The easiest and most affordable

PROS

Definitely the ease of use. Our last software took us months to figure out, and cost a fortune for training. After a few painful years, we finally made the switch because they didn't have certain features we wanted that doorloop offered. To say the software is easy to use is an understatement. We only needed two training sessions (an hour each), and felt like we were proficient enough to get going. What took months before, not only took a matter of days. It definitely took the pain out of migration and training.

CONS

I'm still waiting for the Zapier integration to be fully connected with all the apps so we can start doing some automation with our other programs.

Love this software!

PROS

I have a small operation of rentals, and I've always struggled with softwares out there. Either they were too complicate, or too expensive for my needs. I came across Doorloop, and I had a few questions in the beginning, but the support staff were extremely helpful and got me going relatively quickly. Once I got those questions answered, I was off to the races!It's the support staff honestly that are the biggest pro in this whole thing. They are great!

CONS

I had a minor issue setting up a template in Doorloop, that was completely my fault. However, the support folks got me on a call and was able to remedy me in 2 minutes.

Honestly, it was the support folks. I called up, got to talk to a person immediately, and they were on top of any question that I had and made sure everything was going to fit my needs before I pulled the trigger.

Apartments.com wasn't really doing a good job with what I was needing, and I was outgrowing their capabilities. I needed something that would do the heavy lifting for me, and Doorloop was able to fit that need.

Not Designed for the Accountant at Heart

It is a start up so you are going to get a very start up based experience. Meaning, that you may end up knowing more than the person helping you. I quickly found that after using the product for an hour I knew more about certain parts of the software than the sales rep. I was also a little disappointed that the sales team does not know "Property Management" they are just trying to see you a product. So be prepared to educate on the business to some degree. They are all nice people and they do want to do a good job, they are just in their words "new". I think that in several years they can dominate the market, but they are not there yet. I find that they are responsive and I liked that you communicated by Zoom, it felt more personal.

PROS

Single software to address numerous concerns around managing your real estate. The Customer Service was helpful. It feels fresh and clean and is easy to navigate and requires little learning curve to get going. It gives you a intuitive feel when using the majority of the product.

CONS

Basic Betty is how I felt the product was. So while I was excited that this would be a single software to do it all, I quickly learned that it was just your basic approach to each process they help you manage. So while they can do the majority of what you need in the rental property management space, they are not doing any of it at an expert level. Meaning, you get the entry level for what you are trying to do. The accounting package is okay, but it is not great, you probably want to strongly consider a true accounting software for accounting. They can do more, BUT the name of the game is "work around". I wanted to track specific details for my tenants, like their basic demographic information not an option, told you can just enter random notes in a note pad. Your Google/Apple contacts has the ability to track more information about your tenant that your property management software. That is now where I wanted to be. I want to track expenses at the "Unit" level, they cant not do that they track at the property level, so if you have a single property that has multiple units (Apt Complex, Duplex, Storage Facility) you have to create "properties" for each of these to be able to track expenses for them. Settings are at the Property Level and so you would get the opportunity to change settings for each unit over just changing those setting one time. This can create a lot of work for you if you plan to have larger properties.

Best software out there for small-mid size real estate companies

Doorloop offers a straight forward, easy to implement, well supported system. There really isn't a better way to summarize the system.

PROS

There are way too many things to list that I like about Doorloop here, but the short answer is simplicity. The system is designed to be used by anyone, and implementation is fairly straight forward, and the customer support/onboarding ROCKS! I have used other sytems 10x longer than Doorloop, and still struggle to find my way through other systems. Doorloop is the easiest to use, simplest to implement, and best supported product on the market from what I can tell.

CONS

My only complaint about the system is some of the menus are a little clunky between different portfolios, especially around storing leases. This is largely a end user issue once you understand the system, but it is one of the few things I had to bug support about (and they answered it thoroughly).

DoorLoop: A door to the best accounting software

Impressed but can be made a bit better for the cost of usage

PROS

The ease of activity and the pricing features along with recurring invoices and applying payments to the customer are what impressed me the most

CONS

The reporting of each is not upto par and the analysis of the data is quite difficult

Doorloop for beginners

I am new to property management so am just learning. I compare Doorloop to an Iphone- user friendly and easy to navigate. Doorloop is very forgiving to a newbie versus the software we used to use, which has been a god send to me. Customer Service has been so helpful. So far my experience has been top notch.

PROS

A big reason for switching to Doorloop was customer service and they do not disappoint. I use the chat feature most and I get a timely response and patient and thorough help for my questions...also their knowledge base is so easy to understand with video as well as written instructions and links to related information. Also the ease of use and the fact that you are allowed to correct mistakes without jumping though hoops...

