Bookerville Vaca rentals
Bookerville rental software is pretty great. You can use the reservation settings to allow people to choose which unit they want and set the number of guests, how long they can stay, and itemize pretty much every thing about the rental. It is pretty easy to use as well. You can add the features to your website also. You can set auto responses and get reminders, which for me is very helpful
CONSSo far I have not found anything about this software that I do not like. Even the price is fantastic!

Bookerville is simple, straightforward software, perfect for the small vacation rental owner
My highest priorities are that the software: * Has a great design and is straightforward to use * Allows me to automate the end-to-end workflow process for bookings without a lot of fuss * That I have confidence that the software is going to work without a lot of bugs, errors and workarounds * If I get in a bind and need help, I will be able to contact the vendor and get the support I need * Allows me to keep the investment in my existing web site * The subscription and commission prices are not going to eat up all of my profits
PROSBookerville is well-designed, intuitive and straightfoward. If you have even a rudimentary exposure to vacation rental software, Bookerville is a snap to learn and set up with an effective wizard to step you through. There is also thorough online user help text. The hands-on training required with other software vendors to set up and learn how to use is not really even needed here. None of the functions is overly-elaborate or fussy, yet it's simplicity allows for powerful custom usage to support odd, one-off reservations that you can still support in the system. Compared to other vendors, I found very few bugs in the software, everything appears to work. And if you do need help, the customer service has been top-notch. For time zone reasons, it was important to select a North American-based software company. I also felt that in these times of companies having their computers hacked, American companies are held to a higher security standard to ensure my data stays safe.
CONSNo critical issues, but: The guest booking calendar does not automatically switch between desktop and mobile views (one workaround is to have a "change to mobile view" button). Bookerville's flexibility has a price, requiring extra time for data maintenance: * On other vendor software, to change the nightly rate for a range of dates, you simply change the rate on a line in the rate table. Bookerville allows mass-assigning nightly rates for a date range and it is assigned to each night, but the rate range is not remembered: If you have higher rates during a summer festival for example, you have to remember why the rates are higher for those nights. And if you apply new rates for a period but have rate exceptions within that period (July 4th in summer for instance) those rates are overwritten and have to be re-entered * Assigning min/max night stays works like assigning nightly rates * Managing guest data is only for each reservation. I cannot import a list of previous guests from my old software to keep their contact info in one place. * You can't flag guests who did not pay their bill or were rough on your property. And you can't categorize guests and market to them (email all military guests for Pearl Harbor Day for example) * You can specify other services to sell along with a night's stay, but you can't sell things without a room reservation and there is no "qty" field to sell more than one, so you can't sell logo products or gift cards.
Reason for choosing Bookerville
Liverez is very usable, but has a high price point for me, with minimum of $2000 to set up a mandatory web site and a $500 minimum monthly service fee. Many of the other applications simply lacked sufficient and USABLE functionality or had minimal integration to channel managers. I am very detail-oriented and did not simply review a list of functions, if possible I try to set it up and test my needs online. I wanted to keep my own site and Bookerville allows me to do that. Functionally, it is also the most flexible and usable because there aren't as many overly complicated work flows you have to follow: perfect for the small vacation rental business.
Reasons for switching to Bookerville
Resnexus has an issue with quality and there are a lot of bugs in it. When a bug was introduced in their channel integration with Airbnb that incorrectly modified my cancelation policy on Airbnb and created bookings with cancelation policies I could not change (a 24-hr cancelation policy on a Christmas holiday booking for example), I decided to switch. Resnexus has a lot of great functionality that is very sophisticated for its price point, but there have been a lot of workarounds implemented in order to get new functions to work rather than updating the underlying framework so it can be complicated to use. I like Bookerville's "keep it simple" and kluge-free design philosophy.

Very easy to link with other sites. Is our one and only location to administrative all our cabins
Was directer to this site, but did not find it easy to use
PROSLinks easily with other sites, and we use it to do all our administration. From tax calculation to customer contacts. Even though for a beginning owner, there are maybe more possibilities than he needs, the site allows for limited use, while slowly you start using more and more features.
CONSThere is little not to like. Sometimes you discover something that does not work the way you expect, but then an email to Bookerville and you get a quick and thorough answer.

Very easy software
We as business owners saved a lot of time due to this automated booking system. Now we can spend more time with pampering guests.
PROSIt syncs with other major websites and it is easy to understand. Rep answers all questions in a very timely manner and if there are suggestions then rep always has an open ear and tries to implement owners wishes. When I started using this system I was sacred that it would be too complicated, but it is easy and I have added more and more properties within the last years.
CONSI wished this booking system could summarize net rental values, at least I have not been able to get to those numbers or did not do it right, but it is important to have a recollection on what each rental brings in as net income. Otherwise, there is nothing I would change.

Best one for the money!
Every interaction with the staff has been great usually a quick response if there's an issue never left with out an answer to a questions for anything.
PROSDeployment of the service was a whole lot easier and user friendly than others I tried before. Was up and running in no time.
CONSI wish it integrated with my quickbooks online and gave more options for KPI's in reports but overall all does a great job!

Geat tool for small businesses looking for a professional set of tools.
Overall positive for a small business with limited number of customers and a short season.
PROSThe tools are intuitive and the customers are able to use the tools without guidance.
CONSMobile phones are becoming more and more the standard with our customers. Some of the screens lose context when viewed on the smaller screens resulting in confusion.

Useful, But Expensive.
I have been using this software for the last four years for a single vacation property I own. Every feature that I needed was in the software plus many features I never used. It does make it possible for a typical owner to manage rentals without going through a rental agency. The annual subscription fee has gone up by 32% over the last 3 years. They should offer a lower price version with less features for those with only one property. Wasn't planning on renewing for the fifth year unless I get a better rate.

