Tried the rest...this is the best! Look no further
Everything about Hostfully shows a pattern of superior thought and workmanship. The Hostfully team members I have come in contact with have all showed me a unique desire to deliver a robust solution to the day to day struggles I deal with as a property manager. I have used 3 other "top rated" alternative property management solutions and they all fall flat and short. When I say I recommend "them"...Hostfully...I say that because you are not just getting software...you are getting a team dedicated to making their customers user experience a successful one! They understand their clients success (us) means their success. I am happily staying with this company because nobody else has come close to solving my challenges as they are currently doing.
PROSSimple setup...really nice GUI...easy to navigate...no unnecessary clicks and extremely intuitive. The calendar is fabulous...you know where your bookings are coming from...it's easy to make contact with guests (due to the new inbox feature)...easy to make direct bookings...take payments...make changes...issue refunds...schedule housekeeping...I mean the team at Hostfully has thought of virtually everything to make your life easier. Not to mention distribution, channel management...all this is supposed to be cumbersome...not so anymore. My revenues have increased immensely not just as a direct result of better channel integration but for the simple fact that I have so much more free time! Free time equals more marketing, etc. The productivity that this software achieves must be worth checking out. Oh...and the support! ...due to the thoughtful design of the platform I find myself figuring things out on my own....however when you are in a bind...it seems the support is always there. Hostfully's support apparatus is easily twice as fast as the other platforms I have used. It's not even close frankly. In fact, I left another platform because of this very support problem that Hostfully has solved. Lastly, let's not forget value...the price. I think their pricing plans are competitive and more than reasonable when you think about how many problems they have solved.
CONSWhile it's not a deal breaker...an app would be nice. Using alternative property management solutions, they all had "apps". But what's the point of an app whey they are broken, clunky and lacking in every way imaginable? That describes the "competitors" mobile offerings. Believe me I tried them...for years...each! Hostfully does not have an app...but their site is completely "mobile friendly". Initially I was concerned but it turns out I couldn't have been more wrong. I would rather have a mobile friendly site that achieves ALL than an app that claims to have all, most...or some...yet has nothing of real value. Hostfully's site is SUPER EASY on your mobile device. Don't worry about it! I'm extremely mobile and if it was a pain...I would have moved on by now...and I'm not...no way.

Finally settling in...
Hostfully has grown with us this first year, and we anticipate it will hold up under our growth to 30 homes next year. We are settling into how it works and learning what other integrations we need to compensate for its faults. The cost is low, so we can use other integrations to help.
PROSWe have adjusted to the workarounds in the system and are enjoying using the platform. I like that they consistently upgrade and develop new integrations and business relationships to help our business grow. The support team is very helpful and always quickly responds to our questions. Their support site is good - I can generally find the answers to my questions in their help materials.
CONSI think the guest communication process is clunky and not aesthetically pleasing. We wish there were a better Owner Portal where we would store home details. Would love to be able to white label a nice website and not have to build a whole separate site.

- I find extremely easy to edit the properties amenities, description in various languages, rules and any information that should appear on the listing across all channels. I have a good overview of ALL the fields and I can bulk edit certain infos. I have to say that this ability has greatly improved the quality of our listing and that is the most important. - I am generally happy with the enhanced reporting tool, although it needs some improvement.- I really appreciate the support team! Available at my fingertips via chat 24h/24h, they are friendly and helpful.- The pipeline allows me to check that all coming arrivals are processed (payment, contract, etc).
CONS- Slow to load, a bit time consuming to navigate through the platform.- I find the owner reports tools are not robust enough or easy to implement. I feel like there's no permanent accounting, but airy reports. - We have to delete it completely if we don't want to pay for a property that is no longer for rent (or paused), therefore losing all the booking datas – and all datas. We cannot archive it.- Some bugs with the unified inbox tool- Not so easy to edit our customers list

