The mobile, all-in-one solution includes features such as online owner and renter portals, online applications and leases, online payments, built-in screening, maintenance requests, mobile inspections, bulk text messaging, accounting and reporting and a mobile app.

Other capabilities include vacancy and rent tracking, liability to landlord insurance, renters insurance, website building, a rent comparison tool, automatic bill posting, database-wide searching, paperless work order generation, report customization and more.

This product is so great , It has a live support and they are so accommodating. I suggest you should try this product.

Pros

This product was so great! It has the record of your online conversation and I like that feature so much and it has time to time tracking of payments and it automatically charge fees for late payment.

Cons

There is one thing I didn't like this product , when there is an error on my transaction sometimes it fails to notify me and it cause me a lot of problems, other than that it is great product.

I like the product. I am extremely grateful we have someone in our office that has been using it for years or we would be in trouble. In the few times we have had to put in a request for appfolio to help we have been extremely disappointed. You can never get them to call, they just came up with a new chat feature but that feature only opens support tickets. Again, the support desk is frustrating!

AppFolio might not be best for very small companies. The flat fee is for up to 250 units, so for a property manager with just a handful of units, the cost might be high compared to other platforms that have tiered pricing.

Pros

LESS CLICKS. We used Buildium for years, and while Buildium is user-friendly, AppFolio just takes it to a whole new level. In Buildium we had to click 3 or 4 times to sometimes get to the page with the right information. In AppFolio it sometimes only takes 1 or 2 clicks. Their 'universal search bar' is fantastic - we can pull tenant/vendor/owner contact info, financial tasks, leasing tasks, reports, and more in one single search. If something is in AppFolio, you'll be able to find it with this search bar. The financial capabilities and ease of accounting are also a plus. Reporting is more in-depth and is more customizable than Buildium's. Another advantage of this program are the easy-to-use tenant and owner apps. Game changer for the tenants especially!

Cons

There's not much here, honestly! And if there are downsides to AppFolio that we come across, we can report them to the support team and many recommendations are considered for future improvements.

Pros

Appfolio is really great about getting back to you with answers. You get to speak with a live person that will walk you through the steps. Its a great piece of software I would recommend to anyone in the property management field.

Easy is use and I mean easy. There are also educational videos under the help and training tab which works our great. You don't have to train new employees they can watch the videos.

Always being improved. They ask for your input and will actually take it in to consideration. They even let the people using the software vote on which issues would be most useful.

Cons

Honestly I can't think of any. That's how good this software is. I guess working on the mobile app.

The conference was excellent! It was great to network with other AppFolio users and meet some of the guru’s who help solve our problems. Is it possible to get copies of the presentation slides?

Pros

I really enjoyed seeing how AppFolio listens to the users and implements new tools. The guru’s at the HUB were very helpful. The speakers were excellent and had a lot of information to share.

Cons

We had a bumpy start. There was not enough start up training when we began. I would have liked a complete overview of the onboarding process ahead of time. We were only given a step at a time with not enough time to finish it before the next step was to begin.

Changing to new software is a bit concerning and stressful. Appfolio takes the stress away. They don't mislead you to get you to contract with them. They are straight forward about what they can do for your company. The implementation is thorough and pleasant.

Pros

The software is phenomenal and can be implemented into any property management company, whether properties are owned or just managed or whether a company is small or large. It is user friendly and help is just a click away, using topic searches, topic forums, or messaging a representative for one-on-one help. Appfolio staff are ALWAYS pleasant to work with and ready to help guide you in your software needs for how you run your business. The software is also versatile to implement with how you do business and doesn't force you to change your processes. Plus, appfolio listens to their customers, adding and changing services to provide the best efficiency in the property management software market.

Cons

I can not think of a single thing I do not like about the software. The biggest con was waiting to implement appfolio. Don't waste time waiting.

Make sure the change is worth it to you if you are already using something else. This takes a long time to learn and is VERY difficult to export your data if you decide the move was a bad choice. If you do start using this program, stick with it. I promise the day will come that you actually like it and all that it has to offer. I also recommend that you connect with the appfolio user group on facebook. This is a great way to get answers from those that have already been where you are.

Cons

In my opinion, this is an accounting program with property management added on top. If you do not understand accounting terms, this can be difficult to understand. The learning curve is extensive. Most programs I could get a good handle on in a quick time, but this one took a good 6 months of use before I no longer wanted to throw it in the trash.

