Incredible reporting and robust accounting

PROS

I have known many of the founders for several years and they have an impressive record of successful ventures, so I was lucky enough to get invited for an early access trial. So far I've found it to be incredibly intuitive, easy to use and above all the speed with which I can generate my reports is incredible. From a tenant perspective, the portal has greatly improved my communication and allowed me to easily track maintenance requests submitted by my tenants. I'm excited to grow with the product and already see huge benefits implementing this into my business.

CONS

As I noted, I'm one of the first users to gain access to the system so it's still missing some small features, however after speaking with their support team, even the smallest functionality I will need for my business is on their roadmap to be released over the next couple of quarters.

The detailed accounting system was a huge part of why I decided to go with DoorLoop as it means I no longer have need for QuickBooks

Door Loop for property managment and construction

I am please I purchased the product, and plan on renewing it when my 1 year anniversary comes up.

PROS

I like that it imports transactions from my banks. I like the reporting feature that breaks costs down by property. I like the lease tracking and renewal feature.

CONS

I don't like paying to pay bills, hence I don't use it. There are times that if you dont follow the recommended steps to do an event, such as lease renewal, you can screw up the property, and need to go to technical support to clear it up. I call that stupid user mistakes, but DL will let you make them.

Reason for choosing DoorLoop

I don't remember the exact specifics, but DL seemed to meet all my needs. I liked the interface and the weekly updates to the product. While not the least expensive, it was a lot less than some I looked at. I have just enough properties to kick me into the 'next tier' competing with the big boys, hence more expensive.

Reasons for switching to DoorLoop

quickbooks was to cumbersome, and they kept raising their prices, which teed me off. so i went elsewhere.

Optimistic, but frustrated User

Disappointed and frustrated are the best words to describe my experience with Doorloop. But I haven't given up yet. I'm invested too much of my own time to give up just yet.

PROS

Overall, the potential of Doorloop is amazing. My sales rep was very persuasive and wish the product was as helpful and as automated as he had implied. Syncing bank accounts via Plaid is a major plus! The UI is much better than competitors.

CONS

The onboarding has been really frustrating. All of customer support is helpful, especially [sensitive content hidden], but access to customer support is limited. In some instance it has taken me over a week to book time with [sensitive content hidden].

The Salesperson really sold me on the ease of the product and the automation of financial reconcilation.

I wanted a cloud based software which would speed up data entry by syncing bank and credit card accounts and auto reconciled reoccurring transactions.

ACH TAKES 7 DAYS TO POST

Door Loop has the ACH deposits going to their corporate accounts where they earn interest on them and take their sweet time to forward the funds to your account. Looks like they're taking on average 7 days from the day the tenant pays before you receive funds. Nobody told me about that when I signed up. I could just get checks and get the funds quicker than using their ACH scam.

PROS

Door Loop is very intuitive software. It was easy to set up and had videos readily available to learn almost every detail for setup.

CONS

Doorloop is great for all PM Companies

8.5/10 - I really like doorloop, i think the fees could be more upfront ie costs more with more active properties, I didn't know that. Also I believe that the PM should have a way to track funds easier when sharing the operating account with other properties. IE making a "owner" profile for the business took a bit to wrap my head around, and still throws me for a loop.

PROS

The ease of use of the dashboard and interface. Ability to give owners a portal so they can login and see what they need when they need to.

CONS

I have to manage my own businesses budget as a separate user and make manual deposits to the same operating account to keep my budget reconciled correctly.

PROS

I like the ease of use of Doorloop. I also appreciate the customer service and their willingness to accept feedback, and their quick issue resolution.

CONS

There can be elements of Doorloop that are not intuitive. Also, because they system is constantly evolving, it's not uncommon to come across bugs within the system.

Overall, I really like DoorLoop. I think there's a lot to learn but thus far, with practice, this is a great program.

PROS

Easy to navigate and very user friendly.

CONS

Would prefer to have interaction with helpdesk over the phone or zoom. Sometimes I don't receive a clear answer from the text messages online which delays.

Appfolio required me to have at least 60 properties when I only have 40. Customer service was horrible with Appfolio and when I search for programs online, the first one was Doorloop. Never looked back.

