Trust me...go to CINC
Great team. Responsive to helping us. Started without a partner bank and it worked great. Then we witched to a partner bank and WOW even better. Strongly suggest daily reconciliations with a partner bank. Call module is great.
PROSIt works. The different features are vast and come together well. If you are in the association management business you already know software is essential. I have worked in the below systems and CINC is hands down much better functionality and has more bells and whistles. Stay away from TOPS...seriously DO NOT USE TOPS. Yardi, Appfolio, & Frontsteps are okay but CINC brings all of their features together.
CONSThe cost was affordable compared to others, but it is not the cheapest. If you are in the association management business you already know software is the backbone of what we do. Do not go cheap, you will regret it. TOPS One was cheap and talked a good game but after 3 months of use we could not reconcile three months and had a massive data loss causing us to lose multiple communities. I have worked for years with TOPS, Yardi, Appfolio, Frontsteps.....CINC is much better than any of these other packages by far. We are working with the CINC team on the form letters it is really the only thing I think needs improvement but what is there does work.

Having worked in the others CINC was the total package and they are always working to improve the system based on user feedback.

Total fail for TOPS. They sold us a product they knew did not work then held our data hostage.

If you're used to manual posting this system is NOT for you!
Ummmmm....this will take awhile to come up with. We are 6 weeks since we went live and this has been the worst 3 months of my life. Perhaps after a year, we might see some positives. Right now, there are none!
CONSA/R - If you're used to clicking on an owners account to email a statement forget about it. Actually ANY report you want to view, you have to create a PDF, or excel file and you can not click on the items contained in the report to guide you to more information. It is a batch posting system, multiple steps are required before items are posted (often times requiring upper management posting). You have to constantly watch which association you are in, it is extremely easy to input information for one association into a wrong account. The provided training is minimal AT best! 70% of our boards are ready to walk after this transition. The numbers are wrong, the bank conversion that was required to go with it was a nightmare. We are extremely behind because of the lack of training. And the system managed to screw up about half of our homeowner's mailing addresses. It has been awful! I suggest that if you are considering it, do ALOT of research and find a company to provide you with a review that is NOT being paid to do so. This system is very finicky and all you need to do is miss one click and things go AWOL. The system is not Tab friendly and when it allows a Tab, the next screen is not. It is inconsistent and not user friendly.

It is important to know that this organization is still in implementation as of the time of this writing (May 2018). Our comprehensive implementation process yields successful implementations and satisfied customers who are able to get to work immediately on our system, in nearly every case. Clearly, this customer has not had the implementation we wanted, and for that, we apologize. Occasionally, we find that our customers require additional resources to complete implementation. This is the case with this organization, which is transitioning to CINC from another system. To date, we have provided numerous support and education opportunities for this customer that go above and beyond the typical implementation offerings. We have extended these resources as a goodwill gesture. We hope the writer will reach out to us directly with any issues.

Poor customer service and VERY poor maintenance tracking
If your primary concern is banking relationships for ease of accounting, then this is the product for you. But if you need helpful reporting on the status of regular and preventative maintenance; that easily references material specs, standards, and warranties; you will be much better served looking elsewhere.
PROS24/7 access to all owner account matters and various community data/reports
CONS1) Getting the run-around. For example, being told "out of town for a week" without assigning an important issue to someone else. Meanwhile, making you think that progress was being made, only to discover that nothing was being done for 1 month. 2) Terrible maintenance reports- particularly, if you need a brief summary of work that was recently completed, still in progress and on-hold. For this will takes many pages as it fills the page with info that you don't need and must merge 3 separate report queries; 3) accounting glitches from 2 different management companies who use this program as being "Ghost" programming issues (from the words of tech support at Cinc) and thus never getting a real answer about the cause.

Thank you for this valuable feedback. We have searched our customer base and cannot locate a customer with the name of Paul H. It appears that Paul may be a board member of a homeowner¿s association. We do not sell directly to HOAs. It is important to note that since the time this review was written, we have made a number of improvements to address the specific concerns outlined in the review. We are continuously improving our support practice, primarily though the addition of personnel skilled in accounting and technical issues, and through an upgrade of our support protocols. Additionally, we have made a great number of items available to our end users (the property management companies) for self-service on support issues. We have updated our reporting, including maintenance reports, to provide clearer information to our users. We encourage Paul to follow up directly with his HOA¿s management company.

