ResMan is a cloud-based property management suite best suited for large and midsize companies in the multi-family industry. Key features include rent, leasing and budget management, portfolio management and lead management.

The ResMan Multifamily Solutions Suite includes tools to help users manage reporting, budgeting, leasing and rent collection, portfolio views, lead management, document storage and text messaging. Users can also handle maintenance requests, accounting tasks, financial report writing and resident retention tracking. The resident portal allows renters to check balances, pay rent and fees online, send maintenance requests and receive property alerts.

Users can purchase additional ResMan software to help with completing verifications and annual recertifications, managing monthly housing assistance payments and tax credits and maintaining compliance. ResMan also provides users with access to a network of vendors who have developed add-ons and integrators for the ResMan suite.

Phone support is available. Pricing is per unit per month.

Having used ResMan for about 1 1/2 years now, I am thrilled with the company. The conversion process was relatively painless. The data is well organized. There is a learning curve - as is the case with all new software. The training was excellent and the options provided are extensive. This software can be utilized by any size property management company.

Pros

All inclusive software. Permits multi-level user access. User friendly. Quick and friendly customer service. Many add on services available. Perfect for any size property management organization. All entries and/or deletions are recorded making an audit trail easy to follow.

Cons

To date there are no cons. There is a bit of a learning curve. However, the user manual is easy to read and follow.

We are a small property management company, managing roughly 200 affordable units and 16 market rate units. We manage both multi-family and single-family homes. We went "live" with ResMan about two months ago and couldn't be happier. Before we had been using Quickbooks and spreadsheets, lots of spreadsheets, and it wasn't efficient for the size of our business or to be able to grow our business. With the majority of our units being affordable, tax-credit units we knew we needed a property management system we could rely on and that would allow for the specific reporting and tracking that comes along with managing tax-credit properties. ResMan has exceeded all of our expectations when it comes to the affordable side. The implementation process went as smooth as it could have gone. And now that we have been actively using ResMan for two months, we are so happy with our decision. ResMan has allowed us to focus on other tasks that come with running a property management company that had been ignored due to the time it use to take us to record everything and run all of our necessary reports.

Pros

We love all the different kinds of reports ResMan offers and the ability to click into the detail from the reports. It is also so easy to get around in ResMan and being able to use the search bar within ResMan. Wonderful for affordable/ tax-credit properties. Being able to chat/message with the support desk or have someone call you within hours and explain and walk-through fixing any issue has been so helpful.

Cons

When posting recurring charges, you have to post everyone with a recurring charge, there is no option to take anyone out.

I switched from Buildium which I had used for 1 year. I did not like the interface and it did not give me the reporting that Resman does. Resman has many integration partners to add to the core product such that all our Property Management needs are met. I really like the interface, very user friendly. We are a small Property Management Company and the program has way more potential than we need, but the software has all our bases covered. Very detailed instruction even before you can begin using the product, which is mandatory. Only company that required it, and I was very glad for the training. Once using the program, if I need to remember how to do something in the software, there is a large video library covering every aspect of the program. If I need further help, I can make a call to customer service. Very satisfied.

From our first presentation to implementation, training and support our transition has been a positive experience. This product is extremely user friendly, it makes sense. The positive feedback from our onsite staff has been overwhelming, we definitely made the right decision. The Boardroom is a great quick look at key information. Would like to see the demographics that are similar to those we see on the tax credit paperwork, but I hear that is coming soon!

Recommendations

I recommend doing a demo with ResMan. Make a list of what you want in a property management software, you will be happy to see each of your needs that ResMan will meet. Participate in the user group meetings because ResMan listens to the user. If you don't see something you want/need speak up, it may be something already in the works.

ResMan utilizes the latest technology to create an extremely user-friendly property management solution. The interface at first glance looks oversimplified, similar to an Apple product; however, do not be deceived. From its comprehensive operations features, including empowering end users to make unlimited resident corrections, customizable dashboards, intuitive document storage, cross browser/platform support, and seamless open RESTful API industry integrations to a powerful accounting GL back end (loved by our entire very demanding accounting team) and included resident portal, it's the most elegant solution in the industry currently.

