Great PMS

We have been with Hostaway for over 5 years now. It is very easy to use. I have done some research on competition when I missed some connectivity partners but realized that Hostaway still works best for us.

PROS

There are many functionalities that competition wont offer, such as scheduling pre-auth, payment scheduling, very good and reliable financial reporting, very useful app to be shared with the whole team.

CONS

Connectivity - even though it is improving via Travelstaytion.

Still learning the ropes, but happy

Overall, 4 out of 5 stars, but the main reason for the deduction of a point isn't fully their fault, but the VRBO integration is so challenging I couldn't give 5 stars.

PROS

Great for managing my 13 properties and overall very happy with the product. Integrated inbox is a great toolDirect booking = fantastic

CONS

I have two primary issues with Hostaway: 1) The automated messages is not as robust as I hoped it would be. It feels like there is a lot of functionality they show have as a function, but don't.2) It's not really their fault, but the integration with VRBO is absolutely awful. Integrating the financial data and reservations is truly painful.

Charge-away! Overpriced and overcharged. Poorly designed software experience and no support.

Exceptionally poor and amateurish business experience with Hostaway. No additional value compared to other platforms that cost half as much. Awkward set up experience with lots of hidden settings that should be defaulted. You are contractually obligated to pay for set up when it should be free. The fact that you have to pay someone to show you how to set up a listing is indicative of how bad their software is. And yes I have set up listings on other platforms before without needing any guidance.Dismal documentation and useless support. Takes days to get an answer - if you even get an answer. They probably can't train up people fast enough because the software is so poorly designed. No excuse is acceptable for the poor support for paying customers.I deleted all my listings and then they re-appeared again, probably as an excuse to bill me. Have to dispute charges because Hostaway is charging for additional listings we never had, and continues to bill us despite terminating the contract. I can't do business with another company that operates like this.

PROS

AirBnB Pro integration had fast sync operation.

CONS

Too many missing guest details with VRBO integration. Had to spend hours checking bookings and manually entering in guest information into the reservation management portal.Really poor workflow with this application. Process designed by software engineers not business users. Ugly user interface and no intuitive design.Mobile app could not load over a data connection - had to connect to wifi. If you changed to a data connection it would prompt for a password then time out. Never had issues with other apps over data - except Hostaway.Mobile app locked up continuously and was unable to send out messages to guests to address their concerns. Tried restarting app and even rebooting my smartphone which was at latest OS version. Absolutely useless as a mobile app.Awkward setup process and should have better templates or examples. So many repetitive clicks when it should be defaulted.Cannot send attachments or images with automated emails. This is critical to giving our guests additional information related to check-in and finding the unit.The only thing worse than the software is their support. I received faster answers from competing applications support people and I wasn't even their customer yet! All you'll get from Hostaway is silence and excuses about support. Trying to cancel this subscription and of course you have to go through support to do so. Support doesn't answer and does nothing. Really dishonest business practice. I have no trust in this business.

Best PMS in 2023

I haven't looked back. I believe it's going to help take my property management business to the next level with the latest in integrations, their focus on integrations, and the educational content they push out online. They also provide an onboarding experience that is extremely helpful in getting you up and running with their platform on day one. You're partnered with someone who helps you take all listings and set up features with you one-on-one so you are just done and don't have to take the time to figure out the platform with user manuals. They are wizards, and save you hours. [sensitive content hidden] was amazing!

PROS

Great user interface, great integrations across automating your STR/MTR business. Direct booking connect directly to website is seamless, and we now have access to OTA integrations across the big players like Airbnb, VRBO and booking.com AND mid-regional OTAs that are hyper local to us in Tampa Bay. We have increased our visibility, offer more channels for guests to book, increased conversion as a result, and have one stop PMS that really puts us in the drivers seat for operations. I switched from another leading PMS platform that I used for 2yrs and love Hostaway.

CONS

Messaging could have a better user interface. Looks a little 90s but it works, you just have to make sure you have messages sorting with the latest on top like the OTAs do so you're on top of the latest message. I believe default is a different setting.I could be wrong. Also, app doesn't allow PMs to add expenses. This would be a nice feature so PMs can add expenses on they fly, instead of just the desktop version.

Reasons for switching to Hostaway

Customer service isn't the best. Owner statements are not accessible by owners. This was the main reason. Ticket was submitted twice. First one was dismissed as just refresh your cookies. The second was oops we have a bug and the dev team would help, but it was over two weeks later. It wasn't a great experience for my owners who are very interested in looking at their monthly KPIs.

PROS

Very complex software, so easy and the most important the team is very helpful.

