Pros
- If you are looking for a reliable software to manage your own properties or you are a property manager who wants a nice solid software for a good price, I highly recommend Buildium.
- I think this is the best bang for your buck. You get full accounting, great tenant and property management, and great customer service all for a very good price.
- Thanks for making this app. Good job for the owner of this also your admin very reliable to fix some issue and that the one I really love so far.
Cons
- If you accidentally miss a document or upload them in the wrong order (as is required in my agency) you have to delete them and start all over again.
- It has also been glitchin from time to time and that can delay applications and tasks and it's very frustrating.
- Hard to set up late fee charges for each unit. Even tenants paid on time and their balance is $0, the software post late fees and no option to modify settings.
Pros
- Fantastic, we switched to it for the custom leases, but have enjoyed it for reporting far better than our previous platform, apartments.com.
- It's free to the Landlord...crazy awesome. You get so many features and capabilities for free.
- I love that Innago is free and has everything I need in one easy to use application. Plus you get a dedicated account representative to help with any issues you may have.
Cons
- I have to use Stessa to manage the LLC because some key features are missing.
- It is a bit costly for tenants if the pay with CC and there is also a fee for ACH. I would cut the ACH fee, that way you can compete with Cozy.
- M able to track all invoice due and percentages of payments received. Auto apply late payments charges.
