Always improving
Entrata makes the multifamily industry so much easier. They are always updating their software with amazing innovation. The settings and features are endless. They have a full time support team, trainers who do daily webinar trainings, as well as the option to come out on site and train, and they also offer a customer success manager who works with you daily to ensure that your company is succesfull while using Entrata.
CONSBecause of the large amount of setting and feautre options, Entrata can get messy quickly. They also have struggles at times when it comes to large influxes such as rent week or stundent turn as well as when they release one of their updates every two months.

Great Product
I love the product and very happy we made the switch, but there is always room for improvement. I am just happy the product continues to evolve.
PROSI love the ease of use. I love that it incorporates many aspects of property management from resident interface to marketing to accounting to asset management.
CONSfeature requests are taking longer to get done. Support is difficult to get as you have to constantly reiterate issues.

Awful. It is not worth the switch. Implementation was horrible and took way longer than we were told. Reports don't always accurately generate. Responsiveness is terrible. It is not compatible on a phone so it limits the ability to manage on the go. Maintenance is the only mobile compatible component but what you can access through the app is limited. Disappointed is an understatement.
PROSI like that it encourages paperless options.
CONSIt is very glitchy. I've sent emails multiple times and it freezes while sending and the entire message has to be retyped and sent again. Their customer service isn't always the most responsive or able to fix your issues. We are currently dealing with an issue with them not including personal property coverage that we are paying for and no one will respond to our emails anymore to get this fixed. It has been 2 months since this was discovered and nothing has been done about it. Two claims have been denied in this time and they are not accepting any responsibility or making the adjustments that need to be made.

The Gold Standard for PM Software
Entrata is an incredibly streamlined, user-friendly PM software website. Different features are well laid out and divided among different pages to allow for a clean user interface. Lease execution and tracking is incredibly easy with the implementation of a third-party API. Accounting features, from resident ledgers to rent tracking to yearly budgeting, are also powerful and easily customizable to anything you may want and/or need.
CONSThe biggest flaw with Entrata is their proprietary training center. While there are many helpful videos available to get you acquainted with the software, it has been the shared experience of myself and my staff that the quizzes are not always very intuitive or follow important items within the training. Rather, many of the quizzes are confusingly worded and often result in them not being passed and having to retake them again.

Corinthian Asset Very Satisfied with Entrata!
Honestly my team and I are very impressed with the functions and capabilities of Entrata and what it is able to accomplish for our organization. The constant forward thinking and development helps keep all the unnecessary software plug ins to a minimum. As a small business owner having a "one stop shop" greatly improves the efficiency within our organization. Keep up the Excellent Work!

Switched from Resman a long time ago, but the switch was so that my company could grow faster without all the extra plug ins necessary to get the job done. IE online rent payments, websites, resident portal, etc.

Great Product, Great Staff and Always Evolving
Everything is easier: communication, payments, work orders, leads, follow ups etc.
PROSEntrata offers great products all around but the fact that their staff is available all the time is huge! You can call on the weekends or during the week and actually speak with a real person! Their online resident portal goes above and beyond giving resident's access but access that we can see on the management end as well! Being able to offer them streamline services with work orders, application processes and different payment options, proves that a software company can do it all. I also love that they are always evolving and asking for input!
CONSThe improvements could be the apartment order as the numbers show up in the reports. It groups by several different options, but not a consecutive list. I am sure they can easily fix this!

NO COMMUNCATIONS, NO HELP, THEY HAVE NO IDEA HOW TO FIX OR IMPROVE THEIR OWN SOFTWARE! WHEN IT TAKES 45 MINUTES TO DO A MOVE OUT, THERE IS SOMETHING WRONG....AND NOT TO MENTION THEIR RENT CAFE ONLINE PORTAL IS A JOKE! NO ON IS AVAILABLE TO SPEAK WITH IF RESIDENTS OR STAFF HAS ISSUES. IF YOU PUT IN A SERVICE TICKET OR SEND AN EMAIL TO THEM, YOU BETTER BE GOOD AT WAITING BECAUASE YOU WON'T HEAR BACK FOR WEEKS. When I am processing move outs and they can't even tell me why their software is messing up, there is a huge red flag!

Love that it is all in one and we are able to manage all functions pertaining to lead to lease process, accounting, maintenance and facilities, web site and digital presence optimization and tracking from one place
CONSTechnical support has declined as the company grew and with covid. I noticed such decline in the past 2 years. We have been using Entrata for the past 7 years or so and it was great.

