Amazing software. Functionality at its finest
Cirrus8 is intuitive, easy to navigate and user friendly. Learning how to use the software has been straightforward. During the implementation phase, training was provided and when our agency went live with Cirrus8, extensive direct support was provided to ensure our transition went smoothly. The features have allowed our agency to increase efficiencies and refine our procedures and workflows. For example, the add-on for the Automated Invoicing has streamlined our office accounts processes and freed up time to work on other tasks. Even something as simple as amending an invoice or the ability to configure property management fees to charge at set dates at different rates is a breeze. As a Trust Accountant, the process within Cirrus8 for Receipting, Bank Reconciliations and End of Month are simple. I especially love the extensive range of flexible reporting which I find is easy to read and understand and provides great detail for KPIs. I also appreciate the online forms feature which enables a Property Manager to submit forms to the Trust Accountant for approval. This has enabled our office to reduce procedural steps and double handling and increase our quality control processes. We have also found that the Development Team has been great and very proactive. They roll out regular releases of features, which keeps the software competitive and catering to our needs. The decision to migrate to Cirrus8 was an easy one and the best thing to happen to our agency.
CONSThere are no cons I can think of at the time of this review.
Reasons for switching to Cirrus8
Our agency made the switch as MRI was constantly having issues with the software, throwing errors. Having to contact Support for assistance was always a time consuming experience and we always struggled with the communication provided by the Support Team. The software lacked standard features which other software provide as a base. If you wanted any kind of basic functionality within MRI, it always came with a large expense to implement this.

Quality Real Estate Trust Accounting Software
Cirrus8 is a complete Property Trust Accounting system. It retains the flexibility to cater for clients of all sizes and requirements. It is an efficient system that keeps the user fully informed and allows free control over the property accounts and property cashflows. With regular updates the system keeps improving and I highly recommend Cirrus8.
PROSEase of Use. Number of different reports to access to cover a large range of property information. Budgeting process is greatly simplified and flexible enough for different lease types. Facility to complete mass mailouts to tenants. Retains copies of documents issued such as Arrears, Budget and Reconciliation Letters. Invoice processing via OSR. Regular program updates based on taking in feedback from customers.
CONSIt would be good to have it designed for mobile applications. Whilst it can be used using Google App it is a bit too small on the screen to use.

For all of the above reasons plus most important of all they are a locally based organisation that small to medium sized agencies can access conveniently.

Love It
The Implementation team was wonderful to work with and made the experience as straightforward as possible for me during the transition of data from our old database (180 leases). I've recently started my own real estate business and it was a relief to know that Cirrus8 is not cost-prohibitive for a small portfolio (50 leases) while I get settled in. I have been able to set this up from Day One. Wouldn't have chosen anything else.
PROSLove being able to work from the cloud, really made WFH during COVID more manageable. The Support team is so responsive, absolutely love them. It's also great that the product is constantly being improved/updated for functionality, etc.
CONSWould love to be able to add two units under one lease, and two bank accounts under one property (for strata purposes). Some little tweaks to really optimise the experience, but it is very functional software which makes my life easier all day every day.

For improved functionality for the business, however, once we made the switch we found out that support for CMS was ending so the timing was perfect. Cirrus8 came strongly recommended to me by a trusted colleague.

Value Of Cirrus8
Cirrus8 is a very user friendly commercial property management system. Dedicated support staff are very helpful and friendly and have a very prompt turn around time on any queries. Their software development is always evolving to keep up with market demands and latest trends
PROSThe product is designed specifically for commercial property management. It is web based so can be easliy accessed and used in many cases. The drop down menus make for easy use and the number of reports, both property and financial, that can be generated provide accurate information both user and client. The team at Cirrus8 are constantly developing the software and listen to our needs
CONSWould be great to have a mobile phone app

We have enjoyed using Cirrus and really appreciate the ongoing effort to always improve and add new features to an already well-rounded property management software.
PROSProduct is incredibly user friendly and certainly helps to improve efficiencies in every day Trust accounting and Property manager duties. The system and processes just makes sense and in turn makes it easier to train staff how to use.
CONSAs with any system, set up takes time as does finding your way around how to use the new system. There's always new features being added to simplify and improve the software with great training manuals provided to demonstrate how the features should be utilised. The team can sometimes get busy if you need assistance but more often than not an answer to your queries is received within the same day.

Experience has been great, always developing and adding enhancements to the system.
PROSThe simplicity and easy layout to navigate and find the information with out to many clicks.
CONSThere is nothing to date that we dislike on the product. There has been some little bugs with the financials we conduct for a listed fund earlier on but fast easy fixes deployed by the developers.

The current features on offer at the time of switching, full accrual module which a lot of other systems couldn't do. The future enhancements that at the time where being developed to improve productivity of our staff and user experience.

It was dated not being worked on or enhancements being developed. Is SQL based and hindered the productivity of remote working.

Easy to use with a simple user interface.

User Friendly
Other software has made it difficult to find all I need in one spot.
PROSI found Cirrus8 to be highly user-friendly when entering data and navigating the program.
CONSI have to receive an SMS for the code. From where Iam, phone signal is weak. But I understand it is to hinder a possible breach

Not just great software, great people too!
Exception, understating and supportive. Great delivery and implementation.
PROSIt’s an easily scalable system that can be set up as easily or intricately that you like. There’s an abundance of reports and KPI’s plus a very easy way of tracking g all the myriad of tiny details within our industry.
CONSIt’s all good from my perspective. My own technological issues are more of a problem!

Cirrus8 - Great platform for Commercial Property Management
Dashboard of Cirrus8 shows the tasks due which make the user efficient at their work. Moreover, it is very easy to use, which makes it easier for staff training. It provides great reporting functions. The reports can be generated in several formats and can be narrowed down to the information required. The integration with Macquarie works so well. The TXN file can be downloaded directly from the bank to the system and it makes receipting quicker and saves a lot of time with minimum chances of error. The payment upload is also done without having to log in into the bank which is a greater time saver.
CONSThere is no App currently available for Cirrus8, it will be a lot better if that could happen.
