Best self storage managemetn software for the money!

PROS

we have used web self storage at multiple facilities over the years and have always found it to be easy to use, manager and customer friendly and easy for our accounting folks to use. For the price, we have an easy to use management software, very low credit card processing fees, a built in tenant insurance program and a listing on Uhaul.com. we cannot get all of those benefits in one place and especially for the price. while setting up our most recent self storage facility acquisition on webs self storage, the tech staff could not have been more helpful, our other vendors such as our call center agents have complimented web self storage's staff on how easy they have been to work with. we highly recommend this software for the independent self storage owner and operator.

Shalimar Self Storage Converts to WSS from Sitelink

I've had a great experience with WebSelfStorage. While some competitors may have similar features, I found the functionality and cost of WSS to be unmatchable.

PROS

“I had worked for U-Haul Moving and Storage as a Customer Service Rep, Assistant Manager, General Manager, and Area Field Manager for several years, so I knew the value of the program and was much more familiar with that operating system. Not to mention, our location was already a U-Haul Dealer, so the change to become a self-storage affiliate as well was a no brainer.” “This platform is far cheaper than what Sitelink was charging us monthly for, in my opinion, an inferior product. We do pay extra for the call center, but this has helped us to answer any questions our tenants may have after office hours, as well as making payments, and receiving reservations for our empty units. Centralized mailing may have had the largest impact for us as a company so far. Under prior management, days were spent trying to type up rate increase letters and auction notices. Not to mention, half of them were never even mailed. Now with WebSelfStorage, we are provided with a letter template for various actions common among the storage industry. We then can have them mailed directly to our customers at standard postage costs. It's beautiful when the whole system ties together, it makes for much less hassle.” The newest version is much more user friendly than the past.” “The most impressive aspect of WebSelfStorage since signing up in June is the support. CONS

Over the phone customer support was once charged to the customer, now with the new version of WSS, it is much easier to get any questions you have answered. Sometimes you will have to wait if they are busy, but once you speak to a representative, they make it very easy for you to access them when needed.

Software much more affordable, also have the option for truck rentals.

Horrible. This whole upgrade" from the old version has been an absolute nightmare.

Clients can autopay or pay online

PROS

The old software was great. We have been happy with it and have been using it for years. Wish we had the option to not "upgrade" to the new version, or at the very least go back to the old version. We were not offered an option. We are now stuck with this nightmare of a product until we have enough time to research and find a different product to switch to. Not enough time for researching other products right now since there are so many bugs with WebSelfStorage. We have so many day-to-day tasks and our customers who keep us hopping even when there are no bugs in a system. We do plan to switch. **There have been issues with gate security, privacy security, letters not printing correctly, no email history, ledgers incorrect, and accounts with credits that were not transferring correctly. Just to name a few... They should have tested their product much more extensively prior to releasing it. They have essentially forced their customers to be their "beta testers" and to suffer the effects of a substandard product. This was not a very nice thing to do to their customers. The real "Pro" of this product is that we have an option to go elsewhere.

CONS

There are security issues that cannot be mentioned here, for fear of them being exploited by not-so-ethical entities. We are currently working on a "fix" or "work-around" at this point for those other security issues. However, there is one security issue that should be noted before ever allowing WSS/UHAUL access to a client list and gate codes. This issue has been fixed on our end and in our situation (but only after we were forced to hire a digigate expert and paid money for help in fixing issues that were caused by the "upgrade" to the new WSS.) WSS technical employees had left us hanging and waiting for a supervisor to call or email. No supervisor ever attempted to help us. This main issue that had to be fixed was 300+ renters (who were not ours & unknown to us) AND their gate codes were loaded by WebSelfStorage into OUR digigate system. WE HAD ACCESS TO ANOTHER facilities gate codes and the names of their renters (all strangers to us)!!!! Even after we would clear them out of our digigate system, WSS still kept loading them back into our gate. Our digigate expert successfully cleared them out & fixed issues that were caused by WSS, then contacted the WSS tech employees to help them fix the problem on their end. So far they no longer load to our system. We do wonder though, if our gate codes could have been given to another facility as well. Although there are many reasons why this product should not be utilized, the biggest "Con"cern for us was this issue.

