Great Program! Great Concept!
This is a GREAT concept! It eliminates all the countless calls of people wanting to schedule showings. Super easy to use and the email reminders are the best!!
CONSThe only con that i have is the price, we had to stop using it because it was too expensive for the amount of properties that we have in our inventory.

Why ShowMojo Reduces Grief to Dollars
I think they're a great company and I am one of their biggest fans because of the quality of work they do on a customer service level, on a technological level, and the fact that they manage a technology that helps guerrilla agents like me to compete with larger companies in my market.
PROSI've truly enjoy the fact that the software can calculate the drive times between properties. I like how it is constantly analyzing this information and presenting to the customer options that will work for all parties. I truly enjoy the fact that this software reaches out to existing tenants with information about when showings will take place. I'm still in shock as to how diligent the software is with its follow up. For me, it is not possible to manage 10 to 30 listings at the same time without this kind of software.
CONSThe only true con I would have about this software is that the aesthetics of the website are very vanilla.
Reason for choosing ShowMojo
I saw that cost was better and its ability to customize to my specific needs. Every single real estate company and agent needs more options to customizing how they interact with the marketplace. Each marketplace is very specific to the people that live in it and every agent is unique to the market that they serve. Without options and the ability to customize messages and the presentation of real estate property, it turns into another advertising product as opposed to a marketing product. I think what I'm getting at here is that this product solves a marketing issue which I believe customers are hungry for by doing better marketing. I think customers are sick of advertising and that's primarily what Zillow does. There are too many advertisers and not enough marketers doing good work. Thank you ShowMojo!

Sure, they have nice friendly customer support and a cool system for leads to schedule themselves, but managing this platform is a full time job alone. The cost is ridiculously high and it generates next to no leads or income, even if you have 80 ads running!! Overall: a waste of precious resources and a vicious billing cycle.
PROSThe scheduling feature is useful, and the clickable links for client to schedule shows themselves are good
CONSShowmojo will never have it printed in any of their instructionals or literature, that if you post a listing with the same address someone else has already used, your ads basically get seen by NO ONE. PERIOD. (you basically have no concrete way to determine this either). In NYC, we have tons of open listings and large buildings with hundreds of units, and I paid and wrote ads for a year not knowing this. I didn't even learn this a year into it!! I suspended my account during covid and restarted recently, even though it only landed me 2 deals in a year. Half of those proceeds went to maintaining the cost of this account. Your billing day shifts every month, so when I quit, supposedly in time for a new billing round, they still billed me an extra 79 dollars. I begged them not to and had deleted my account. They still did it. If you are a NYC broker, this is a huge drain of advertising money and valuable time. Just don't.

Reclaim Your Time and Upgrade Your Property Management Leasing Game With ShowMojo
Onboarding any new vendor or process comes with its share of hiccups and ours was no different. Thankfully, I found ShowMojo's support staff to be patient and committed to making sure we got the kinks worked out and our processes dialed in to our satisfaction. [sensitive content hidden] with ShowMojo support were professional, attentive to addressing our concerns and committed to ensure that we achieved the desired result.
PROSShowMojo code locks are easy to install and easy to use. You don't have to worry about a key walking off or being copied and the locks don't require internet access. They are a secure solution to providing timely access for prospective residents who wish to view our properties for lease. Their Live Answer Agent service has placed our showing scheduling on cruise control freeing up my time for business development and working on our business instead of in our business.
CONSI have two new feature requests:1) Add the option of assigning a second/alternate Permanent Access Code to each lock2) Allowing our maintenance tech to use the mobile app to assign the new address to the lock they just installed while on site to help alleviate any confusion or error.

Self-guided showings are a game changer!
The ease of allowing prospects to schedule and tour rental properties at their leisure.
CONSThere is no way to search for an existing lead by name or phone number, which often makes locating a prospect hard to do when quickly searching for a guest card.

Lockboxes don’t work, batteries die, terrible customer service
Writing this in hopes they will take Ownership & refund us for all of the non functioning lock boxes we received, and actually respond. Their support has been non existent, no phone/chat or live support of any kind.
PROSAbility to customize some info in system
CONSHalf of the lock boxes we received from start do not work. The lockboxes that do work need battery changes all the time. We bought these lock boxes and pay monthly. Customer support has done nothing to help or respond. We have SEVERAL support tickets that are weeks old & not answered. Their support team is so bad they have an auto responder that says your response will be delayed, then another one goes out that says they’re experiencing long delays, etc.

RIP OFF - Credit Card Info Kept On File Indefinitely
BAD - no shame taking advantage of small businesses who don't even use the software.
PROSIt provided an alternative to scheduling showings manually
CONSWe stopped using Showmojo LAST YEAR and our card just got billed again for another [SENSITIVE CONTENT HIDDEN]. Our card info is NOT visible anywhere when we log in and after contacting customer support they are NO help, stating that there terms do not allow for refunds even though they know we don't use the software. They are KEEPING our credit card info on file and we cannot delete it. Now I have to contact my credit card company to fight with Showmojo. AWFUL AWFUL way to treat small businesses at a horrible time. HAVE SOME HEART SHOWMOJO, WE DON'T EVEN USE YOUR SOFTWARE - STOP CHARGING PEOPLE AND LET US DELETE OUR ACCOUNT AND CREDIT CARD INFO.

More time to run my business
Less time spent on scheduling. Fewer no-shows. Faster conversions to tenants.
PROSShowMojo has been a great addition. Allowing prospective tenants to book their own tours is a lifesaver. The self-showing option is a blessing as well. It frees up a ton of time!
CONSMy integration was great with one exception. I had a bit of trouble getting it to work properly with Zillow. As soon as that is fixed, my time savings will go way up!

Poor Customer Service - Unethical Practices
Very poor and frustrating
PROSNothing, if the very short time I used them their customer service was not good. Repeated requests to cancel, but spam call and email us to use their services.
CONSI tried Showmojo but decided to stick with our current company and to cancel Showmojo. I have contacted them 4 times to cancel our services and each time we get the run around, only responding with scheduling a call instead. I would not recommend Showmojo and have had to reach out to our credit card company to cancel their service because of their unethical cancellation proce3ss.

FANTASTIC. Major shout out to [SENSITIVE CONTENT] and [SENSITIVE CONTENT]. I have never seen such amazing customer service out of a software company before.
PROSThe software is easy to use and flexes to the needs my company so desperately needed.
CONSI would change the Schedule a showing button but it's not a major issue by any means
