The annual payment is insignificant compare to the great amount of features you can use for all the day to day activities. There is a fantastic communication feature with tenants, via email or text message through the app, allowing the tenants to feel that they have their landlord within reach. This communication also allows to keep record of every communication. I love the fact that you can tailor your own lease, upload one that has already been signed or use the template and adapt it to your State specific needs. I have reached to customer support and find great customer service. In general the system is easy to use from listing, to marketing to leasing to tenancy and every management tool that is needed. The software performs extremely well and is fast to update data, specially reporting and the accounting. #### Cons The accounting could be improved along with the reporting. TurboTenant is helpful in tracking payments across multiple forms, leases, renewals and has automation that allows emails on your behalf to be sent to tenants. There's even an option for pay by portal, or online. #### Cons There's some helpful features that seem gated on different plans, which is to be expected, but we were initially under the assumption that our tenant could pay via the online portal, which is true, but there is a hefty processing cost. Had we know what the cost was, we could have disclosed that better, but it looks like there's no way to tell until/unless you ask directly OR your tenant attempts a payment. It didn't make a great first impression, but I understand the reasoning. #### Reasons for choosing TurboTenant Cost was the biggest thing. It streamlines candidate communication, scheduling walk throughs, and lease management with automatic document signatures and it helps me chase down important paperwork like renter's insurance and helps me stay on top of tenant responsibilities like sending receipts when I receive rent payments. Imagine having an automatic marketing app, customer management system database, docusign, paralegal / accountant assistant getting ALL the paperwork and management company admin ALL IN ONE. Would never recommend to anyone #### Cons Customer service Customer service is actually beyond horrible. I connected THREE TIMES via email asking for a human being to call me because my nephew died and I had numerous questions that I did not want to banter back and forth. The employee told me to access my nephew’s account and make the required banking changes I was telling them about. As it is very difficult to get passwords and other data from people who have died, I kept asking for a phone call to relate to a human being protocol my attorney directed me to take as the executor and trustee or the trust. I was told phone calls are reserved for premium members and it was quite a reach for a TurboTenant employee to deign to call on property they have been entrusted with for years. It pushes the ad out to major real estate sites at the push of one button. And I especially love how easy it makes the application process. No more dealing with paper. The only thing I might add that I wish they had was a way for tenants to pay their rent through turbo tenant. That would allow the tenants to pay with credit cards, just like they pay for the application fees through turbo tenant. It would be so helpful. Oh yeah, and I really got used to the old interface.