Great option for Self-Storage Software

PROS

As someone who likes to stay ahead of the curve, I was very interested in managing a location remotely. Once I found out that WSS offered this solution I jumped at the opportunity. [SENSITIVE CONTENT HIDDEN] at the contact center has been incredibly helpful in setting up the Remote Move In process and I do believe this is the way the Self-Storage industry is heading. I really appreciate the quality of the reports associated with WSS; the reports are easy to read and full of useful information. The software has a nice, modern look to it that is very user-friendly. Customer service is typically very responsive and able to assist with any issues we are having.

CONS

The remote move in process is still very new so there are obviously issues we run into along the way. Mainly being that the staff at the contact center is new as well and are not fully familiar with the remote move in process. This has lost us sales in the past from customers who were ready to move in, but the contact center was unable to complete the task. Thus, bringing more customers to our competition in the surrounding area. I understand this is a relatively new process so I am understanding of the transition, and [SENSITIVE CONTENT HIDDEN] has been very helpful in communicating with me and helping smooth out the process.

The pricing was a big factor and fact that WSS is associated with Uhaul who can make reservations for us at our location.

If you need help be prepared to wait a looooooong time

We have been using Web Self Storage for the better part of 7 years. The program has remained the same. What has changed is the service. You can call and ask for help and sit on hold for an hour or more and be charged a dollar a minute, or you can use the on line chat and start out with 20 people in front of you and an hour later be 12th in line. They have outgrown themselves. Until they put on more people that can answer questions, I would not suggest that new users buy into it. It was not like this in years past. If you want to grow a business you must also grow your support staff and Emove missed that memo.

Perhaps I'm a little too picky

PROS

Being able to use either the room number or client name makes it easy to find the appropriate account. It's nice to be able to save the payment type: that makes processing payments easier for us and less time consuming for our client. Auto pay is great - I wish every client would utilize that option!

CONS

I like to use my mouse as little as possible: it would be nice to have keyboard shortcuts to perform functions. When processing a payment, it would be nice to be able to tab out of the amount being paid to the payment type.

Aggravatingly rigid with too many workarounds to achieve desired results.

I've been using WebSelfStorage for 17 months and am not pleased with it. It is far from intuitive and not user friendly. Tech support is good but there are workarounds I have to use to solve certain problems. I have to check some of the results with a calculator to make sure they come out correct and sometimes the totals don't come out correct. The way it lists charges and payments on receipts is confusing to me (and my tenants) and I am unable to make changes to it so it's more clearly understandable. It is sometimes difficult to correct mistakes - the things that support tells me to do to correct certain things points out to me some of the limitations and restrictions of WSS. I use Windows 8.0 at work and Windows 8.1 at home. Before I upgraded to 8.1 at home, I had no trouble using WSS there. Since going to 8.1 at home, I cannot take payments at home and the site map will no longer pop up a tenant's account when I click on it. I've made changes to IE settings according to their instructions to no avail. Twice, I've had their support/tech people take control of my desktop and check all the settings and they are unable to resolve the problems. Both times ended with their suggestion that I get a local tech to figure out what the problem is. I'm currently exploring other options for managing my facility. The one thing I have really enjoyed is their Central Mailing - they'll mail invoices and other letters for the cost of postage. However, at this point, I'll gladly print letters and stuff envelopes if I can find a more flexible, customizable and user friendly solution. I do want to give their tech support credit for doing a good job. They are friendly and helpful and have usually solved my issues and answered my questions in a timely manner.

Cumbersome. Confusing

Not enough. Which is why my company is moving our accounts to another software

PROS

It does have all the info at one's fingertips. I use it basically for accounting purposes and once I can find the information I need, it is helpful.

CONS

I don't like having to close out of each contract, or whatever it's called, each time. I try to look up specific information on a rental and usually forget to click a "close this record" button which leaves it open and annoying for everyone else.

Upgrade?? They mean downgrade !!

You know the old saying "If it aint broke, Don't fix it" ? Well uhaul should have taken that literally!!!