This otherwise excellent customer (we love you Stephen!) is unhappy that we were gradually raising prices on older (grandfathered) accounts. But the price we offered him is still less than half the current rate, which is itself well below our competition's pricing, per our research.

This has been my new choice for Vacation Rental Software
I switched to Bookerville from and old form of Last resort and Not sure why I waited so long! Great investment.
PROSEasy to use, has automatic emails that helps with scheduling, taxes and more. Takes work out of welcoming emails to guests so I can spend more time talking with POTENTIAL clients. Standardizes properties across most sites worth listing on.
CONSNo cons I can think of-- Quick learning curve so unlike my last software I was up in less than a few hours.

Top Notch software
We have joined Bookerville 2018 and have not had any major software failure or crash of any sort, they are willing to make some adaptions for us as we are situated in South Africa and operate with a few differences to America accounting.

Could not manage without this program
While there are other programs available out there that offer a similar service; the customer service provided by [sensitive content hidden] cannot be beat. Whenever I have a question, I reach out and the response is received almost immediately. That and the cost make it a no-brainer. Thank you!

Using Bookerville for years!
We have been using Bookerville for many years and love the support that they give us. They are always quick to answer emails and will give a call if it is needed. I have told others who are just getting into the "rental" world about Bookerville and they agree that it is a great booking site that has everything that you need. If it doesn't all you have to do is suggest it and who knows your idea might be the next big improvement! Excellent service, excellent site!
PROSI like that it automatically sends my clients email informing them of payments, updates, and check-in information. Everything is neatly organized and all within a click of a button. I can set up a form and have it send email x amount of days before my client checks in. I also like that it automatically updates my other calendars on Homeaway.
CONSHaving so much to choose from sometimes gets confusing but with so may different people using the software it caters to all. I would also love to see an app for owners to be able to use on the go.

Darndest, easiest VR program I have ever used. And priced right too!
Once I got used to BV it was a breeze. I still dont know all about it though. Some additional how to videos on billing to owners would be a huge help to us as well.
PROSEase of use and syncing with multiple other sites. Technical support is probably the best I have ever seen. The owner will respond to you personally. No tech from the eastern part of the world not speaking very good English trying to help you.
CONSLong term rental software would be nice and also "sync receiving" from other programs like ECBYO and IVacationonline would be helpful.

Over view of software
Benefits to this software to me is the emails sent out as soon as a perspective guest wants to request a booking, reminders for payments it helps us keep tract of what's happening very easily.
PROSI just started working for the owner of her vacation rentals and I found this software to be very user friendly. I just started training on this software for bookings and I found it very easy to pick up speaking from a person who is not very computer savvy.
CONSSo far I haven't come across anything that I would classify as a con.

Bookerville has been a tremendous asset to have in managing our three vacation rentals
The ability to customize Bookerville to have it manage our three properties is unbelievable. Only one of our properties is jointly owned while the other two are owned separately and each requires different options to meet the needs and goals of each property owner. Despite that, we are able to individually set options, including custom emails, and even payment options on one dashboard. Managing a reservation from pre-booking to requesting a review after departure is now a simple act of checking the dashboard each day.

Great experience, great customer support.
Easy to use and once it is set up, it almost runs itself. John is great at quick communication and providing solutions if needed. I sell cabins and recommend Bookerville to all my clients when they choose to turn their cabin into a vacation rental.
CONSThere are several payment options built into the software, but I would like to see Venmo added as another option as well. Overall, the product is phenomenal, especially for the price!

Great software for rental property management
I like the clean user interface/dashboard and the way the software integrates with my listings on different web sites. Saves a lot of time and prevents double bookings.
CONSIt would be great if Bookerville had its own integrated Channel Manager. I believe it will in the next few months.

Top notch Booking software
I have used Bookerville for over three years now and have no intentions of going anywhere else!

Great Experience and Simplifies the VRBO process
I was looking for an automated way to manage our vacation home in the Outer Banks when HomeAway started with booking fees last year and negatively impacted my bookings. Bookerville was just what I was looking for. From managing our rentals, to creating automated emails for our guest, to creating an easy to use calendar for our prospective renters to book our home to the easy credit card integration, Bookerville has greatly simplified our lives. In fact, I recommended it to our management company, and now they are using Bookerville.

Above and Beyond all Expectations!
I have been using Bookerville for almost a year now, and I love it! I can have my guest either go directly to Bookerville to book their reservation, which by the way, they all say it is very easy to do, or when I get bookings from other sites I can easily go in and add that booking to Bookerville. I love that you can set up all the automatic emails; from sending the rental agreements to sending the cleaning crew a new scheduled cleaning! I have automatic emails set up for reminders on payments and I have my welcome packet go out.. I don't have to worry about a thing!!! I love that you can track where you got your bookings from and the notes box, so you can remember discounts etc that you may have talked to your guests about. On all of my marketing I have them go directly to my website and book through Bookerville, before I would have to field all the calls and do quotes by hand, I had a printed calendar that I used, so if I got a call I would have to find the calendar to first see if it was even available. A real pain!!! I don't have to do any of that now with Bookerville. It is so sweet to see an email from Bookerville that someone has booked your house and you didn't have to do a thing!! If I do have a question about the use of the Bookerville, there are so many great tutorial videos that you can use or I email them directly and they ALWAYS respond, the customer care is absolutely wonderful! It is by far worth every dime!! A little dime at that.. it is a great price!!