Presently, there is no custom report writer, but they are very close to releasing one. The Development team has been outstanding and has always delivered and exceeded our challenging expectations.

Recommendations

Give ResMan a try. Conversions and integrations are never trivial, but their implementation team made the process seamless by utilizing transparent project management and helpful guidance. We have never looked back after switching from another industry leader (used for 15 years).

This product is extremely user friendly. Unlike other software that is available we have found this product is easy to understand makes sense to the on site team to maneuver through to enter data. The training videos that are available if you need additional assistance are like having someone standing with you walking you through it. I love the ability to chat while working in the software to handle small things that come up. The support is phenomenal. Each and every person you work with from sales to implementation, to ongoing support are knowledgeable, extremely helpful, and friendly. You can tell each one of them want cares about your experience.

This software is awesome! It truly is a "One Stop Shop." When I worked for a previous management company I was logged into three software systems daily. One site (to type service requests, resident info etc.), Timberline (to enter invoices), and Yield Star for exposure control and unit pricing. With Resman, I am only logged into one system and can research invoices, my budget, exposure control, service requests and resident info using one system! Resman is very awesome and user-friendly!

There are too many steps to move in a resident, but at least I know all steps are double checked by on site staff.

Recommendations

I recommend doing a demo with a representative and have a set of detailed questions to ask each company if they provide them. You'll quickly see that Resman offers more as a whole for total property management product.

What's not to like? As a trainer by passion, the training and support provided by ResMan is what I would expect of a professional training company, not a property management system provider! The product is user-friendly, not too hard on the eyes, and the support team is extremely quick and responsive.

Occasionally, when they introduce an update it changes users' permissions without warning us, and we have to open them back up. So far it hasn't given permissions we didn't want them to have, it's just removed authorizations we did want users to have.

Recommendations

Take a test drive. Speak with users and don't settle. We went through a 1-2 year search for the right product. It was rigorous, but worth the result.

I absolutely love the ability to chat with support rather than wait for an email or phone call back. Even then, the response is quick though. The product itself is really easy to use.

I don't like that you cannot attach a purchase order to multiple invoices from the same vendor in the case of back orders or different ship dates for items on the same P.O. I also don't like that the general ledger numbers don't appear on the check stubs. When pulling up an image of a payable, I cannot see what general ledger account it was posted to.

We love ResMan, because there is no redundancy. There is no limit to how many users you can have, and the security is very easy to set up.

I would love to see the ability to synch our operating accounts with our financial institutions in the near future to help reconciling our bank accounts.

Recommendations

You need to be very comfortable with newer products and processes, and many experienced multi-family team members are very used to the traditional way of doing things, especially back office folks. That transition may be a challenge if top management isn't fully supportive.

Resman is easy to use for everyday simple task and very efficient, the problem I have experienced is not being able to correct a mistake or back up when needed simply and quickly.
Overall I would absolutely recommend this software to other property management companies.

Pros

I love that it is so easy to navigate. I will be paying bills and need a GL Code, so instead of pulling out the list you can just put like paint in the search bar and get the Code you need. Simple and efficient I like that our background screening and rent payment site is accessible within Resman. I love the little lizard guy.
I like that you can stroll over something and get an explanation of it's function, that is wonderful.

Cons

I have no way to back up, so I have to pull the addresses back up while working in them. I do not like that you cannot just enter someones phone number without getting their birth date and social, it will not let you save the number without it and some people don't like providing that info when all you really need is an updated contact number. I have had issues when trying to take a roommate off the lease and creates an accounting nightmare that I have yet to be able to correct.
When doing the move out reconciliations I have found that a simple mistake will create double charges.

It's online and you can see all companies together in one report.

Cons

Waiting way to long to resolve issues, Reports don't tie to accounting reports (e.g. prepaid), bank reconciliations don't always tie to balance sheet cash balances, transactions are batch in GL so noone knows what they are. The same vendors have different names in the GL depending on whether the transaction is an invoice or a payment making it time consuming to reconcile the AP GL to the unpaid invoice report, the balance sheet doesn't balance a lot of the time.

We are able to be more efficient and able to pull reports that help with marketing, leasing, collections and financials. We used Quick Books before and had to due most things manually.