PROS

The old webselfstorage version was very user friendly, I loved it! I was excited for the upgrade and new features… that was a bust. The best thing about it was the message board.

CONS

Customer service does not exist. If you do get a hold of someone wether through live chat or on the phone they have no idea how to help and just tell you they are working on it. I feel sorry for the techs because they get all of our complaints and can't even fix them. they should have tested this software with some small facilities before forcing the bigger ones into it. Now we have to deal with all the nonsense of nothing working. I can't even move a customer out anymore, it took a 28 days for them to help me get a tenant moved out. We lost all cc info on files, the invoices are so messed up tenants are called daily to find out why they are in auction status when they just paid. My lock outs have me lock someone out for 1 day late when I have it set to 6 days. Sometimes my summary reports don't even show half my cash intakes for that day. I could go on and on about how bad this upgrade is but I think everyone else has already covered it.

The new update is a total disaster. Don't wast your time

None so far with the new update. The old system worked very well and I would have given it a 10

Have used the old version for almost 15 years with very few problems but there is very little about the new version that is positive.

CONS

The new version is a total disaster to use. Customer service time has more than tripled. Important functions still don't work even two months after the new release. Layout is horrible and more time consuming to use. I Haven't found a single thing that is faster, easier or more functional than the old version. The whole update looks like it was written by 5th graders as a computer lab project. Even worse is the fact that U-hual in their infinite wisdom seems to think they know what is best for our facility and we should just get used to the new software. (Same as the Web-Best fiasco a few years back) The functionality and and user friendliness of the software is terrible and there is nothing intuitive about it anymore. Even the new color scheme for the site maps just doesn't even make sense. I assume that many things were changed just for the sake of changing them.

It is broke!

First 10 years I loved it!!! Now I can not run fast enough to get away from it!!!!

I like nothing about the software since my upgrade in May of 2018. I am so far behind from all the mishaps since that nightmare of a day! Nothing will function right there are things you need to explain to the owner and you cant for one , WSS can not explain it to me so how do I explain that? thank goodness my boss trust me but i am sure not everybody is as lucky as I am and have lost their jobs over this mess. I have been using WSS for at least 10 years and loved it until the upgrade we will be making a change soon..

I feel the same about the whole program I have been so stressed since May of 2018 I am at the end of my rope! It is broke and has been since 2018 do not jump in this software, at least not until it is fixed and I have a feeling that will not be anytime soon!

My overall experience with WebSelfStorage is successful. Any time I need help I know I can call and get an answer. [SENSITIVE CONTENT] helped set up an additional account for my other facility.

PROS

Integration worked great with our business. Mainly I like that when I have a question I can call and get assistance. Recently[SENSITIVE CONTENT] was extremely patient and helpful with a concern we had with our business. We needed to separate Web Self Storage from our original one business to now two businesses. [SENSITIVE CONTENT] walked me through the process which helped me be able to assist my customers.

CONS

It is really pretty good and works well for us.

WebSelf Storage 2.7 is not an upgrade

Problematic both with functionality as well as support. You cannot get the same answer twice from the help desk. Even they have no idea how it works.

PROS

It does have one or two useabele features but there are far more cons than pros.

CONS

It is BUGGY. They call this an upgrade, however it does not work correctly and the previous program was a poorly functioning program but this is worse by far. In my humble opinion, the IT department of U-Haul does not have the brain power to run the drive through at Taco Bell (who usually cannot get your order right even if you only order one item). I expect much better from a multi-billion dollar international corporation that has been in business as long as U-haul has. They are only just now dealing with the issues of internet explorer no longer being supported.

I like absolutely nothing about this. The new "upgrade" is a nightmare, Nothing works correctly and I don't believe anyone tested this before it was released! We are the beta testers and they are charging us to use it. I am sick of all the bugs and issues. Believe me nothing works correctly. It is even charging customers wrong. Wish I had changed programs before this upgrade was forced on us.

CONS

Absolutely everything is bad. Reports don't print right. The dashboard doesn't let you move in a new customer. You have to search by phone number first to see if they are a repeat customer and then it doesn't find them. This upgrade was a total disaster and it was forced on us.

