Rentec has no startup fees, no term commitments, and includes unlimited US-based customer service and training.

I highly recommend Rentec to any property management company looking for a high value platform to run their company.

Pros

Learning new software is always a bit intimidating and time consuming. Rentec support has been available and extremely helpful answering my questions and guiding me.

Cons

Some of the FAQ's are outdated and need to be updated to reflect improvements done on the program. The FAQ instructions don't match up with the program.

Pros

It is affordable and has streamlined my process. I can use it from any location. I like the reports and the portal. I have less face time with tenants and am more productive.

Cons

Didn't know ahead of time that I needed to apply for a merchant account. I had to wait until approved. Tenants used other methods of payment for the first month.

I have recommended this software to someone, but that was before I found Buildium.

Pros

Colorful buttons lead you along. Lots of options to enter contact information, ie address, phone number and email. Nice to be able to email work orders directly to the vendors.

Cons

Really have to think about how to get back to where you were before and just getting around in general does not flow well.

Great idea. I wish it worked. Unfortunately, my one time test use of it proves the reports they provide may be inaccurate .

Cons

It is not accurate. I tested this service with info on a person I know has misdemeanors. (He admits to them and the local police department in Indiana provided a report detailing the offenses). The "nationwide" report that came back to me after I provided SSN and other requested info, showed no criminal history at all. So, clearly the nationwide background check claim is not accurate

Dear Sue, Thank you for taking the time to try our service and post a review. Indiana does indeed have limited coverage as not all counties report misdemeanor convictions to nationwide databases. We (and all other screening vendors) are a bit at the mercy of counties keeping things updated but some still run analog systems and haven't yet converted to electronic, which can slow things down. Also, as a reporting agency for landlords, most states restrict landlords to only seven years of history. The crimes committed by your applicant that were over seven years old cannot be reported or considered when placing a tenant. Our system would have automatically removed those from the report as required by law, which also keeps you out of legal hot water if you were to accidentally reject an applicant based on old data. We are here to protect both you and your investments which we endeavor to do with both our software products and tenant screening reports by providing the most accurate data possible.

Pros

I like the a person can change their level of use based on their needs. I was managing my own properties and using the more expensive version. Then I got a property manager and no longer need as much. I was able to downgrade without losing my data. Chances are I will be back managing my properties again it will already be set up and waiting for me.

The ease of use. It is not as cumbersome as a lot of the soft wares our there. Straight to the point.

Cons

The owner statements are not as detailed, no dates on the simple report. Statement A and B on owner statement ougt to show dates of expenses, so owners don't have to call to check when and how....

Rentecdirect has been great to work with. There were very helpful before setting up my account and have continued to be very responsive when I have questions or even suggestions for new features. As with anything new, it takes a little bit of time to learn all the features and how to navigate around, but it's well worth the time it saves later on.

Pros

Has greatly simplified my record keeping and lease process. The EasyPay option for online rent payments works great along with the online application process.

Cons

The con to using any cloud or online based software is not having the ability to work on anything when without Internet connectivity.

I have greatly appreciated the checking in and assisting with all the additional account set up items. You guys are top notch with contact and follow up.
Professionally I've worked with large software companies like Yardi and Onesite as well as smaller groups like manage America. Rentec was my choice after reviewing and working with others. It had what I wanted and needed in a scalable platform that can grow with my portfolio.

I was really hoping for more. I am somewhat satisfied so far, but the software could use updates more rapidly than the current course for its age. The people are very friendly & helpful, but the software is what it is.

Not cost effective to sign up multiple bank accounts if you run multiple clients with single family homes separately
Some items don't make sense - i.e. property manager info has to be associated with marketing, rather than a general inquiry line, which we use for all properties, regardless of manager

I shopped around for different software. We decided on this because it was affordable and seemed to be compatible for my size company. Their customer service is the best hands down. They are quick to respond and patient. They also implemented a new Chat service which is fantastic!

Pros

It streamlines so many things for me. There is a bit of a learning curve as with anything but you have their total support to get you through it. Whether it be email, phone, chat or their knowledge base.

Cons

Each state handles some things differently and so in some situations I have to manually do things and it can't be automatically set up.

Ease of use and I went through my first accounting review with the results

Pros

It was relatively easy to learn and behave the way you expected it to. It was easy to find the controls for changing what little you could change in the functionality.
The reports are what you expect them to be, income/expense, income, expense.
The rent-roll was reasonable.
Everything is exportable.
The bank accounts acted like bank accounts and were thus easy to understand.
Entering the data didn't take an excessive number of steps

Cons

Going from one screen to another sometimes took an excessive amount of time. Some archiving of data locally to the users browser would probably enhance the user experience significantly.
Use of an input worksheet for income and expenses would make these tasks much more effective and efficient.

This site has been great for all of my needs, from keeping track of tenants, landlords, properties, and maintenance. Sometimes running reports is a little labor-intensive, as you can't print out monthly reports, etc. that we use for all properties at once, so it takes time to select each property and run reports individually. Overall though, this is user-friendly and great for our needs.

Pros

Running some reports can be laborious since you can't run some categories for all properties at one time, as we need to do each month.

I've been a client of Rentec for almost 4 years and what stands out about them to me is their extremely helpful customer support. Special kudos to both Kathryn and Kevin who have helped me accomplish everything I need using their software. Whether I call or email, it seems like I get answers right away. Aside from the software being super easy to learn, I've really enjoyed all the features they've added over the years. It seems like every time I login there's something being improved.

Pros

The software is easy to learn for both me and my assistant. We were able to get up and running using the software in days, and that included bringing in all our data. The staff at Rentec was also tremendously helpful in getting it all imported.

Cons

The video training material is a bit dated, but still useful.

Advice to Others

They have a free trial so you can check it out without any commitment or cost. One unique thing about Rentec is they have support staff with property management backgrounds, so I'd say give them a call and ask them some questions. You will end up being impressed.

Rentec really simplified everything we do on a daily basis. The accounting functions took only a couple days to completely learn and replace our old system. Meanwhile, when we did have a question their customer support was always very helpful both by phone and email whenever we had a question. We were really happy when they built in ACH and Tenant Screening into the system last year. Highly recommend Rentec Direct!