Not what it used to be
We have been using Hostfully for a over a year. Overnight they changed the calender view and now it is very difficult to navigate and see dates. If you have more than 25 properties then you will definitely be lost, the mobile browser does not even load more than 25 properties. Have raised this issue and talked to management on a video call and they accepted the problems and said they will do something about it, now they just ignore all emails.Don't take the annual plan, there are too many issues and nobody there to listen, and if you ask for your money back you will only get silence. Here are some more issues:- Direct booking confirmation number are very long over 20 characters which makes no sense.- Booking.com API is outdated, new amenities on extranet will not be sycned. Have complained about this but nothing being done.- App is very limited - Customer support says 24/7, but they can take upto 3 hours to reply also.- The product is getting worse and they are increasing prices.- Most of the times when you have an issue you will be given an article to solve the problem, they will not do anything for you, same with setup.- If you have an issue and the rep does not have the solution, the simple solution they have is to say that "higher tier are working on it" no matter how many times you follow up that is the response and their way out of not doing anything.- If you use VRBO then you must use USD currency for all your properties.

The Time I Tried To Contact Support
While Hostfully promotes a 24/7 support channel, unfortunately, the people who answer the support chat take a significant amount of time to reply, and it generally happens in the middle of the night if you live in North America. While support says they'll reply in minutes, it turns into 9 hours; then, when they reply a second time asking for a few minutes, it's another 6 hours. There is no phone support available, and one time it took several messages to the Sales line until someone finally answered through support.
PROSThe layout and appearance of the software are good, and the GUI is easy to navigate. There are a number of features available on the platform. However, they don't always work.
CONSWhile looking nice, the GUI has significant lag times, which cause delays with screen loading times. As well, the message inbox has, at times, been completely inaccessible, loading to a blank screen. While a number of features are in place, simple things like adding a link to a message template required editing the raw HTML code to get messages to display properly. As well, while there is an app, it's nearly useless with long lag times and constant spinning circles with no ability to update.

Ever improving software solution backed by a great customer service team
On the whole, our experience with Hostfully has been net positive. While there is definitely some room for improvement, you can tell that their team cares about what they are doing and are actively working on the platform. Without Hostfully I don't know if we would have been able to grow and create many of the efficiencies that we have as a business over the past year.
PROSOnce we got over the hurdles of integration, Hostfully works seamlessly 99% of the time. Automated messaging and direct integration with our pricing, housekeeping, and smart home solutions has taken a huge strain off of our guest services team, and freed them up to provide actual service to our guests. Brise and the other Hostfully customer service reps have provided amazing, personalized service to our team, and always go above and beyond to help us solve for any issues we encounter.
CONSIntegration was an arduous process, but with the number of properties we have, I don't think that could have been avoided. The major hurdle we've encountered with Hostfully is the lack of a change log/reservation history. 99% of the time, this isn't an issue, but when there is an issue, we have to reach out to the customer service team and trigger a full scale investigation any time there is an issue with a reservation, to try and track where the error occurred. The reservation notes feature that are just simple editable text boxes, which means that important information can be easily deleted or over written, and no record of when and edit was made or who made it is recorded, which can present issues when you a have a staff of 15+ individuals all logged into the software. Luckily Hostfully's team is very responsive ], and open to feedback, and we're hopeful some of these features will be added in the near future.

We simply had outgrown the platform, managing multiple properties in multiple regions was just about impossible in Cloudbeds, and the lack of automated features like messaging and integrations with OTAs, smarthome services, and dynamic pricing systems necessitated a change.

Critical Feature Missing
Hostfully does have some good features..
CONSHostfully is missing a KEY FEATURE that is pivotal to operating a short-term rental business in an efficient manner! The missing feature is their integration with VRBO. While Hostfully allows you to set up "automated messages" to guests who book through Airbnb, they lack the integration to do the same on VRBO. This is something that they won't tell you during the training sessions, so please take this as your warning!! After I signed up for Hostfully, I learned about this lack of integration and immediately canceled and am now using Guesty which not only has integration to message your guests automatically from their platform, but they also have many many more features as well! If you're serious about growing your short-term rental business, I highly recommend using software that can support you (not Hostfully)!

I chose Hostfully because I thought they had almost identical features to Guestsy, but at a lower price. I was wrong. Hostfully is missing key features and integrations, like not being able to send automated messages to VRBO guests through Hostfully.