Data upload failures and crashes lead to frustration and severing of relationship with platform

My experience was so poor I cannot recommend this platform in any way. Was enticed by the low credit card fees, but in this case it appears you get what you pay for.

PROS

Initially sales and support staff was timely with responses and genuinely wanted to help. But platform/program deficiencies with data upload became untenable and staff decided I was "no longer a good fit." Never got to activation due to repeated upload failures. Therefore, was unable to assess if there are any pros to this platform.

CONS

Tried all methods of providing existing contract info--both using direct entry into online account portal and through provided spreadsheet. I am not a novice with managing electronic data or with spreadsheet data manipulation. However, crashes/failures occurred repeatedly with both approaches. One can only take so many input failures before frustration begins to show up in my emails to support staff. Customer relationship therefore terminated (before it really ever got off the ground) by webselfstorage.

Reason for choosing WebSelfStorage

Low credit card fees and reasonable monthly subscription. But if it does not do the job, the fees are irrelevant.

Best choice I made for my new storage facility!

Exactly what I was hoping for in terms of a functional program that was easy to use and show employees. Makes the move in process for customers extremely easy.

PROS

I am still very new to WebSelfStorage, but am quickly realizing its capabilities. The Sitemap is such a great tool that not only helps customers find the unit for them, but also speeds up the move-in process for the facility. I can’t say enough good things about [SENSITIVE CONTENT HIDDEN] and his team. [SENSITIVE CONTENT HIDDEN] and his team’s guidance has been absolutely crucial. This is my first storage facility and I would feel lost without their help. I have had so many questions, and they offer timely, patient and thorough explanations. Even better - this team is not only extremely helpful, but also very easy to get a hold of. WebSelfStorage can seem intimidating, but the team has graciously walked me through all the steps and quickly helped me get my first customers in the door. Thanks for the support! I would happily recommend them to anyone.

Solid Tool to Manage your customer base!

What I like most is.... if I EVER get stuck, I can call Customer Support. They answer the phone quickly, and solve my issues. It saves me SO much time, and I've trained my staff - "Just call if you don't know how to do something!"

PROS

It's functionality. History, Letters/Notes, Notices/Mailings, Auto Billing. Very comprehensive. Reports are a big help too!

CONS

The Message Center. It's clumsy. But they are working on it.

The updated the look of the site and that's really it.

Do you hate actually taking payments from a customer? Would you rather stare at and endless loading screen? Do you prefer as little as possible tools to help you keep track of customers/payments? Do you love when customer support does absolutely nothing to help solve problems except promise to send the ticket to someone else and then never hear back well thank to the April update this is the product for you!

The technical support that we have had during the learning process has been great, any issues we have had we could call or email and we had a response very fast. They give you one person that will help you with whatever comes up that was very nice

PROS

The credit card fees are very competitive for the industry. We had been using the same software program for years. and we needed something that had more features that could help us at the first of the month with statements and with automatic credit card processing .

CONS

We are in our mid 60's and there is a learning curve you must go through, with any new program, after we became familiar with the program it has got better. Our electronic gate access is not on there list that compatible with the program , Also making batch payment would also be very nice feature to have

It's fine

I use WSS daily for my small business. There are some features that I would prefer to have that are available in other softwares. But for the money - you really can't beat it.

PROS

It covers all of the basic bases for running a small self-storage business.

CONS

It's tied into Uhaul - so you're at their mercy.

New program/ worst decision WSS has made

Loved the old program. Your decision to force the new program on us was not the right thing to do.

PROS

Not much. In every aspect it has made my job harder!

CONS

There are so many things. Mainly my numbers are not correct on my reports even now. We were changed over on 11/15/18. I and other managers have sat forever on chat, who knows nothing about the new program, and have called the Admin line multiple times only to be told that they will open a ticket and let me know when the problem is resolved. Never hear back from them. The webinar was no help at all! It is not eco friendly. Every report that needs to be printed is at least 3 pages and lord help you when you print a walk around report or cash drawer summery or management summary. We go through so much paper now. Pre-paid customers are still not correct, either. I could go on and on but I will stop here. This new program has kept me upset and stressed since the beginning.
