Dealpath is an incredible tool for Deal Management

PROS

- task management - workflow management on an individual level (e.g. seeing upcoming tasks for the week across all my live deals, regardless of status/timeline) - macro-level deal flow reporting (sending reports of all our deals nationally and a quick snapshot of the progress of each deal) - the ability of the Dealpath team to work with us on features and improvements; I feel like they really listen to our teams' feedback and wish lists, no matter how ridiculous - ease of control over what collaborators can see/use within the system

CONS

- lack of ability to backfill historical data (though this is hopefully coming soon for us) - Trying to design tools between either deal or property level. We have teams that operate on both levels, and trying to pull information into reports when data isn't stored at the same level can be annoying. Even though it is more a matter of trying to predict future needs than anything else, it still can be frustrating to try and implement improvements and run into this problem (though it doesn't happen as much anymore) - lack of customization in reporting exports, though I understand why this is not a feature

Great tool for CRE deal managers

Dealpath is a great product that our team uses extensively. In addition to managing our deal pipeline, our team can build out custom screens for the asset management of our properties. The Dealpath customer success team is attentive and has played a key role in the successful deployment of the platform.

PROS

Once set up, the platform is intuitive for all users including ones that do not have as much experience with Dealpath. All the information is laid out in one place and reports can be auto-generated weekly. The Dealpath team is constantly upgrading the platform with monthly updates which provide more tools for CRE deal managers to improve efficiency.

CONS

Building out the initial setup was time consuming and tedious but sounds like Dealpath has made improvements to facilitate that process since we adopted the platform.

Reasons for switching to Dealpath

The previous platform did not have as much flexibility for our team to make admin changes to the platform.

Works well, small improvements can be made

Overall, it's been pleasant and convenient to organize and track my progress with my work. Some small annoying issues but otherwise it's been helpful.

PROS

The product is easy enough to use and has good flexibility for admins to create various dashboards and views for the team to utilize. Any number of tasks or sections can be created and can help organize workflow. The deal information section is also helpful for team members to quickly access and use the data we have on hand quickly.

CONS

It would be helpful to be able to navigate around the deal and still come back to a task that I was writing a comment for to still have the comment there rather than deleting everything the moment I misclick outside the box. Dislike how there isn't just an easy override button for the deal info section when there is more than one building and if DDI doesn't catch it, I have to specifically input the acres or SF or any other information building by building. The challenging part is when it's a contiguous parcel and I don't know the breakdown. Also not being able to keep tasks open and still go into the deal info section of the same deal. Sometimes I need to refer to the deal info section. The current way of manually putting in one section to pull at a time just takes too much time when all the information is just the next section over. Also, would be nice to be able to access the deal that I'm working on from the assignments area. It's helpful that the assignments section organizes my due assignments but can be annoying to have to open a second tab in order to look up other details about the deal. Please add a function to look into to the deal.

Construction Lender's Review

PROS

Dealpath is great for transaction management and organizing critical dates/tasks. We structure our pipeline meetings directly from the reporting dashboards and are starting to work on creating investment committee memos directly from Dealpath inputs. The customer service is top-notch and are overall excited about utilizing Dealpath more in our daily business activities.

CONS

There are a ton of limitations on Dealpath which seem like easy fixes, but we need more customization and formatting when it comes to info view pages and reporting dashboards. We need more dynamic info fields and ability to do mass uploads.

Dealpath Recommended!

PROS

I really like the ability to leave comments within the task in each deal. It helps to be able to track the process and where things were left off. Makes it easier to have a quick reference within the task tracker itself.

CONS

There are some nuisances with the ability to change any due dates to link to a calendar date each month.

Great Software. Great Customer Service.

This software enhances the communication among the members of our Acquisitions team and our stakeholders. It allows us to share information, while constantly checking for accuracy. We are able to have the most accurate information on our projects available at our fingertips no matter where we are.

PROS

The software has great functionality and is very easy to use. I love how searchable it is. It allows me and my team to find the information that we need quickly and efficiently. We can easily update information to keep everything as accurate as possible and up to date.

CONS

There are two things that I do not like about the product: 1) I do not like the functionality of uploading files. It takes way too long, and I do not like that you have to assign files to a task; 2) Grouping properties into assemblages is not great. I had to invent a new naming constraint to make it work for my team.