Hi Bailey, Thank you for trying Hostfully. First, I want to apologize for the miscommunication on how our automated messaging works since it works for all channels including Vrbo. I believe the limitation you are referring to is the lack of a Vrbo messaging API. This prevents you from receiving messages in Hostfully sent from the Vrbo guest portal. You can still automate emails to your Vrbo guests and when they respond, correspond with them via email directly from the Hostfully inbox. The lack of a Vrbo messaging API comes from Vrbo themselves. We are patiently waiting for Vrbo to add this to their official API. We are proud to have reached the exclusive "Preferred Partner" status for Vrbo, and because of that, we only integrate through their official API. We do not scrape data/emails in an unofficial way, where a simple change in HTML code could break the "integration". In the meantime, the workflow mentioned above works well for our customers.

Excellent Software
We moved to Hostfully wanting a software that integrates with Quickbooks and they have not disappointed us on anything that we have asked them to tackle.
PROS[SENSITIVE CONTENT], the owner, is available and is always open to improving his software to increase revenue and help to push our properties through API connections. Customer service is amazing and the costs for the software is minimal compared to some of the very large software options out there, but better!
CONSNo cons! we are so happy with the software... I would love a phone app... that is the only con!

Great STR Management Software
The price is unbeatable and the features are everything needed for a small company to be run like a large one.
CONSIt can take some time for training to learn all the bells and whistles but growing with the company we have seen many updates and we look forward to continuing to see the program get better.

Great all around value
Hostfully is great for a centralized calendar across multiple channels (ie VRBO, AirBnB, etc). We use many of third-party integrations such as Stripe and Turno for payment processing and cleaning management.
CONSThe mobile app leaves a little be to be desired, but is functional.

The ability to integrate seamlessly with the most popular booking platforms. Its bulk edit feature is a tremendous time saver.
CONSI do wish that Hostfully will introduce a multi currency function for converting payments.

What a pity!!!
I contacted this PMS thanks to the excellent references. In fact the product would be good if ... you could get there!!! The on-boarding process turned out to be a nightmare: unprofessional people - incomplete documentation - long lead times. All for a fee, of course! (on-boarding fee = 400 euros) Moreover, if you call the San Francisco office, there is no company answering, but the President's answering machine (how many are there??!!!). Since the on-boarding procedure is so long, in the meantime I received double reservations and I lost reservations that just needed to be confirmed (they put AirBnb + Booking off-line for days). Can you give instead of a minimum rating a negative rating ... like - 1000? Do you know what happened? They told me that their product is not suitable for me and they cancelled my account. Without paying one euro in damages (real !!!!) Unfortunately software is a handicraft product where people count. Do you think I like these people?
PROSThe software has very good references and the functionalities are complete. The cost is high but the product is good.
CONSThe on-boarding process turned out to be a nightmare: unprofessional people - incomplete documentation - long lead times. All for a fee, of course! (on-boarding fee = 400 euros) In detail: to upload future bookings from http://Booking.com the bidirectional API does not work and a CSV file must be used. This was feasible as I would have had to upload direct bookings anyway!!! Too bad that after 10 days I was not able to have access to a complete documentation about the formatting of the fields (it's a complicated thing!!) and to my request to have the on-boarding team (paid and not international, based in New York and therefore accessible only in the afternoons and evenings) do the operation given the objective difficulties (one for all: the date format accepted is American, but I am European and I would have had to change the setting for my ENTIRE PC) they ALWAYS REFUSED to do the operation despite 17 e-mails.