Entrata User converted Lover
I used to be an avid fan of Onsite Realpage and in the last 6 years I've converted to a believer of the Entrata product the ease as well as the all in one capacity of the services.
PROSI appreciate the ease when onboarding new team members and residents but still being able to have functionality of multiple systems in one place on the back end. For my role it allows me to utilize the reports daily to track our progress whether it be financials, leasing or how effective our marketing strategies are working.
CONSI would love to see ways to create higher quality email blast within the system rather than always having to outsource and import. Additionally trainings of some of the higher level tools that entrata provides for managers regularly through monthly corporate trainings or possibly set up by individual teams within each firm.

Depends On Your Goals
Overall Entrata attempts to consolidate functions and create a more seamless user interface and navigation, however this has been at the expense of having less powerful software (in relation to competitors). I think Entrata would be best suited for smaller properties.
PROSEntrata has many small functions that come in handy, such as report styles, package management, and ease of assisting residents with their online ResidentPortal account.
CONSUnfortunately, I found Entrata to have minor glitches when trying to manage a large volume of properties or units. There have been compatibility issues with various platforms from the resident's perspective, and things like the "leasing workflow" and synchronization with other property management software like Yardi presents many obstacles/inaccuracies, especially with certain formats of Yardi Voyager.
Reason for choosing Entrata
While I did not handle financials for implementation, Entrata created a suite that would seemingly create a more fluid, clean, and interactive resident experience. While this is the case most of the time, there are (not often) shortcomings.

One Stop Shop of Property Management Software
Overall Entrata is a great software and the best that I have used in my 7 years in property management.
PROSThe best part about Entrata is the fact that I do not need any other software. Entrata has everything you need to run your property. From being able to post your available apartments on Craigslist to scanning Invoices and payments. I love not having to have multiple software running at the same time just to do my everyday work.
CONSNow that I rely on just Entrata, when something goes wrong it can take sometime to fix. This is mainly when it is a small issue that they are unaware of until we have to report it. Sometimes it is fixed rapidly but sometime we are waiting a week or so for the correction.

Entrata is Simply the Best for Property Management!
Entrata is very easy to use, there's a couple of Wishlist items that I wish they would fix or include but overall, it's made my job as an Assistant Property Manager much easier than my previous property management companies who have used Yardi/Voyager/Yieldstar. There are very much similarities between Entrata and Apple as far as user-friendliness goes, top notch property management software, I'll always choose Entrata and vouch for it anytime I'm in a position to make those kind of decisions in the near future.
PROSI've used Yardi for many years before being introduced to Entrata only for a little over a year now and I believe this is the best product management software out. I can hands down say I've seen so many new leasing agents come in not knowing a thing about the software and becoming very familiar and teaching me new things by the second week of playing around with the interface and exploring Entrata. I as an assistant manager have taught my property manager so tricks such as the Merge Fields which I find very powerful and useful for reaching out to the entire community in bulk and also creating flyers, mass communication, updates to the property or projects happening, and even for delinquency collection. It's made my job 10+ clicks easier in comparison to Yardi, everything is straight foreward and not complicated. I love Entrata and wish this would be streamlined across the entire property management industry. Thanks for making my job easier!
CONSThe website portion has some glitches I've noticed, mainly when prospects apply, some of the data does not transfer correctly so I have to do a lot of explaining upon receiving applications (eg. someone applies online and sees that the rent mentioned is only a fraction of what the asking market rate was from when they left the community after the tour). It definitely is the only major issue I've really experienced. Also, sometimes when applicants are trying to complete an application, occasionally it does not allow them to get to the next step to complete the application as if there's always something missing, Missing Fields but everything is complete so we often have to print out the application manually and sign it manually then need to scan and upload it when this happens. There should also be more than 2 uploads allowed for submitting documents the community needs to help process an application, for example, we need ID and 3 paystubs, most people don't know how to combined documents.

Makes most tasks simpler but some things should be rethought
Overall a nice software package to work with but customer service can be extremely slow to respond to tickets and sometimes seems to take excessively long to offer a resolution to same. Would like to see them pack in more features such as the ability to require the attachment of items to lease documentation as part of the signing process.
PROSQuick and easy access to the resident dashboard to review everything ranging from charges and payment history to repair requests and phone calls to team members.
CONSI do not like the way parent/children properties are handled when you're dealing with large properties that were built in phases. Often even representatives at Leasing Center aren't versed enough to locate residents between phases. Really need to add functionality to require the resident to upload and attach items to documents. For example on our parking agreement, it would be great if we could ask persons to attach their proof of motor vehicle insurance and motor vehicle registration when completing the document. Docusign has utilized this feature for ages. Despite repeated requests, Entrata is yet to embrace the concept.

