- This is unfortunate as I still prefer Quicken because use of the Buildimh accounting isn’t ideal. While linked to Happy Inspections – the link and process is not as fluid and efficient as I had hoped for and somehow images and inspections should be part of the program and not just a partnership add on feature.
- There is a weird glistch in the system regarding deposits on the "association side" that no one at customer support can provide a clear answer for... so we have a bunch of ledgers that have "deposits held" that do not actually exsist....
- The fact that you can't edit an incoming EFT is a problem if you need to catagory a payment a certain way or move the date up or back a day.

Buildium's resident and owner portals are genuinely excellent — clean, accessible, and something clients comment on positively. Setup is fast; most teams are operational within days. The flat-rate pricing structure makes budgeting easier than per-unit models like AppFolio. Accounting handles rent collection, bank reconciliation, and owner distributions cleanly for day-to-day operations. HOA and community association support alongside residential is a real differentiator. Integration ecosystem is the most extensive of any mid-market PM platform, including Tenant Turner, HappyCo, and Dropbox Sign.

The advertised base prices do not reflect actual monthly cost. On the Essential plan ($62/month), incoming EFT transaction fees run $2.35 per payment — for a 100-door portfolio collecting rent monthly, that is $235/month in transaction fees on top of the subscription. Buildium has raised fees multiple times since RealPage acquired the platform in 2019. Budget $300–400/month for 100 doors on Growth (not the $192 headline price) when you model the real cost. Overall, my experience with Buildium has been positive. It has been a valuable tool for managing properties, tenants, owners, accounting, and maintenance operations in one platform. What I liked most about Buildium was its all-in-one functionality for property management. It helped streamline tenant communications, online payments, maintenance tracking, lease management, and accounting in one centralized platform. I also appreciated the owner and tenant portals, which made communication and document sharing much more efficient. The system was especially helpful for staying organized across multiple properties and maintaining professional recordkeeping.

One of the things I liked least about Buildium was that certain accounting and reconciliation functions could become complicated, especially when dealing with older transactions, trust accounting adjustments, or prior-year uncleared items. Some features also felt less intuitive than they could be, requiring extra steps or workarounds. I learned something new every month. It is very easy to pull reports. Regardless of whether they are maintenance or rent reports.

Overall the blood sweat and tears we put into getting the system up and running has been rewarding. We set up recurring tasks for condos and adding/removing staff has been great too. The recurring task program has been a life saver and the email/communication options are fabulous!

PAyment processing once set up is smooth, the interface is really friendly, and the task managment system makes me feel more confident that items aren't being missed. We have also had a lot of success with the customer support team being available and also knowledgeable for quick questions.

On boarding was 100% done by our admin team, it doubled everyones work load for about 4 months and was really stressful. Both Yardi and Condo Control offer onboarding teams to help and this was not an option at Buildium, even after begging. We are a small business and with only 4 staff to onboard a full portfolio (over 45 buildings), the onboarding was pretty stressful. This included creating our own chart of accounts, adding every unit adn the corresponding information (owner, tenant, phone number, email, banking information, absent address, monthly fee, etc), adding every vendor, transferring trial balances (dangerous as we are small and only have a bookkeeper and not an accountant).. Many of our financial statements needed editing and indepth review during transition to ensure they were correct.. In addition to that, their is very little ability to customize the software. In Canada we use the words Strata or Condominium ... but everything is the program is "Association" and many of the verbage in reporting is also "association" which is confusing for clients. The reports are very boiler plate and require you to download them as an Excel in order to Change the names manually in excel reather than having customizable options. What I liked most about Buildium is the recurring tasks feature. In property management, there are many responsibilities that repeat monthly, quarterly, and annually, and Buildium makes it incredibly easy to stay organized and on top of everything. Being able to set recurring tasks for inspections, maintenance reminders, follow-ups, compliance items, and regular operational duties has helped streamline daily operations and reduce the chance of anything being overlooked. It saves a significant amount of time and keeps the entire workflow consistent and efficient. Combined with the accounting, owner accounts, emails, and file management all being in one platform, Buildium has been one of the most organized and user-friendly property management programs I have used in my 20 years in the industry.

#### Cons

What I liked least was the recent change made to the task page. I find it frustrating that past task entries cannot be edited, and that files cannot be removed once uploaded (if a full day has passed). In property management, the ability to correct notes, update information, and manage files efficiently is important, so having more flexibility in these areas would greatly improve the user experience.

I like that in the 7 years I have been using Buildium it has continued to add services and system updates. It is easy to use. I like the customer support. If I don't know how to do something and can't find a tutorial, they are a phone call away.

