Solve Apartment Package Management Problems with Smart Lockers

By: Collin Couey on September 26, 2019

Within the last decade, apartment package management has become a huge problem for property managers. With Amazon alone delivering over 5 billion packages last year (yes, billion—with a B), your tenants are receiving parcels at a record rate.

And that’s not going to slow down anytime soon.

With this issue in mind, we surveyed 75 property managers and 215 tenants to figure out the pain points of apartment package management.

Here are the most important takeaways:

  • Property managers are most concerned with being responsible for the security of tenant packages, but relatively few have smart lockers implemented in their property.

  • Security, space, employee time, and packages piling up are all secondary concerns for property managers that can be solved by smart lockers.

  • Aside from getting packages delivered directly to their doorsteps, tenants view smart lockers as their second most preferred delivery method.

  • If you’re considering a new package management solution, smart lockers seem to be the right choice.

Package management pain points aplenty for property managers

Whether you hold apartment packages in your front office or have them delivered directly to your tenant’s front door, you’re responsible in some regard for the safety and security of their packages.

So it’s no surprise the property managers we surveyed had package security as their largest pain point.

Packages going missing from front door steps can quickly lead to tenant distrust and a decline in tenant retention.

In addition to the risk of packages being taken from front doors, each time you leave them in your office unattended, there’s a security risk to your tenants’ property.

Security isn’t the only problem faced by property managers.

Depending on your tenants’ schedules, you may have a package sitting in your front office for days or weeks before its claimed which can quickly cause package pileup and more clutter.

Not to mention the time it takes your employees to track and log every package that gets delivered to the front office.

Each time a package arrives at your front office, a receipt needs to be signed, the package has to be documented, your tenant has to be notified, and, once it’s picked up, it has to be dug out from whatever room you’re holding it in.

Smart lockers solve package management pain points

Smart lockers solve every pain point faced by property managers when it comes to package delivery, so it’s surprising to see that only 15% of those surveyed were already using them.

If you’re new to smart lockers and their benefits, you might want to check out our other article where we discuss the different ways they can help you avoid package overload.

Once a package is secured within a locker, you can have the peace of mind knowing it’ll stay there until your tenant picks it up at their convenience–even if their convenience is 3 in the morning.

You can also reclaim whatever space you were using to store packages and won’t have to worry about the pileup that results when your tenants don’t have time to pick up their packages.

The fact is, with smart lockers you’ll see improved marketability, package safety, flexibility, and increased employee satisfaction.

If you’re struggling with apartment package management and are looking for a new solution, smart lockers seem to be the right choice.

Tenants see the value of smart lockers for apartment package management

Having packages delivered straight to their front door will always be the most convenient solution for tenants, but it’s far from perfect.

Packages going missing from apartment doorsteps leaves tenants unhappy, and we already saw that property managers’ largest concern is the security of their tenants’ packages.

With security in mind, it’s no surprise that smart lockers are the second most desired method for receiving a package. In fact, in a previous study, we found that nearly 70% of tenants found smart lockers a valuable addition to a property.

We know that smart lockers don’t just grow on trees, so when calculating a budget to determine if it’s the right solution for you, consider these benefits:
