Who it is for: independent landlords with a growing portfolio, owner-operators of apartment and multifamily buildings, commercial and mixed-use owners, and management companies running many properties under one login. Apartment associations can also offer iRent to their members. What it does: applicants apply online and are screened in one click for credit, criminal and rental history. Leases and forms go out for e-signature, and signed documents are stored with the tenant. Rent and recurring charges bill automatically, late fees post on your schedule, and tenants pay online by ACH or credit card through their own portal. Tenants submit maintenance requests online, and managers assign them to staff or vendors and track make-ready work on vacant units. Built-in accounting produces P&L statements, income and expense tracking, delinquency and tax-ready reports. No incentive was offered Villa Nueva Apartments is a 541 unit complex in Houston Texas. Our greatest challenge was to find a property management software that helped us focus on efficiencies, like the automatic application of rental charges and late fees. Having to manually go in and post charges was too time consuming with 541 units to manage. iRent addresses this issue by automatically charging not only the monthly fees, and initial late fees, but is also capable of applying daily late fees.
