What has impressed me most is that the company understands the vacation rental industry. I knew OwnerRez would better support the operational needs of both the property owner and my management company, Dream Stay Vacation Rentals, through its flexibility, automation, and extensive customization options. Our bookings have been on the decline because of the state of the vacation rental industry, and OR isn't adapting to the changing landscape so we're unfortunately moving on to vendors that have more modern direct marketing and guest journey features. I find it ironic that OR is arguing in their support that integration with metasearch is a waste of time when we have ample evidence to the contrary. #### Ratings breakdown - Ease of use: 5/5 - Value for money: 4/5 - Customer support: 2/5 - Functionality: 3/5 #### Pros Overall we've been very happy with OwnerRez when it comes to the channel manager and the PMS system itself but only for vacation rentals. It's definitely a good PMS system. The rates and rules are easy to configure and well thought out. The channel management is pretty good as well. From a control perspective it's really a good channel management tool. #### Cons My low review score comes from the fact that when it comes to marketing and direct bookings, OwnerRez pretty much fails. If you don't mind the majority of your business coming from the three main channels, then stick with OR. But if you have a multi-unit property, OR doesn't provide what you need. When we dug deeper we discovered that OR has two drastic gaps: one is no support for Google Hotels or Hotel Metasearch in general. Yes they support Google Vacation Rentals but that is not the same as hotels. The second major gap is the terrible integration support for external websites. The WordPress plugin is severely limited in what it can do so the only way to get a good web presence is to work with a third party vendor that took the time to build deeper integration hooks. CRM support is also poor. For example there's no way to let the guests automatically update their email address. We have to copy and paste it manually. #### Reasons for choosing OwnerRez Better features, more implementation flexibility, better price. #### Vendor response This review says some things that are factually incorrect. "Google Hotels" is the same thing as Google Vacation Rentals from an implementation standpoint. The reviewer believes they are two different things, but he is incorrect. GVR is the "Hotels" version of STRs and Google prevents integration partners from listing STR properties as hotels. ie. OwnerRez is not allowed to integrate with the hotels side. Guests can update their email addresses directly (there is a POC and RA guest form for that). Customer support does not take days to get a reply unless the question requires escalation in which case there may be research time involved. Initial customer questions tend to average 24-36 hours average first-response time. The complete Airbnb sync killed the double data entry on day one, and the operator-level control is what makes me sure about the switch. Steep at first, then it mostly runs itself. Uplisting only synced part of what Airbnb exposes, so I was entering the same changes twice and they still didn't match. OwnerRez syncs the full listing: content, rates, availability, and rules. One system instead of two. Past that, it's built for operators. The feature controls are granular without turning into a mess, so you can run the property exactly how you want. Native length-of-stay pricing is built in. The AI assistant actually helps. The direct booking site is good enough to send guests to directly. The feature set is deep and mature, clearly refined over years. The combined-listing setup works fine too, for our two villas that also rent as one unit. #### Cons It's deep, so there's a learning curve. The first week of setup takes real work and you'll live in the settings before it clicks. Worth it, but go in expecting that. No incentive was offered The program is intuitive, and every time I need to do something different, I'm amazed to see that there's a way to do it! They are always incredibly upbeat, helpful, smart and pleasant to work with. In 5 years I have never had a complaint. Even on holidays with a non-emergency, someone has gotten back to me to help. If I'm not mistaken, I think all their customer service people run properties on their own and it gives them so much insight and understanding. They not only figure out what to do, but sometimes they send me a video where they actually show me what to do using my own info. I run 12 cabins in the mountains in Southern California and with Owner Rez, I don't even have to pay someone to handle the communications around bookings...OR takes care of everything. Sometimes I call them with such a pickle of a problem and they have an easy way to handle it. Every single member of the team is knowledgable and 100% understands my problem or requests and their help is spot on. There is so much fluidity in the program, which allows you to edit everything to be just the way you want it. It boggles my mind sometimes, when I see how intricate the system is in considering every alternative you may want to choose from. I've used two other property management softwares (well known brands in the industry) and OR is so much better. They don't pick up the phone when you call...so you don't get instant help. But there's nothing I hated more than people who picked up immediately but I couldn't understand a word they were saying and they didn't understand my problem. I wouldn't trade, in a million years, the kind of service you get with OR for someone who picks up immediately but doesn't really help. #### Cons When we shifted from strictly individual bookings to small retreats, some of the bells and whistles that Owner Rez can deliver, didn't really apply to us and once or twice I had a need that was just too outside the box for them. Not really their fault because they don't cater to retreats. I also loved that I could pay ownerrez and get a person through proconnect (Adrielle) who was very knowledgeable to help me get the property set up without making any mistakes or forgetting important things. She was so knowledgable about OwnerRez and also about the typical procedures, expectations, and mindset on how to run a vacation rental. I give Adrielle 10 stars. I work a couple different jobs and she kept me on track. #### Cons Sometimes help articles are not as easy to locate. Sometimes this is due to the fact I don't know the name of the functional feature I am looking for. Maybe my fault but there is a lot to learn.