I still am concerned about electronic payments. I don't know what we could do to limit the reverses. The fact that you can't edit an incoming EFT is a problem if you need to catagory a payment a certain way or move the date up or back a day.

It’s very user friendly and easy to track things ! It’s easy to submit work orders and keep track of how long they’ve been open.

They have great customer support. They respond to all my questions. They do followup to find out if my questions were resolved. They have helped me grow my business and they have videos to help teach myself and my staff.

Buildium was willing to work with me when I had less than 50 doors to manage. Other companies would not talk to me. Buildium has done a lot of growing and has supported me when I had questions. They have been great to work with in their customer support and follow-up. The other guys keep calling to get me to switch. They were not there when I needed help and even though they have offered me free extras to switch, I will stay and grow with Buildium out of loyalty and appreciation. Buildium and I will continue to grow together. Thank you Buildium for growing with me and my staff.

Currently I do not have any complaints. They have been helping and assisting better than ever. Fees are going up faster than I like.

The value for what the software offers. Other HOA/COA management software does not offer the many layers that Buildium does - it really enhances the operations of the communities. Having good records is essential for the stability of a community.

The accounting is a bit cumbersome as there are "automatic" GL codes and then every community has a set they use. Not being able to delete the automatic GL codes creates disconnects.

Pretty solid. I like it so far more than any other systems I’ve used such as yardi and doorloop. I am glad I got a system training as without it it would be difficult to figure out solo.

Ease of use. Option to expand into HOA management. Like the texting feature with clients. I like the automation of releasing charges without having to manually go in and send. I like being able to collect management fees thru the system and pay landlords thru the system.

The user experience could be better optimized visually. Length of time it took to approve for ach and debit/credit payments. Not offering onboarding complimentary. No bank account integration for running applications on prospective tenants. Don’t love the 20 doors or less for the price. Think it should be a higher quantity like 50. Especially because some properties have multi units or I’m managing by the bedroom.

Lease Management, Accounting, Reports, Reliability. I like that the property management data base is fully integrated with a double entry accounting system.

I would like to have the ability to make journal entries specifically for accrual basis accounting and specific entries for cash basis accounting. In particular, for management reports I would like to easily spread the annual payments for real estate taxes and insurance as a monthly expense on an accrual basis report.

Wait time for technical or customer service. Maintenance part of Buildium is not very user friendly and hard to mix with tenants, owners and bill out correctly. Owner log in is very hard to find for our owners. Making their own tab or making wording a lot larger would benefit all.

My overall experience with Buildium has been so good. We went from no software to this and it has been such an easy transition for not only us at the office but our tenants have had a smooth transition as well!

How there was an onboarding specialist helping us learn the software every step through the set up process. She answered all of our questions and was so nice.

#### Cons

My only complaint is that we use Buildium for a commercial portfolio, one of our strip malls has separate fire (street) numbers for each unit. This means in Buildium each unit is its own property instead of being under one property. It isn't a huge deal but just a bit frustrating.

Fantastic overall! In my personal three years of using it, I've maybe had one problem that I needed to call customer service for. Everyone who has used it on our team loves it and we've had it for around ten years in the business!

Covers all our bases! It's been easy to use and teach to other employees, we've never had problems with customer service, payment processes, managing. I also really love how sleek it looks! We get a lot of bang for our buck!

I wish it had better options for expanding our business, as we are moving from only house and apartments to motels and hotels as well and Buildium doesn't have great option for that, so we will have to switch some of our properties when we find another option for those.

Buildium works really well for payment processing and the user interface with tenants. It is easy to use for lease management and saves a ton of time over our past methods.

It does not have a great accounting system build in. The accounting is very lacking compared to something like QuickBooks and it lacks any export feature as far as I am aware. It is also a bit clunky for commercial properties/tenants.

So far, it has been a good experience. Very user friendly for the most part and also very easy to pull reports and billing that we need. And the customer support folks are very knowledgeable and easy to contact.

The Resident Center is very easy to use, so that our tenant can see the progress of the maintenance we do for them and pay their rent. And our maintenance crew loves the app on their phone because they can update their tasks in real time as they are working away from their desks.

#### Cons

We are not able to set up a recurring preventative maintenance task for multiple years. It's extra work to re-input the task again after completing it.

It is thoroughly integrated between accounting, tenant, and property recordkeeping tasks. The online tenant portal is very effective. And being able to open more than one session at a time is extremely helpful.

#### Cons

Some of the data input and lookup functions lack consistency throughout all areas of the software, such when searching for a vendor or property. In some instances a search field is automatically populated as you input the value, in others it requires a subsequent click on a button to affect the search. The accounting side is not as developed as other accounting software I've worked with, but it is still useful.

Charged late fees on items that don’t receive lates fees so I have to go in and delete them each day.
