Yardi Voyager is a cloud-based property management and accounting platform for both commercial and residential entities. This software is designed for small portfolio real estate owners as well as large enterprises.

Yardi Voyager features automated lease administration, recoveries, lease management and correspondence management. The system provides integrated accounting and a property management function, role-based dashboards and critical date notifications with real-time analytics and business intelligence.

The system's commercial analytics includes commercial property and portfolio reporting. Apart from providing real-time key performance indicators for lease management, recovery reconciliation and performance statistics. 

Yardi Voyager also provides financial reporting, which uses Voyager’s accounting platform by directly importing general ledger transactions. Users can create monthly, quarterly and annual reports and perform real-time comparison and analysis supporting IFRS, GAAP and other international accounting standards.

If you're shopping for property management software, then, even if you're a small firm now, Yardi should be on your consideration list. You are planning to grow, right? It will be a selling point if you prospective clients that you use Yardi.

Pros

During my 35 years in commercial and multi-family residential real estate, I have literally watched the real estate management software industry grow up. I have used most of the best property management software companies' products at one time or another. Yardi has been an industry front runner virtually since its release. If you run a large management company with institutional clients, then chances are you already know all about Yardi, because many institutional owners require that their managers use Yardi. If you aspire to manage institutionally-owned ("investment grade") properties one day, then you should take a hard look at Yardi. It is highly competitive cost and feature-wise with its very best competitors. Call Yardi and ask for a demo. At the very least, you will get a taste of what top-of-the-line property management software looks like. I have recommended Yardi software to my property management clients on many occasions. In all fairness, one size does not fit all in the property management industry, and I have recommended one of Yardi's competitors instead more than once.

Cons

What I like least about Yardi also applies to its best competitors. That is, there is a lot of front-end setup required to use its most valuable features. And there is a steep learning curve to be overcome in its use. Intense training of your controller/accountant(s) may be required, and additional training of property managers. As a general rule, you should expect Yardi's implementation cost to equal or surpass its purchase cost. This goes double if you plan to host Yardi on a proprietary server at your company. Again, my comments here apply to Yardi's best competitors as well. The best property management software is powerful, feature rich, highly customizable, and, when properly implemented, speaks well of your company's professionalism in many respects.

I'd like to see classroom learning more widely available!

Pros

Available online, able to enter transactions for multiple entities without having to log out and switch companies. If configured properly, Yardi Voyager is able to run accurate cam reconciliations, eliminating the need for extra work (maintaining cam on a spreadsheet)

Cons

Not very user friendly on some levels, and the manual isn't always crystal clear. The e-learning isn't very helpful and classroom learning is only available certain dates and places.

Overall I enjoy the software and would suggest it for any Property Manager!

Pros

I love being able the do all the accounting from one source. Yardi makes keeping track of leads as easy as a click of the button . I have no idea how are company lived so long without this product .

Cons

I wish that customer service was a little bit faster at getting issues resolved. It has taken sometimes two to three weeks to figure out software malfunctions.

This is the best property management products that we have used so far. perfect for managing client database, and saves on paper as well.

Pros

Once you learn the functionalities, it's easy to use. Highly recommend for an accurate setup. I love the dashboard. Very user-friendly.

Cons

Not all the company uses the same features. You can pick and choose the certain functions. The low-end version doesn't have many facilities.

The customer service is very friendly, but the system itself is just not user-friendly.

Pros

There is a lot of option for functionality, however, if it doesn't get setup correctly, one cannot use said functions easily. Then, has to spend extra time/credits with Yardi to correct the setup.

Cons

There cannot be separate forms for separate properties, which made our program view 10x too much information/form boxes than we needed to. So, there ended up being several empty boxes we just didn't fill in.

Cons

I've used this software with different management companies and you can pick and choose which functions you want, nothing really negative on Yardi itself but not all companies use the same functions and not being able to use all of them can make the software a little more tricky at times.

Great Client database software

I used this software to manage a large database of clients. I received a day of training and that was more than sufficient to get the hang of Voyager. For our purposes, I was easily able to search clients by first or last name, last 4 of ssn, or even the street they lived on. Was able to upload documents directly into the system and attach them to client profiles, which cut back on our paper usage and kept us from having to add more filing cabinets.

Pros

-Easy to learn, easy to use
-Reliable

Cons

Interface can get clogged up with open windows. Sometimes when you click to open a link the page will open in the background and you will not notice. Not a big deal maybe just something to work on for the next software update.

Advice to Others

If you need help managing your client database and would like to save money on paper and office space storing files than this is the perfect software for you. I have been nothing but happy with it.

YARDI has been my go-to property management software at more than twenty different communities. The ability of this software to be manipulated to provide the management data and style to apply to so many various asset types, and or management styles is pretty amazing. The years of improvements through providing leading edge management software has honed this offering to include the ability to manage every aspect of your asset management needs.

Likes Least

The bottom line costs associated with licensing and usage are a consideration. For smaller users, the costs to set up menus, tabs, and reports are greater because they cannot be absorbed in as many budgets to achieve the customization you may need, within the included hours of service. These are some reasons smaller users are choosing other management softwares. It would seem such a stable industry leader would have simplified and made more inclusive, all the basics needed for smaller users.

Recommendations

Have prepared questions for specific demonstration by the software sales department of target areas that are important to you such as vendor management, what the process looks like from traffic through move out and the various ease of use options included. It is very important to understand the service options for continued training and support options to clearly ensure the software offers all you are seeking for your monthly and annual investment management.

