Rentify Rocks

I'm not sure how we got along without it. I mean, now my wife and I use Rentify as our final check. First we ask applicants to fill in a Google Form, then we ask for their credit report. Then Rentify. I think Rentify is the sharpest tool in the shed!

PROS

Rentify helps my wife and I screen applicants and their guarantors (if needed). I love that roommates can be lumped into the same "Applicant." Would be great if guarantors could be too. I also like the summary; the green/red flags for ID, NSF, and Credit draw my immediate attention, which is great. The reports are detailed and include the applicant's ID. Nice!

CONS

I wish the reports showed everything that can be seen onscreen. For example, the NSF info, although included in the summary, does not appear in the report. Also, what happened to the score wheel? Or was it a bar chart? I remember the summary onscreen included a colourful illustration of the applicant's overall financial health.

Rentify is Simplfying My work!

I am Enjoying Rentify so much, having a quick snapshot into the financial state of a tenant makes it way easier then guessing and taking their word. It also allows for someone with a tainted credit score to still prove they are financial above to afford the unit. I love the reports and the detail

PROS

Using Rentify has simplified the work required on my end, i simply send the link, review the application and the guess work has been removed, all the extensive information is right there for me to access. Once i have review it i can shortlisted or decline the application, making it easy to access the ones i have manual approved and then get them to the leasing process

CONS

I one difficulty i have experiences is that when applications come in they are filtered by unfinished, finished etc, however there's no filter to separate by unit number. If i have multiple rentals, i can to go in and match the amount to the potential rental unit, and therefore having to go back through conversations to make sure the applicant it or the right unit. Having a filter to toggle between rental units would be beneficial

Incredible Software for Screening Tenants

Verifast has completely changed how I screen tenants. It's given me much more confidence in making wise decisions selecting tenants. I recommend learning how to use it to EVERY real estate investor I know, and even teach a class on how to rent out your home, and highly recommend this software in that class as a part of the tenant selection process.

PROS

Being able to verify the financial health of tenants... it's very powerful what you're able to see into people's finances to help you make a safe & confident decision as a landlord.

CONS

Can be tricky for tenants to figure out sometimes... especially the not tech-inclined demographic. Also can be trickier to connect to smaller banks/credit unions, but easily fixable through troubleshooting.

Great software

PROS

It is very easy to use. All I do is send an email with instructions and the link to the applicants that I'm wanting to rent to and they do the rest. Rentify has their own customer service so if there is something that an applicant is having problems with they can reach out immediately to the customer service to help them. Makes making the decision to rent to an applicant a lot easier.

CONS

Better explanation on why the applicant must sign into their bank app. Some don't trust this and do not understand why they must sign in. However from everything I use the software for I have no complaints.