CONS

None so far, but I haven't been using it long so......

Mostly customer service. Also, you had to be a CPA to understand the accounting. Software was not easy to navigate and was not pleasing to the eye which I found made it hard to work in.

Robust while easy to use

PROS

I like the ability to reconcile my bank statements. I also like the ease of use and the fact that there is a mobile app for my iPhone. The customer service has been excellent.

CONS

The charge to my tenants for the online payments.

There when I needed them.

PROS

I am new with this property management company. This is my 2nd week and I am trying to become more independent with the software. I was given an assignment and did not want to ask my boss hot to do something. I went to the assistance chat box and got the assistance I needed.

DoorLoop is King

The overall experience with Doorloop has been amazing. It has given us the confidence to run our business accurately giving us more time to spend on family and less administrative tasks. The recording keeping functionality and docusign functionality is honestly amazing.

PROS

Door loop has changed they way we do business. It has allowed us to successfully manage our business with the comfort of knowing it is being done accurately, professionally and efficiently.

CONS

I wish the payments were free for all tenants, not just e-checks. E-checks are sometimes returned due to the fact that tenants forget to make sure the funds are in the account. We prefer the card payments because they are guaranteed. The free fee is attractive and make sense because our tenants pay weeekly.

Their system was clunky, outdated and didn't seem user friendly.

Door Loop new unser

I am a 50-100 unit apartment operator & took months evaluating other software options. I chose DoorLoop because of the support, ease of use and strength in accounting. So far it has been an excellent decision. The learning curve of course is there but the onboarding team and help options are strong and available. I am very pleased

PROS

Ease of use - reporting is simple and can be adjusted to specific areas quite easily. Customer service has been there for me - they take the time to go over things. So far tenants are happy with app also.

CONS

Some things to get used to like no invoice numbers for billing - but so far looks good

Reasons for switching to DoorLoop

Long time QBooks user - finally decided to update & get a more industry specific software especially so tenants can easily use it to pay rent, hold files, make requests, etc.

Doorloop has streamlined our daily workflow in many ways. The best part of working with Doorloop is the customer service. STELLAR!

PROS

It comes down to service. Our previous provider lacked quality customer service. Doorloop is a breath of fresh air. They truly go out of their way to make this product the best it can be and to assist in training. The ENTIRE team is amazing. Special kudos to [SENSITIVE CONTENT] who consistently overcome hurdles we have faced and make this product perfect for our organization. [SENSITIVE CONTENT] makes is clear on a daily basis that his job doesn't stop with sales, he has become like a friend and he goes out of his way to be helpful! [SENSITIVE CONTENT] is the best, always sticks to his promises and figures out new ways to impress us on a daily basis!

CONS

Onboarding with a new software after 8 years with our previous company was tough, but Doorloop went above and beyond to walk us through every step and make it so much easier.

Beat QB and few other PM software that i already tried

It has been an absolute pleasure and amazing customer service, good customer service means nothing if the product is a no go but with these guys its best of both worlds.

PROS

It has been an absolute pleasure working with DL. Very well thought off software. The accounting modual definitely beat QB and I am a heavy user of QB. Having everything in one place make it very easy to manage the accounting aspect of PM but also other type of work that I do. I am currently using this software for some of my loan management for example and I cant wait until they open up the API and allow for some customizations because at the point this can even replace my CRM

CONS

Need open API's pleasse and intergrations, also the ability to customize some of the fields. For example would be amazing if we can rename some of the tabs. One last thing, please allow us to upload an attachment to payments it just seems like an easy fix

Love the ease of use

All aspects of the transition from our previous software were exceptionally smooth. We have approximately 70 units over multiple properties, the layout of the program makes accessing each simple whether it's tenant or property information.

PROS

Being able to access the database via multiple platforms whether mobile or desktop is a game changer for our office. The home page modules and the ability to set it up for each user is a big plus. We were able to get up and running much sooner than I expected with both the tech support and support within the program making the transition very smooth.

CONS

Being able to pro-rate on move-in with the ability to set the lease terms for the 1st of the month would be quite helpful

DoorLoop is a must for property managers who need everything in one program

I have been very happy with DoorLoop since I began using it. The personal, professionals in the tech support have been great. Even my simplest, some times silly questions have always been answered with the utmost detail and help. They have never let me feel that I shouldn't call or email when I need an answer.

PROS

The ease of use. I have over 100 properties, and found that keeping track of the financials, tenants and reporting has become much easier since I started using DoorLoop.

CONS

DoorLoop has so many great features, to find a bad one is very hard. More Check options might be one I would like to see