Entrata Review
Overall, it's great.
PROSEntrata is easy to navigate, has a multitude of reports, I can call for support anytime.
CONSCannot look up unit numbers, only names depending on which site I am at. I cannot place pinned notes anywhere on the face of the applicant/ resident profiles, reports aren't easy to get correct information seeking.

My review
Entrata is fine for what it is, I think a lot of ease of access or usage should be refined to make it easier for those who do not have a more technical understanding of its processes.
PROSI started this business already using entrata, and never had an issue using it, the options and features make sense to me as they are, and I adapt well when new features are added.
CONSIf I organize a list in entrata to contact a resident in a certain order, I would like that list to stay that way when after I click on an account and exit it. I have also been pending a customer support ticket regarding roommate shuffling, and the feature being down for 5 weeks, and not really seeing much progress besides an "in progress" email I get every so often which has been holding up getting ready for move out/move in....so

CONSOur system syncs with Yardi so we have to wait overnight for some details to show in both programs. Our detailed ledgers only show in Yardi but we post the payments in Entrata

An industry standard in an industry with room to improve
Considerably better than OneSite. There’s improvements I’d like to see, but I could comfortably recommend Entrata.
PROSEntrata has a best-in-class user interface and works reasonably well with mobile devices. Property management software is not known for either of those things, so I was pleasantly surprised. Entrata has a respectable array of features and exceptionally customizable reporting. Entrata makes it easy to pull virtually any data you would need and format it in a way that would be presentable to owners or investors.
CONSEntrata would probably be near perfect for a conventional housing property manager. Student housing, however, is a little different. College students can create incredibly complex situations that Entrata doesn’t always easily conform to. Entrata might work the way you’d expect to, but students do not. In a perfect world, there would be more property manager input in the programming stage.

CONSwhat i like least is the functionality, there are a lot of glitches that happen very often and customer support is less than helpful most times especially when its an urgent situation. It can take weeks to resolve at times.

Amazing Tool!
Entrata makes everything super easy to keep track of but was very difficult to learn how to use all of it's features. Not everything is straight forward like viewing the application portal of guarantors and sorting applications and leases by days open. But rent payment tracking and general leasing is super easy to use and has a lot of features in the guest cards that allow for a quick glance to see what step they are on.
PROSI love how easy most things are to do in Entrata. From leasing to rent tracking, it makes all daily management tasks super easy. I also really enjoy the visual aspects of the leasing and rent tracking. It makes it super easy to glance at a guest card to see what step they are on.
CONSIt has a very difficult learning curve. New staff struggle to grasp how to use Entrata for a couple weeks. Even then, it will take about a year until you master everything you are able to do. Also have some filters missing form the search function like number or an application or lease was open for.

Amazing Capabilities
For my day to day tracking of work orders this software is very easy and intuitive to use. I wish I had more training to allow me to use the power this database has to track and pull information that I could use to order parts and see trends in my maintenance repairs.
PROSThe fact that I can see work orders at home on weekends.
CONSI think that the lack of training I've received doesn't allow me to use Entrata to the extent I could.

The Entrata support team has been incredibly helpful and quick to find a solution when I have problem.
PROSI love how organized the Entrata dashboard is. Everything is organized to help sort through day with ease of use.
CONSThe only thing I don't like about Entrata is their lack of a mobile app (for more than just maintenance). It can be hard to look something up when on the go.

Overall, the reporting is nice and does help in being more efficient.
PROSLove the accounting features with this program. I soley work in Construction and the job costing piece has come a long way in less than 2 years, but also has long way to go.

Love entrata
I have been using Entrata for over a year now - uploading invoices, processing payments and tracking follow up is very easy.
PROSSystem is easy to use and very simple. I love how easy it is to do follow up and track communications!
CONSSometimes it is hard to know which report will give you the information you need. Additional training videos would be useful.

Easy, convenient lead management software
It is very easy to track leads through the leasing process and follow up with prospects. It also allows for us to implement our paperless policy more effectively by providing the tools to document resident files in the cloud.
CONSEvery online service can have outages but it would be nice to see more communications with affected offices when an outage or system downtime is detected.