CONS

The tasks management is not so easy for people who are not so good with technology. It will be perfect to have a monthly calendar for tasks in order to have a monthly view and allow to my employees to know their off days. But generally, the software is perfect.

We couldn't function without Hostaway!

Great!

PROS

Financial reporting is handy when you have the correct formulas set upSynced calendar - very fast New add on sections

CONS

We don't have a solution yet as to how to full our financial reporting as often payments from one month fall into the next so in that sense we're probably making it more complicated for ourselves but we're still looking for the best way to use Hostaway to do this in the most accurate way.

A great Product that listens to users...

Hostaway saves me time and this is a really big thing. We have a lot of moving parts in the hospitality business. The fact that there is a lot of automation possibilities in the product makes our lives a lot easier and time won can be focused on other Business Development tasks.

PROS

The software is intuitive and easy to use. Clear user interface that is not complicated. The first setup is very easy and when questions arise, the helpdesk is really quick in answering. Team is also helpful with the setup. Most importantly, the team listens to what we, the users, are missing and will implement in fairly short time.

CONS

I do not have any real cons for Hostaway product. Like many of the similar products it does not have all in it what we would need (Like good Owners Reporting Tool) but it is 90% of what we need to run our business.

Reason for choosing Hostaway

The completeness of the Hostaway Product won me over. Also the price to what was offered between the three products won me over to go to for Hostaway. Also the attention of the team to really support us in the transfer to Hostaway.

Reasons for switching to Hostaway

VREASY was missing a lot of functions we would like to have to run business smoother. (And safe us time) Also, the product felt "dated" and there were not many new functions rolled out.

Sophisticated Channel Manager

Overall, this has been a good experience. I signed up with them a year ago and periodically I do a review of the competition and new entrants to see if they stack up and so far, this is the best solution for us.

PROS

It does a lot of really great things that suit my business model perfectly. It is the best software system I could find for our budget and requirements. My personal favourite is the webhooks and open API that I can use to build my own functions on top of.

CONS

It really needs the functionality to be able to automate the security deposit for guests. That is my one problem. I would have said the financails could be improved but they just released a major update to this and it looks great. Finally, I'd like to see some custom reports for business metrics. I currently have to download to a .csv and manually figure things out. The overview dashboard does have a decent set of metrics, but I want to see them over time.

By far the best value for money and the best suited to my individual needs.

Reasons for switching to Hostaway

Expensive and you had to pay extra for the actual channel manager. It was a good PMS, but it's only really useful if you have a lot of call ins or your own direct booking website that people have to enquire before booking. I wasn't a fan.

This is what you need for your business

PROS

I have used another channels manager before and to compare to them this is the best! I don't have any problems with synchronisation, no overbooking, that makes my life much easier )) As well I save lot of time on messages. Because you can use automations in Hostaway. This software is easy to use, big advantage is app for your phone. And I would like to mention that this team is really working hard and they always improve this software, they listen you! You don't need 80 channels to sell your apartment. Hostaway has enough channels for max occupancy rate.

CONS

May be would be good to make an option to copy prices for another apartment (because I have 4 same apartment in the same building), so I don't need to spend my time to make prices for similar apartments.

Reasons for switching to Hostaway

I would never recommend RU to anyone. Their workers are really rude, no other words! I had overbookings few times in a year and it was rentals United fault. And the thing is that they are answering within 48 or 72 hours. Another thing. We have signed year contract for the amount X. Next year I got an email asking if everything is alright and they can charge credit card for X amount for next year. Credit card is charged by X+ 25%. We spent 1 month to get an answer and 25% money back, as they decided to charge VAT, even it’s not written anywhere. As it was illegal action, they sent us money back. As well on the website they have lowered prices for new customers, but for old customers prices are the same it’s not customer oriented at all. And of course, after this situation we were not happy at all to continue work with them. And they didn’t make any refund, because it was already past 1 month. BUT ALL THAT MONTH WE WERE DEALING WITH this charge of 25%

Hostaway the most versatile channel manager

I am very satisfied , some things I think has to be clarified from the beggining .For example some part of the features of the web have difficulties with some browsers so I consider that they have to make that point since the beginning and don’t let the customer has an unnecessary problem to know that it is only a problem due to the browser . But this happens with a lot of software in the market , not only in hospitality.

PROS

The web is very complete and allow a lot of features. The app is very good and friendly but has to include some other features that are only possible to use in the web . I know they are working very fast on that and will be ready soon.

CONS

The software is ok but as any company works on the listings differently is difficult standardize everything and export the info to all the channels in one shot , that cause a loose of time and multiple revision at the beggining and any time there are changes.
