Buildium is a fabulous choice for any in the property management biz

We've been using Buildium for a couple of years now and are very satisfied with it.

PROS

I like the clarity of the way the information is set up and ease of use. Having the Buildium Academy to train is a HUGE bonus.

CONS

I have issues with one area, and that is with the deposit disposition when leaving, but part of that is my fault.

Reason for choosing Buildium

We chose primarily on price, ease of use and responsiveness of support. Frankly, Buildium was the best and has proven to be a great move! I can tell that Real Estate professionals were instrumental in the creation of this program!

Poor Website

Software it great, easy to use and navigate. Website is not great and limited in customizing or changing.

PROS

Easy of use from the user end. What I like about the company is the always are trying to improve in areas that need it.

CONS

I don't like the website. It looks old and not professional. Other software companies allow the use the ability to have a website made for them for a cost and buildium does not. As my company has grown it would be nice to show how we are professional and a good management company with a modern more professional website.

At the time cost. I was ok not having a good website at the time cause we needed better software. But the competition offer better looking websites even at that time.

Reasons for switching to Buildium

Payments online, user login for remote locations not just office.

Absolutely Terrible Company

Problems since day 1. Was hoping that it was just learning but it turned out their program is just horrible. I don't know how people could ever use this product long term without going mad.

PROS

My favorite part about Buildium was how when I left, they didn't warn us that our data wouldn't be exported or accessible before they deleted it.

CONS

Worst customer service and user interface I've ever used.

very good program

A very excellent experience for easy dealing with tenants and dealing with them excellently, tracking rent, communicating between users and tenants excellently and tracking the maintenance of units excellently

There are a lot of pros that may attract many users for the ease of dealing with the program and excellent ease of use

CONS

There are no minuses that may generally affect the pros for ease of handling, ease of Use and communication between tenants

Best property management software for the price

Reporting is important and Buildium lets you know who owes how much and what bills need to be paid. It simplifies the bookkeeping aspect and gives accurate accounting if used properly. Really enjoy having a dashboard with all critical information at my fingertips.

PROS

Buildium is packed with features to streamline property management and cashflow. There is no better way to accept tenant payments and pay vendors online with the click of a few buttons. Once we got our tenants and vendors using the payment portal, we drastically reduced time spent on processing paper bills and checks. There are so many ways to automate tasks and save time.

CONS

I'm hoping that the developers add the "Duplicate Invoice" feature in the Bills module. This would save a lot of time when entering several bills at once. Setup is difficult but key to make the software work for you.

We deferred the decision to adopt Buildium for 10 years too long

Our biggest challenge was gathering all of our data as it was stored in numerous systems. Buildium's deployment staff was excellent in helping us to get off the ground. We were live within 30 days of starting and have continued to add functionality throughout the year.

PROS

We have been live for just over a year now. We use the applications, electronic rent collection (epay), accounting, Resident Center, and task tracking (maintenance) features of Buildium. Their automation has saved us so much time and money.

CONS

Wishlist rather than cons as the system is very good: 1) multiple applications would be good based on the type of property rather than being limited to just 1 application, 2) the ability to move a tenant out and move a new tenant in on the same day, 3) better tenant communications (emailing and messaging) above and beyond what is built-in, we adopted Follow-up Boss for this, 4) API should be open to Zapier

PROS

I like the easy to access information for owners and tenants while being able to track leases, payments and owner statements

CONS

I would like to see more training on use of the accounting side and more bookkeeping options.

I did not have the best experience with Appfolio previously with another company and they required a minimum number of units to start service with them.

Great Software!!!

We are able to get much better organized, be on top of things.

PROS

It is a pure property management software. It has one thing in mind...managing real estate.

CONS

The financial angle is not great. If you know the work arounds, it is OK. It also does not have a sales tax component like HST or GST in Canada.

Buildium saves me time and energy!

Buildium has made signing lease renewals a cinch! It saves me time, energy and of course postage and an envelope. Sending communication to tenants so much easier and easy to track. The best is the convenience of collecting payments through ePay.

PROS

Buildium is much more user friendly, navigating through the different options is extremely easy and practical and the dashboard is the most convenient tool.

CONS

I have not had a challenge yet nor have I found something I don't like about the software yet.

PROS

Buildium offers an array of features to help with property management and its interface is very user friendly. To go on, if you make any errors while using this software it can be easily fixed. As well, accounting is very easy to manage and seamless. Lastly, the customer services is very prompt and helpful.