Review from a Tech Perspective

I don't work much with dealpath outside of getting data from it an supporting my business teams, but from what I've seen Dealpath provides a very competitive product in the fast-growing real estate tech environment.

PROS

- Great UX - A functional API is super helpful - Reporting configurations are very nice - Data integrations with ESRI are pretty awesome - Administration is easy and fairly straight forward.

CONS

- API is quite slow and is awkwardly set up so field value related to a deal have to pivoted before they are merged. - Having only 1 URL for every instance gets complicated. - More autonomy in the report interface would be a nice to have. - Some sort of dynamic mapping would be another great feature (outside of the esri map)

DealPath Task Manager

Our customer service experience and day-to-day use of the product have been very beneficial to our work. We would like to see more development made in the future. For example, tasking assignments out and being able to see them on a calendar or convert them to a spreadsheet would be very helpful.

PROS

What I like the most about this software is how easy it is to add tasks, due dates, and who the task is assigned to. It has made my job and my team's job much more efficient having everything schedule out for a week+.

CONS

What I liked the least about the software is the lag time when you have a lot of items on a checklist. We have certain complex tasks that involve a lot (30+) of checklist items, and the software takes a while to load these. It takes even longer to update if you need to change a due date or an assignee. But, otherwise, all of the other tasks load quickly.

Dealpath - Expediting our Growth

Dealpath has helped us expedite our growth by managing our pipeline and all tasks needed to bring projects to fruition. It has also been incredibly helpful for quick reports that are being sent out automatically to ensure everyone on our team is kept up to speed with ongoing developments.

PROS

Dealpath has made our transaction and pipeline management extremely more effective. The implementation team did a tremendous job at tailoring the software to our specific needs and handling our ongoing requests of refinement.

CONS

Would like greater customization of reporting dashboards, specifically regarding stylistic formatting. By implementing greater features here, we would have no reason to do work outside the Dealpath environment.

I like the task list and that I am able to track what needs to be done for each site I am working with.

the task list is glitchy and not as smooth as it could be, need more space on the reports to write notes than just 11 lines

Extremely helpful customer support and best deal platform I've experienced thus far in my career.

Streamlines DD process and provides a secure database that is accessible anywhere with internet.

PROS

Best deal tracking / database / DD tracking list software I've used all in one place. The simple design and structure also allows the more technology challenged team members to benefit from the platform.

CONS

Difficult to delete multiple files from a single task all at once. Folder structure does not maintain integrity when doing a bulk-download, and the platform sometimes has difficulty uploading folders that contain other sub-folders within it.

Dealpath: the path to better deals

We've very much enjoyed being a Dealpath customer!

PROS

Dealpath allows us to keep all relevant information in a centralized location, which enables the team to stay on the same page and collaborate more effectively. I also like how adjustable the platform is to our evolving needs. We are always innovating new ways to use the platform, and it easily keeps up with our workflow.

CONS

Set up was very intensive and occasionally the admin tools are not very intuitive.

Ability to manage multiple types of projects through one platform Reporting feature is extremely handy Customer service is really great, very responsive and always willing to listen to feedback and see how it can be applied to the system to make it better

CONS

Really need a gantt chart integration and improving the dependencies Need to add the ability to mass edit fields on reporting section If a person is assigned to a checklist item on a task assigned to someone else, that item does not show up on the assignments page - either add this or remove assigning checklist items because that doesnt make sense

Dealpath's flexibility and willingness to make custom improvements to the platform is outstanding.

Better communication during due diligence process and ability to provide third parties access to our due diligence checklist/files in real time.

PROS

It's the only software we have found that combines a due diligence platform, a cloud-based file platform, and a deal-tracking platform all in one program.

CONS

Would be great if you could save files from emails direct to dealpath. Also, would be helpful to email files straight out of dealpath.

I find dealpath to be very user friendly! Never had a problem using it.

PROS

The layout is easy on the eyes. I love that you can have more than one window open at once, really makes it easy to multi-task.

CONS

There is no calendar function. I would like if I could see all the upcoming dates on a calendar. The dealpath maintenance notification pops up way too often. If I click the X it comes back many more times.