Pros

1. Ability to pull up residents, garage spaces, parking stickers... anything you may need.
2. Like the Boardroom and how you can personalize it to fit your needs.
3. Like that you can text and/or email to residents.
4. Like to be able to integrate credit screening company, collection company, e-premium and marketing sources.

Cons

I could tell you when I am experiencing the issue, but right now I can not think of any issues.

While ResMan was intended for use with multifamily properties, our company uses it for an assisted living community. The functionality is flexible enough to be able to accommodate our needs. It would be more helpful if we were able to customize our invoices, mainly just reformatting to fit a windowed envelope better. The maintenance function is particularly helpful as it allows our maintenance department to stay on task. I like the fact that the transaction categories can be individualized for our business type, this makes things more accommodating for our business type.

Cons

For me, the least user friendly feature is trying to figure out how to turn back on the draft feature once it has been turned off due to an overdraft. This is not very apparent as to how to do this.

We have been using ResMan for a couple of Affordable communities and have enjoyed the ease of use and the layout of the affordable module. We are a larger organization and though it is an excellent product that I would recommend to those in the SMB market or new to property management, it is not quite what I would consider a competitor for enterprise systems, like Yardi Voyager, but better than Realpage OneSite. If you are looking for something robust and engaging for your communities then I would give ResMan chance. If you are looking for something with a stronger emphasis on accounting, investment management, and customization then you might want to consider other options.

Pros

The software has a strong focus on the resident and operations of the community. The layout is simple and easy to understand. Good PM and resident accounting.

Cons

The accounting side is not quite there for investment management, ownership, or advanced enterprise level accounting. The options to customize or create custom reports is difficult and a large learning curve for non-technical users.

We find it easier and efficient for book keeping and records. I find everything about this program is faster and more accurate. I have more time with the way the programs are set up. Things that took a long time have been changed to taking a few minutes (Reports, Bank Rec)

We have been using Resman for the past 2 years and it is an amazing software. With Resman you have easy access, and user-friendly functions. The layout of the website is great and the navigation is easily understandable. You have hyperlinks from reports to residents, invoices, and transactions that are so convienent in checking any discrepancies. The conversion process is getting so much better from our first conversion to our latest conversion it was painless and fast and the customer service was proficient. The different communication methods from texting to emailing in bulk are so convenient for Property Managers.

Pros

There are so many great features in Resman it is hard to choose, the reports are great, the integration partners are so convenient and easy to set up. The software is so easy to navigate and you have an integrated calendar in which you can add an event and tag anyone in the company. The software also has a tasks bar to add daily, weekly and monthly tasks. There are still many great features provided.

Cons

The thing I like least about the software is the ledgers which could sometimes be a little tricky for personnel to understand.

Gives over all picture on the performance of the property. But one has to really look for it. Analytics is woefully missing from the picture. Lets say, if the electricity bill is going up more than regular range, then it can show up to take an action. or for that matter a dash board to see how the expenses are doing as a percentage month over month year over year and so forth.

Pros

I like the simplicity and the functionality that is already there.

Cons

Support is not always responding on time. The issue that need to be fixed has been lingering for ever. Never got a satisfactory response.

Easily able to notice issues on reports to fix before they get to investors and owners

Pros

Easy to navigate. Like the majority of the functions available. Like the chat feature. Like the personable relationship with the ResMan team. Like how you are able to directly type onto the deliquency report and variance report

Cons

Limited Reports (no follow up report). Time it takes for an issue to be resolved. Uneducated chat support team members ( some not all)

ResMan has some reliability issues, but the platform overall is generally easy to use, easy to train new hires on, and works well for contacting prospects, and current residents. Needs some work on reports, template messaging, calendar access, and quicker integration.

Pros

Affordability, integration is generally easy, minimal training required for use

Cons

Constant issues with freezing, integration with ePremium took an incredible amount of time, complicated ways to address simple reports

Great! Technical support is awful though- very hard to get a hold of and get educated answers. The integration team could use significant improvements as well. Difficult process when utilizing add-on vendors ie; AMS, Aptexx.

Pros

There are many different capabilities with reports

Cons

More focus on accounting-related items- There should be a way to bulk void checks, addition of true AR functions, and AP scanning should have OCR capabilities