Great Value, Fresh Look to Property Management, Missing Mid-Term Market

We are a small real estate investment business that is growing. We needed to move away from the manual and paper way of doing business to expand and provide a better solution for our tenants. DoorLoop hits the mark to get make that transition and get started.

PROS

The UI is very intuitive and the features cover most of the necessary aspects of owning and managing a rental property.

CONS

Communication with the tenants. I like the ability to make announcements, but it would be even better to have threaded discussions with the tenants where the communication can be tracked and referenced later. The other piece that is missing is connecting with Furnished Finders [SENSITIVE CONTENT] for posting rentals and managing communication. The mid-term furnished rental market is not being served by any property management software. We require a blend between short-term and long-term features. Everyone is going after short-term (AirBNB) and long-term. There is a huge market for this and a giant void.

Excellent Property Management Toolkit

I've been using DoorLoop for three months - the onboarding was well supported, and so far it's been an amazing experience. I can manage all aspects of property management - maintenance, leasing, accounting, marketing, file management. I'm really happy with DoorLoop!

PROS

My favorite thing about DoorLoop is that it's extremely user friendly and transparent, easy to navigate, while it has tons and tons of features. Whoever did the architecture part on this, did an amazing job. It's well built, fast, robust. It has everything a property manager could ever need: lease tracking, accounting, storing files, communication with tenants and vendors (and owners if you're managing third party properties). You can even link it up with your bank account for real time reconciliation. It has third party partners for insurance, for lease marketing, payment processing - whoever designed this knew exactly what a property manager would find useful. Onboarding was a breeze - there is live help, my questions are expertly and efficiently answered within hours (sometimes minutes). I feel like I have a team at my hand at all times. I was on Rent Manager before (as a landlord), and I couldn't wait to leave that platform. I was researching various options, and DoorLoop was by far the best from the get go. I'm so so glad I made the move.

CONS

There's not a lot I don't like so far. It will take some time for me to fully grasp and see through all the capabilities, but that's more of a plus than a minus.

I found that the DoorLoop system offered everything I needed (and more) in a well organised and easy to use way. It feels like there's an extremely robust system that is somehow easy to use and easy to learn. While cost wise the alternative might have been somewhat cheaper, the extra features AND the well designed user interface makes this the perfect choice for me as an owner/property manager.

I was an owner user of Rent Manager. I found it to be not user-friendly at all: a very slow system, very little customisation, the reporting wasn't organised at all. If I wanted to see what one property was doing financially, i had to pull a report. In DoorLoop I just go into that unit and every piece of information is right in front of me. Part of it is the visual: I feel like Rent Manager didn't take advantage of software architecture/customisation opportunities, they just built an online system based on what previously was done on paper. DoorLoop is designed with the user in mind from ground up.

We're new in the game of real estate but we have two apartment complexes and 140 units. This makes managing them very easy for first timers. I do believe the price is a little high compared to other programs, but we find doorloop worth it.

The ease of use between multiple bank accounts is a lovely feature. Tracking expenses and i love the reports we can get from a click of the button, like the rent roll.

CONS

DoorLoop Review

PROS

DoorLoop provides a wide array of utilities for property managers. Tenants can apply online, pay online, and be screened via TransUnion. The system tracks payments in and out and owners can jump on their own portal and run their own reports at any time. If someone comes into the office and pays with a check, I can immediately enter the payment in on the cellphone app and submit a picture of the check as part of the record of the payment. The system will also automatically email the tenant that the check was received. There are settings to send reminders to tenants when rent is due or if they are late to help reduce forgetfulness. They are always updating the system to add new features. DoorLoop has howto guides and videos to walk you through how to do anything. But if there is still an issue, their customer service people are very responsive by immediately getting on an online chat or getting on a Zoom call to help you.

CONS

There are a few features I would like to have added. I have mentioned a few to DoorLoop who has stated they are working on a few of them. That is one thing I have noticed is that they are always improving the program and adding more features so that in time I am getting more of what I want.