CONS

Buildium is missing a few features that would be desired. One feature is connecting bank account transactions to the actual accounting software for expenses. The other feature that is missing is a payroll feature for salaried employees.

Overall a Quality Property Management Software Platform

Overall Buildium is a really good platform to use especially if you want things to be automatically done or updated. I like that customize dashboard that lets you know when leases are expiring and need to be renewed. They also allow you to auto list properties for rent. This is extremely helpful for us. One down side of this platform is the inability to send debts to collection like other platforms have. Overall, I would recommend Buildium as long as they were made aware of the extra charges and services they continue to try and promote to tenants.

PROS

The thing I like the post is that it automatically applies late fees to accounts. It also auto notifies tenants once they make a payment on their account. I like that you can email every tenant using one email instead of trying to email them individually. The site is very user friendly with a customizable dashboard to help you get a quick snap shot of your rentals.

CONS

I don't like some of the auto emails that get sent to tenants to help sell some of the products Buildium is promoting. For instance, they want all tenants to have insurance and will continually email them to get them to purchase insurance that Buildium gets a cut of. They also are encouraging tenants to set up ACH payments, which if you don't have the top account level, charges the owner to use the service. I feel like Buildium continues to try and do add ons from both the tenants and the owners which is frustrating considering the amount of money we pay for the software.

Great Property Management software

Overall I am pleased with this product. The more I work with it the more I find I am able to do.

PROS

This software allows me to communicate efficiently with tenants and owners and to find information quickly when needed. I also love that it is always adding new features and updating existing.

CONS

I would like to be able to text owners the way that I can tenants. I would also like to be able to do the owner PM agreements as well. Sometimes I need to add an addendum so it would be nice to be able to add documents to be signed as needed.

Glad we use this system!

Rents are collected faster and easier. Especially now that fuel prices have risen, and we use a Post Office Box for our Business, this eliminates frequent trips to the Post Office to get rents. AND, the software tracks it all! In fact, we charge the residents who opt OUT of our Portal a fee when we have to process their paper payments (trip to the Post Office, bring back to office, trip to the bank).

PROS

Residents can pay their rent and management billed utilities on line. Even those residents who are not computer savy, we can set up their payments for them (with their written permission, of course).

CONS

Sometimes I feel the techs who write the instructions forget that not everyone is computer savy, so it takes time for the average user of the product some time to figure it out.

Reasons for switching to Buildium

Wanted to move to electronic payments from our Residents -- many had requested this feature before we switched to BUILDIUM. We are glad to did, now that fuel prices have risen -- fewer trips to the Post Office and our Bank.

A Good program getting better

A much better system than using multiple programs for individual aspects. Very geared toward rental management and Condos or HOAs seem after-thoughts often.

PROS

The ability for Boards to interact with management and for owners to be easily communicated with are some of the best features with this program. It's mostly all integrated!

CONS

Updates are usually bumpy when implemented, causing a slow down in service. Some features, which seem to be common sense are still in development stages. Tracking of tasks in infancy yet. Can send emails but not receive them through the system, causing us to still have to use another program.

Reason for choosing Buildium

It seemed more visually pleasing and a better dashboard. Owner's access was very important and the mobile app was a big seller. Unfortunately, the HappyCo feature that helped sell us on the program was not helpful to us.

Easy to use becoming more Robust

Been using Buildium for about 6 years. We have been able to manage properties much more effeciently and thoroughly. Tenants now are more interactive and easier to recieve payments and get work orders done, so much less deferred maintenance. The software is intuitive and pretty easy to use. When we have needed Customer support there has typically been a live person that is very helpful.

PROS

The software is pretty easy to use, intuitive. Buildium does not really encourage integration with other Apps easily.

CONS

That Tenants can't do Independent Home inspections. OR that We can't tie another software into Buildium easily to allow us to customize a few things.

Reason for choosing Buildium

Because we are a smaller company and did not need to manipulate software as much as Yardi allows (therefore costing more). FYI - I recently tried to upgrade my buildium membership but it absolutely did not make sense financially. I think it would be beneficial for there to be an option for smaller companies of less than 100 properties to be able to get the premium package for a lesser price. (I want open API and will not ever be more than 50 properties, so a package for a smaller number of properties would be something the big companies like Yardi don't offer)

Wanted better immediate /automatic posting to ledgers when tenants paid and wanted better download and organizing of owner files.