AppFolio has allowed us to easily track tenants from the sales/leads process through their lease term.

Pros

It is very easy to navigate. We like the ability to view stats at a high level as well as drill down to detail (ie. tenant profile). Reporting capabilities are valuable also. We also like the "tenant tags" option where we can use key words to describe our guests, which we are then able to report on to increase business.

Cons

Managing multiple properties and selecting them as a filter on reports is not intuitive. It would be nice to have options to both combine multiple properties' data for easy-read statistics as well as view by individual property.

I am not sure I would love it as much if I did not use the competition first, which gave real perspective on what the rest of the industry was offering. Appfolio was not just a little better, it was a totally better experience from start to finish.

Pros

I switched over from Yardi and it was like going from a car from the early 80s to a car built today. The search tool, the ability to add, delete, and edit information was super easy and the customer service was a hundred times better. i have had a few friends switch to appfolio based on my recommendation and they are all super happy about the switch.

Cons

like the other companies appfolio is expensive but it is totally worth it.

It does EVERYTHING. Especially on line payments for renters that updates their portal and account automatically.

Cons

My manager who uses it everyday says NOTHING. ADDING LIVE CHAT FOR ISSUES MADE IT BETTER.

Pros

I love it. It is easy to play around and understand how the entire system works and it’s even easier to teach the same fundamentals two new employees. Overall the program keeps us extremely organized, a must for property management.

We used to use a separate system to receive rent payments and would have to manual enter them into Appfolio. By using Appfolio for all payments it has cut down on human error with the data entry and saved HOURS of data entry. We have also saved time and issues by having the tenants enter their maintenance request instead of them telling us and then us entering it. This way they explain exactly what the issue is and can't say I said this or that when we entered it. Just a better way of running a business. Oh and the owner statements pull everything from the system instead of us keeping a spreadsheet with the payments and charges - save time and possibly more human error.

Pros

There are so many features that are great, but there are too many to list. It is great to have all the information in one location from the guest card to the leasing. Having all the online rental payments go right onto their ledger saves so much time. We love also being able to pay owners and vendors from the same system. There are so many features we have not even begun to use and it is just a great system.

Cons

We do not like that we are not able to download the ledger with a total of charges and payments at the bottom of the ledger. They used to offer it and when tenants or cosigners had questions it was a huge help. Another issue we have is not being able to send the letters via email to the cosigners. Most of our tenants are students and the cosigners pay the rent and we need them to get the email letters. Few other things but the PROS outweigh the cons by far.

It's fairly intuitive to figure out. I think there are a lot of features, and I like being informed as new features are rolled out.

Cons

The electronic cash payments allow tenants to pay partial payments, and there is no way to turn off the barcode or block them from doing so once they are given an electronic cash payment slip.

The reports are easy to obtain. The online portal is amazing. Having to leave a support request and look for the answer is a drag.

There are many ways to access residents. Broadcasting messages and emails is a breeze.

Overall, AppFolio has been a pleasure to work with allowing me to update homeowners with a clear view of the current condition of their property. This is particularly useful for those home owners who have been away from the area for years.

Pros

The product is very user friendly and easy to navigate. The product allows you to upload multiple photos along with a written explanation to give your clientele a clear view of their property.

Cons

The fact that I can not manipulate the templates to move sections around or add a new section to a corresponding area after the whole template has been completed. e.g. If I have completed the template with the master bedroom followed by bedroom 2 and I wanted to add the master bathroom after the master bedroom. I can not do this, I would have to added it at the end of the template, rather then slide it in under the master bedroom section.

My overall experience has been great. I'm handling a large portfolio with a lot more ease than I could have before AppFolio. I've got the tools to wow prospective clients.

Pros

What I like most is the ease of use and the streamlining of many procedures that previously ate up a lot of time.

Cons

There is no reason to like anything least because if you submit good ideas for improvement, they take it seriously and frequently make the modification. It's always getting better!

That i can run applications, create lease, check deliquencies and email or text the entire building for notifications.

Pros

It's so easy to navigate and everything is on the site.

Cons

you will have a very easy to learn software that manages every single aspect of property management, with the modern of technology for most tenants and investors, and the simple old ways for those not so technology savy.

Cons