Voyager is a great tool and we would choose it again!

Pros

Once set up, Yardi does a great job automating the management of our properties. We have also been able to use automated receipts and payments to allow us to process transactions wherever we are. Yardi has been built around real estate and that is evident!
Customer service has also been excellent. Support reps are dedicated to helping resolve issues and follow up is great.

Cons

Set up is a bit complex and choppy. Support is available and helpful, but there is not a lot of written documentation to rely on. The structure of the system and how it works is not very intuitive and you need help to get most things done.
We are a Mac shop and have had significant difficulties getting set up. However, we got there and are doing great!

We literally only upgraded because there's no support for VH anymore. Yardi was chosen largely due to its backward compatibility with VH. The training, conversion and implementation have been messy to say the least. Yardi's promises have repeatedly proven to be meaningless, from the salespeople's promises of features to the implementation team's promises of support during our transition.

The process of switching has been one of seemingly endless frustration.

Pros

As Yardi will happily enthuse about, the myriad of possible reports and other means of analyzing and displaying data are genuinely impressive.

Cons

Web-based means we're SOL if there's an internet problem. Also it's just slower than our in-house DB was. There are extra unnecessary steps to do almost everything.

While there are a million ways to look at data, actually working with it is obtuse and convoluted. There are literally vestigial functions all over the software that LOOK like what one should use for a given function but either don't work or will mess things up.

It's been fairly simple to use. I wish it would be just a little more intuitive, but the Yardi Helpful Tools and instructions makes life easier if I have questions. Yardi Support is also amazing and answer almost all my questions perfectly.

Pros

Would I be able to run my apartment/townhome communities without Yardi Voyager? Maybe. Would I like to try? Definitely not. It is a life saver organizer and allows me to stay on top of everything that needs to be accomplished for me and my team. From leads, to financials, to reporting and more Yardi Voyager is my go to software.

Cons

Why can I not run certain reports on Google Chrome?! Biggest frustration and makes me go to Internet Explorer to run some reports, and I wish they made the search function a little more user friendly

My overall experience with Yardi Voyager has been great. It is very simple to use and I like programs that I use daily to be as simple as possible. It just helps make my busy daily schedule less complicated.

Pros

What I like most about Yardi is that the software is easy to navigate through. I have used Yardi, E-Site, and ResMan and I would have to say that Yardi and ResMan are probably my most favorite ones to use.

Cons

One thing that I like least about Yardi is that there is no way to upload invoices to keep track of what has been paid or not.

The onboarding was awful. I wanted to cancel the conrqctnhalfway through and we were actually upgrading from an old Yardi platform, not another software. Once getting through that though it is a truly phenomenal product.

Pros

Capabilities are almost limitless. So many options and modules available. It’s expensive but can automate enough workload that administrative staffing can. It really is amazing what it can do.

Cons

The onboarding was brutal. Yardi has no subject matter experts on their teams that actually care understand property management and maintenance and that makes it very difficult to speak the same language. Some of their trainers are great and some are awful. The trainers are not Yardi employees they are independent contractors.

I used Yardi for accounting, lease information, building information, tracking COI's, running budget reports and many other things. Overall it is an amazing product that can help a business consolidate their PM tools all in one.

Pros

The biggest pro for Yardi Voyager is the ability to track multiple properties in one system, this includes COI tracking, AR, collections, lease terms. The other wonderful tool is the ability to keep all the property information in one place (i.e. building size, type, year etc...)

Cons

This program can be difficult when it comes to first time users. You spend quite a bit of time training. Also, there are usual multiple ways to accomplish the same goal (i.e. posting rents on tenant's ledgers) so it can be confusing when beginning the program and trying to understand what buttons so to what and which one you should us for a process.

Pros

The various modules that cover all parts of our business: commercial, investor relations and multifamily.

Cons

A lot of times we do not see a status bar or any other indicator of the software processing something. Some error messages are vague or very database specific where the average person does not even understand what it means.

It helps make my job easier. I can't do much of anything without it. When the system is down or I get locked out... I am useless...

Pros

I think it is very user friendly. I had never used the program two years ago when I started my new job. I caught on immediately. There are options available to get to different tasks more than one way. I am still learning new things, but I feel lost without the program.

Cons

Sometimes the communication between other programs is funky. We use I Love Leasing (Sweet Spot) and the import/export causes multiple leads.

I have been in Multi-Family residential business for 5 years and I could not have survived without Yardi. My company has so many customized features it makes reviewing reports and entering POs so simple!

Cons

The only downside is because our Yardi is so customized, our lead tracking program doesn't inter grade very well. But I still LOVE Yardi.

There are a lot of controls in place that enable us to maintain it as a single source of the truth. There are a lot of useful reports that are pretty easy to navigate.

Cons

There are almost too many ways to set things up. As we start to implement additional software that feeds off yardi data, the flexibility of the software actually poses a challenge in integrating with other softwares. It would be helpful to have a recommended way of entering key lease provisions.

Instant and specific reports for virtually any need that arises.

Pros

The varied documents that can be produced. Once the raw data are entered, Yardi can basically produce any batch of information in general or specific to a certain need.

Cons

Yardi can be rather complex, especially for the beginner or one unfamiliar with its applications. Considerable training is necessary for most individuals to gain full utilization of its services.

Yardi Voyager is very in dept with the financial analytics reporting and the quick reports option is very useful.

Cons

It is not as user friendly as other property management software but more detailed on certain types of reporting.