Great HOA Software Suite
CS is very supportive via their Case submittals, training videos, webinars and annual conferences. CS listens to customers suggestions and implements the improvements for all customers to enjoy.
PROSThe ability to use this software so quickly from anywhere and any device is awesome. We are able to answer our customers requests quickly and completely from wherever we are is awesome.
CONSIt times out without warning and too quickly.

At the time, 2006, they were using web based platforms better than the others. They also were offering the best integration of management and accounting software.

Have worked with CINC for over 8 years & am extremely pleased with the ease of use and the support.
The robust functionality, the intuitive interface, the easy integration with banking.......all combine to produce an experience worth writing home about. We use the software in a managemeent company with over 300 homeowner associations, and the flexibility and full-featured software allows us to serve our clients with some of the most advanced technology available. Technology should help drive the business forward, and with CINC, we are able to craft solutions for all kinds of associations -- no matter whether condos (mid-rise, high rise, garden style), single family homes, townhomes, or mixed use communities. The CCR module, association setup capabilities, the standard and custom reporting features, the bank integration---all have been well thought out and programmed not only to make lives easier for those at a management company but also for boards of directors who can present to their communities and themselves a very transparent accounting solution for all. We have set up a modifed accounting system which works well for us, but I know others who use accrual accounting and the software is robust enough to easily handle both. Ability to view check images for invoices and homeowner payments has proven very convenient in troubleshooting questions from boards or homeowners.
CONSA few screens need rethinking. For example, the screen in which you compose the message on a statement has potential, but the screen itself offers only a small viewing space. Integration with the web portal for homeowners and board members works, but is limited by some of the functionality of the legacy CINCWEB. The new web product being rolled out this year eliminates this bottleneck and restricted functionality and brings it into the 21st century, but until you upgrade, there can be some frustrations compared to other web products.

Not quite perfect.
Very good on the whole but some nagging issues keep it from being perfect.
PROSIntuitive most of the time and the integrations are industry leading. The accounting portion is fantastic.
CONSSome of the features are extremely helpful in theory but need to be more thought out and fully realized. The correspondence template editor is atrocious. Training is far too surface level. More in-depth knowledge should be given up front. Much of what we have learned we've learned on our own and some of that has been contrary to what we were trained on in the beginning.

CINC Software
CINC has really helped us with better record keeping of homeowner account information and with all aspects of our accounting payables and receivables. It has helped us become more automated, efficient and keep more accurate and detailed records.

Cinc review
I love this product because it is user-friendly. There are also updates to the software and when you login you are made aware of these updates. The updates come from suggestions from the users sometimes so it is great to see features upgraded or added that you can use and value.
CONSI love Cinc so I can't say anything bad about Cinc. When we first changed I hated the fact of the change but after the first day of training and learning Cinc, I was sold.

Review of Great Community Management Software
Cinc Systems has been great it has taken my company to the next level. It has also allowed us to cut my accounting dept in 1/2 and put those employees in other rolls to help grow our company. I am working faster and more efficient with with a smaller staff.
PROSThe per user fee not per door! It allowed us to complete financials in a much faster time period and gave us a easy to use portal system.
CONSNo Quick easy way to document calls Its very important for us to document everything and the current system is very time consuming to document because of the different tags that must be entered A

CINC saves money and time
We have used CINC for over 14 years and it has served our firm well.
PROSFlexible and scalable. We have grown from a few clients and CINC has handled the expansion. Web-based access, granular security, homeowner and board member access create a portable and flexible management system.

CINC HOA Management
CINC is beneficial to our company as it is used as our homeowner and accounting database and overall does what we need it to do.
PROSCINC is a vital part of our day to day workflows. I do feel that the interface can feel outdated at times, but I also know that CINC is continuously taking steps to update the functionality and overall use to best fit the needs to their clients.

Its the 21st century and they still can't do email notifications to tenants for violation management
Email notifications for tenants are a standard feature on pretty much every othe HOA software. Wonder why CINC refuses to move into the 21st century and sticks to snail mail instead.
PROSNothing of note really. Refusing to keep the software current will only make them irrelevant over time if they don't keep up with the other competitors
CONSVioloations management is not really great. There is no way to send email violations to tenants when almost all other HOA software has email notification of violations. This is really not that hard a thing to implement.