Comprehensive Property Management Platform for Small and Big Operators Alike
Excellent. This platform has really improved and streamlined how we manage our business. And if we ever have an issue, the support team is very quick to jump in and help. This platform just keeps getting better and better.
PROSConsolidates major rental platforms / channels into easy to understand calendar view. Message triggers and scheduling functions ensure messages to communicated to guests exactly when you want them to be delivered. Enhanced Reporting -- accurate and consolidated financial and transaction reporting -- itemized and aggregated across platforms makes accounting far easier. Platform built for easy integrations and Hostfully is continually bringing in new partners to further build out comprehensive service. Very strategic. We take advantage of the pricing algorithms, additional direct channels, and more. EXCELLENT support team that solves problems fast and communicates very well throughout the process. Providing a Direct Booking Website as part of our package is a GREAT benefit. Publishing tools make it easy to push photos and copy out to additional channels. Very knowledgeable and likable team who make themselves available for input and feedback. They take a very strong interest in knowing how their platform is performing at every stage of its growth.
CONSKeeping in mind that my wife and I are small operators (five properties at the moment), we love this software but there are features we do not use that are more suited for larger operators, such as Dashboard and Pipeline. Reports vs Enhanced Reporting is confusing, we assume this will be sorted out as time goes on. And we would LOVE a mobile app!
Reason for choosing Hostfully Property Management Platform
This is more than a few years ago, but I did a deep dive across many of the (leading) platforms at the time, which included: Bookerville, Guesty, Hostaway, Kigo, liverez.com, Lodgify, MyVR, Outswitch, tokeet.com, and more. Back then it was a little tricky to determine who did what as, I suppose, it continues to be today. Nonetheless, I was very impressed with Orbirental, which became Hostfully, which is why I signed up with them. And I'm thrilled these years later with my decision. I couldn't be happier.

Treehouse Rental using Hostfully Platform
The overall experience has been good. Hostfully offers what I feel is a comprehensive platform for what our business requires. The customer service team has been fantastic. The integrations are really helpful, notably the short term rental insurance and remote lock options. Super helpful!
PROSThe integration capability and the Guidebooks. The Hostfully platform is comprehensive and offers everything we need to run our rental business. We have not used the channel manager for airbnb and others yet, but that will be a key driver for growth.
CONSThe new calendar experience and job creation. Like seeing the big picture for reservations, and a linear calendar does not allow that. The job creation software only allows a few jobs to be created at a time.Lastly, adding new features and the voting system is less than ideal.

Seemed to be the most comprehensive, but especially liked the Guidebooks, that was the difference maker and integrated the Market and ability to sell extra items in the checkout and within guidebook link.

needs major work
many clunky elements of the software. Frankly, I think it needs a major cosmetic overall to make it more user friendly.
PROSGood software, but needs a ton of work, especially in the Trigger management as well as accounting side of the house. The software is just "clunky" and not user-friendly in many areas which is unfortunate.
CONSThe communication with guests and missing very obvious features, such as quick access to see who is currently being hosted and the ability to manage easily. Also there is no ability to charge a customer directly on the platform; we need to go through Stripe to do "add on" services

Orbirental is a next generation VR platform at the leading trend of technology
I have been really impressed by the functionality of the Orbirental Property Management Software. I started a full-service vacation rental business in Coachella Valley, CA approximately 1 year ago, and we have been growing quickly with large 5+ bedroom properties will hotel style amenities all in the Indio/La Quinta area. Orbirental has full integrations with the booking platforms, including Airbnb, Homeaway/VRBO, TripAdvisor and Booking.com, which has allowed us to expand our reach to the worldwide traveller market. Orbirental also provides great integrations with the newest and greatest technology partners so we can utilize the benefits of dynamic pricing, guest books, channel managers, keyless locks, email marketing software, along with many more tech companies that are emerging every day in this dynamic and fluid industry. Orbirental has an innovate and easy to use interface for managers, staff and guest inquiries. The lead management pipeline is what Orbirental has mastered at the core of its PMS, but there are so many useful integrations that make Orbirental a truly one-stop shop for any size management company that wants to stay at the leading trend of technology and run their business efficiently and effectively. I highly recommend Orbirental for the modern vacation rental property management company!
CONSOrbirental does not provide a website builder but can help vacation rental management companies build a customer and highly optimized website instead, using their API for data synchronization and payment processing.

On the fence
The price is very competitive.Customer service is dedicated, although sometimes slow to respond.
CONSLack of features that ease work, and lack of multi language among other things. There needs to be a feature to be able to edit multiple listings at once.