Easy to use and Navigate

PROS

What I enjoy most about DoorLoop is the clean, easy to use software. I made the switch from another platform and DoorLoop has all the same features but in an easier to use application that looks clean and is simple to navigate. The flexible pricing options are wonderful as well, it made it great for when I was just starting out I could have a great software without paying a high monthly rate for one or two doors.

Door Loop review at 6 months

Very positive experience. Lining up the on-line rental payments has been a big plus & time saver.

PROS

The support has been terrific. Anticipated a learning curve after so many years of QB - but most features intuitive and help always there. I also like the flexibility & how the company listens to users and makes adjustments. I have recommended slight changes in features & they actually updated with those changes installed.

CONS

Nothing i really 'like least' - there seems to be a bit more of a learning curve - but program does more & it just takes time to understand all the features & steps to get to where you want

I'm not really sure what this question is asking. I vetted up to a dozen alternative RE Management software programs & chose Door Loop. I chose Door Loop because of the promised support (delivered) and overall feel and comprehensive approach included. I use a separate file management system (File Center), Outlook, etc. along with this program.

An amazing company with a stellar team!

Doorloop has streamlined our daily workflow in many ways. The best part of working with Doorloop is the customer service. STELLAR!

PROS

It comes down to service. Our previous provider lacked quality customer service. Doorloop is a breath of fresh air. They truly go out of their way to make this product the best it can be and to assist in training. The ENTIRE team is amazing. Special kudos to [SENSITIVE CONTENT] who consistently overcome hurdles we have faced and make this product perfect for our organization. [SENSITIVE CONTENT] makes is clear on a daily basis that his job doesn't stop with sales, he has become like a friend and he goes out of his way to be helpful! [SENSITIVE CONTENT] is the best, always sticks to his promises and figures out new ways to impress us on a daily basis!

Onboarding with a new software after 8 years with our previous company was tough, but Doorloop went above and beyond to walk us through every step and make it so much easier.

Great Option for less than 50 Door Owners.

PROS

It is very easy to use and is very powerful. There is more than what I expected. I needed a platform to replace my property management team and Door Loop is proving to be an excellent choice. They provide on-line training to guide thru training of its features. I have since gone 'live' within two months of initial setup and rents were collected with no hiccups. I also had to turn one property and did so with only a one day vacancy. DoorLoop provided the basis to list, and screen tenants and provide background checks to make the best decision possible for tenant selection.

CONS

Onboarding sessions always seem rushed with only 30-45 minutes of training. Then rescheduling can be around a week away. In fairness, you can use the help feature and someone live will address any issues that may arise. There are many how to videos, but they are short and circustantial. It would be great to possibly have lectures on all the features, especially the accounting and reporting capabilities. I would love to learn more about the power of Door Loop.

Pros out weigh the Cons

Overall experience was very pleasant. [SENSITIVE CONTENT] was our specific trainer. He was very patient and knowledgeable.

PROS

It is easy to make corrections/adjustments to all transactions.It is to set up a property and once the property is set-up the financial side is ready to accept transactions. [This would not be the case if you were working with only an accounting software.]Support staff is very knowledgeable and patient.

CONS

Some accounting reports aren't available [ex. 1099s, Profit & Loss Detail Report, and Balance Detail Report - if you have worked with QBO/QBD you would get these reports with out any filtering]The system requires you to associate a project to every transaction, this is difficult if you are tracking commissions, but there is a way around this]Depositing of a rent deposit can be tricky, but once you learn it, it isn't difficult.

They make you feel like family!

There is so much to love about Doorloop. We realized we needed a web-based platform convenient for our tenants. We exclusively own and manage our own industrial real estate consisting of large industrial warehouse parks. I did extensive research in converting from our older property management software, MRI, to a new platform. After reviewing several other competitors (Yardi was very overpriced & a boring demo, Buildium didn't appear as user-friendly as Doorloop, Appfolio never called me back after multiple attempts, and there was one other that didn't have an accounting platform integration), Doorloop was the clear winner and stand out! The team at Doorloop is one big happy family and they make you feel like part of their family right out the gate. [sensitive content hidden] was our account exec who provided the demo and is always very responsive to any question, no matter how big or small. The demo she provided sold us instantly. We have been working exclusively with [sensitive content hidden] to get us onboarded and he has been beyond fantastic. You will find the platform appears very residential-based. The support staff and technical writers have been very happy and excited to do whatever they can to incorporate changes in the software to accommodate the needs of our industrial/commercial-based needs. They have exceeded our expectations thus far. We are still in the on-boarding stage, but we are very excited to use this new software. It's so incredibly intuitive!

