this new activity

The interface is easy to understand, we are not overwhelmed by a whole bunch of useless information, and the features are numerous and powerful for a successful property manager activity.

2 good points for me :

1° Customer Service : I tried other solutions and I must say that the better customer experience was with BookingSync, people listening, available to help in the success of our project

2° Upgradeable : BookingSync offers through an app center, additional features for your activity, like Notifications, Bills and Zapier integration !

In conclusion, I know that I chose a software that will be able to evolve throughout my business, that's reassuring !

Having listed over 150 properties over the past 3 months, I can say with credence that the use of this software is the best, most user friendly listing software I have come across - Especially the fact that you don't have to waste laborious hours resizing all the pi's - When one I did just today has nearly 200 pictures!!

The Customer Service is also 1st Class and answers come back ASAP (Subject to European time zones, of course!

Not only that, but, there is also no red tape nor delay and recommended alterations nto the site/software are also done without a quibble - All in all, superb and a pleasure to work with these Guys and Girls!!!

Excellent customer attention and support, easy to use booking software, API capabilities between software, company website, external partners. At it's core, it's a great software which is scalable; meaning as we grow and add properties, as is the software in keeping up.

Cons:
Not an all round system (missing a complete CRM capability, accounting and financial system, sales support tools)
HOWEVER, and this is good; any requests for missing functions many times get implemented at a later stage.
Rare, but it does happen, a bit sluggish and slow even with a fast internet connection.

New UI is excellent. Managing a dozen or more portals is a snap. Integrated Calendar was very simple for my web developer. Service is excellent. Exactly what I was hoping for.