PROS

MRI was ridiculously expensive each year to renew our license (like $12,000 annually) and we got no support with this. We needed an easier platform that accommodated our needs to provide a tenant portal so that we could accept online payments. There has been too many issues with checks not reaching us via USPS. Doorloop simplifies our job and makes it easier for everyone - tenants, included.

Great software for property management

Overall, I am very happy with the software and I am currently working to master it to make the most of all the features it offers. Great, easy to navigate platform, and the reporting features are similar to more expensive similar software I have used in the past. I wish it was integrated with the PetScreening platform.

PROS

I appreciate the corresponding "Need Help" information buttons for whatever task you are attempting in the software. It is a very user friendly platform, with a central "Create New" button to lead you to any task needed to be performed. I went with this company because of the owner and tenant portal options. The accounting features, and "application to tenant" process are very simplified and time saving. Amazing reporting and maintenance features.

CONS

My cons would be that the accounting is property related accounting, and if you need to account for monies such as interest and opening bank deposit you have to create a "dummy property" to account for that money. It took awhile to get the online payment portion set-up and the starting limits on amount of money allowed to be collected online for rent was too low and took extra work to "ask" for it to be raised, and until the limit was adjusted my tenant could not pay through the tenant portal. The cost to send documents through the software to be signed such as a lease are charged per transaction, and seems high to me, but you can also upload a signed lease so you don't have to use it. The tenants are also charged a ACH fee.

Reason for choosing DoorLoop

I have been in long term property management for several years and used Appfolio with a former employer. When starting my own firm for LT Property Management I looked and and tried out several software options. I found DoorLoop to be the best software for the price. Offering the same capabilities as more expensive options.

Great features and amazing customer service 90 percent of the time

I recommend everyone start off using door loop for a new fiscal year. If you start in the middle of the year your work will be 10 times as hard setting up. Customer service is amazing and the reps are very informative. I love that I can get help with any question in the matter of minutes. It accurately tracks all of our shopping plaza and storage unit tenants and takes out most of the work. Do verify all of the lease information entered by DoorLoop for you in the initial set up as I found a few tenants were missing information or listed as being charged the incorrect rent. Fixing it was super easy but just a warning. I would definitely give it a try as they are constantly updating and adding things users suggest and I suspect this product will only get better with time.

PROS

After setting up your account the software itself is user friendly. It takes a few weeks to get used to everything but customer service reps are extremely helpful and patient in helping you throughout the process.

CONS

Some customer service reps do not read your questions thoroughly and will send you help suggestions that you have stated to them you already tried. Others are amazing and extremely helpful so I would say 9 out of 10 customer service reps are amazing. I wish there was more accounting based webinars/ help articles going into common problems and scenarios. I also really wish they allowed for you to pay for your doorloop subscription via a bank account instead of Credit Card only.

Amazing and Simple

It’s just 100% positive. What else can I say? I can honestly say I have never in my life said that about a piece of software or a commercial product. The combination of thoughtful product development that can be customized to your specific needs, and the level of support from live people is so refreshing I. This age of AI and automated everything often makes getting help a challenge and takes great chunks of time. Not with this product!

PROS

The support team from Doorloop is the very best in the business. They are always there, even when they are closed! I am impressed beyond words at how fast, friendly and smart they are. If you are working on an issue at 10 at night, you will have help by the next morning. If you wish you could do something beyond the software’s capacity, they will review the thought and if feasible the programmers get on it, and you’ve got it. They help correct your mistakes too, so the boss doesn’t see your stupidity!

CONS

Sometimes I get confused about where a certain feature can be found and I have to mess around. I think that is me, not the program. Some features I use more than others so it is just from a learning curve.
