#### Pros

Stessa offers the most intuitive, purpose-built rental property financial software that I’ve come across. Far too many colleagues of mine are still either using overly complicated general accounting software, or worse, tracking everything manually in Excel. Stessa not only allows me to automate the majority of my bookkeeping, but the real time reporting functionality allows me to monitor the performance of my assets and catch anamolys much quicker. While other property management software may offer expense tracking or basic accounting features, Stessa’s exclusive focus on the financial aspect of rental property ownership allows them to offer a far more robust feature set and innovate at a faster clip.

#### Cons

As a single-entry accounting system, it comes with all the drawbacks associated with that method of accounting (no cross-checking, greater potential for error, no tracking of real accounts, etc.). This was an intentional design decision, however, as this software is geared to be more user friendly for the average rental owner. While it lacks the sophistication of a double-entry system, Stessa has come up with innovative ways to simulate certain aspects of a double-entry system through features like a derived Balance Sheet report using user provided asset values and debt information.

Very Frustrating. This is clearly a company that is looking to make as much as they can while putting as little as they can into support. Pay a little more and get support somewhere else.

It was a good price point, but you get what you pay for.

#### Cons

You pay extra to be able to speak to a human being. What really happens is you type you message to someone online. Then they respond by sending you a calendar to set up an appointment. When you click on the calendar, you find that there are no appointments for the next 30 days. Extraordinarily frustrating. This is after you have spent hours and hours of wasted time entering your data. They are cheap for a reason. They do not care about customer service which means they do not care about their customers. When I complained online to them about this, [sensitive content hidden] response was to tell me, “We are only a team of 3 people so we do what we can in terms of phone support.”

I think this is the best thing out there. Everything about Stessa is top notch from the product itself to the customer service.

Its easy to use, their is no guess work. I like the banking integration, tenant ledgers, general ledger, balance sheet, income statement, cash flow and every other report you could need. The best part for me is the year end package it generates for my tax guy.

I'd like to see the ability to update the RE Tax PIN number. Although customer service is excellent and will make any updates you need quickly.

After using Quickbooks for a few years, this program is a breeze and intended just for rental management, so not any clutter to have to work through or modify.

It's ok. we wouldn't pay for it, not remotely. But it seems like they're trying to grow their business by solving the big problems only and ignoring the "small" ones. We will keep with them at least until the end of the year for ease of tax reporting, but will seriously look at other options as December rolls around.

Look, it's free, we get that. And it has added value to our business. But their inability to resolve a seemingly simple issue after 5 months is inexcusable.

For a software company, they are surprisingly not agile. Two examples:- For every nearly transaction that comes through, we have to attribute it to the property/tenant in spite of the amounts and ledgers being exactly the same every month. It appears the only AI they use is a checkbox that ties a bank account to a property. That's great for loans, but it should be able to handle rents too. - We can go on mint.com and enter all the log in credentials and that gives us every balance of every card. Stessa has continuously struggled with adding some credit cards attached to one of my banks. We have reached out to them for the better part of a year off and on and they seem perplexed and unable to wrap their heads around it. Now, after 5 months of us staying on them about it, they've ghosted us, or given us the "yeah we're working on it." If it's that hard to do, how can another company just do it with ease?

The ease of income and expense tracking allows you to take control of your business. By linking accounts or adding transactions as you go, Stessa does the rest - generating all the reports you'll ever need, making tax time a walk in the park.

It would be nice to allow another user, like a partner or manager, to login with their own credentials and have limited(or full) accessibility to the your data.

Stessa helped me keep track of the accounting side of our real estate so we can easily give all the information to our accountant at the end of the year. It also makes it possible to quickly see a snapshot of our portfolio performance - no more waiting until the end of the year to see how we did!

This site has really helped me manage my rental properties much more easily and efficiently.... all of my accounting and info about interest rates/insurance/etc are all easily accessible in one spot. And their reports make it all easy to quickly review. Also great for doing my taxes.

Doesn't yet integrate with enough small banks, so I have to manually upload my transactions ever month via Excel.

With Stessa I can store all the financial, insurance and legal documents. I can enter and save and categorize every income and expense. I have a database of information that I can pull from or print. I have all the financial and business metric reports that I would ever need by various time periods. I love Stessa.

The major issue I have with Stessa is when Stessa downloads your transactions from the bank it will remove some automatically. Customer service said it was just removing duplicates. Anyone that is in property management or owns and operates rental housing knows many transactions are going to be the exact same. Rent doesn't change by month, and many bills are the exact amount each month, like mortgage payments. Stessa would regularly remove 10-20% of the transactions, and the even worst part is it wouldn't say it did. They just wouldn't show up. I only noticed it as the reports looked WAY off. To get correct reports through Stessa I would have to download the CSV file and compare it to my bank CSV file. Then I would have to enter the transactions manually. It isn't worth it. At the VERY LEAST we should have the option to turn off "removing duplicate transactions". I've mentioned this to customer service more times than I can count and they never do anything.

The design of the site was very intuitive. Useful and pretty reports.

#### Cons

Pretty reports are useless as there is a serious bug in Stessa software, specifically how it processes transactions downloaded from your bank. I noticed it when I first signed up to this site several years ago and have messaged customer service numerous times. Occasionally it gets fixed but then goes right back to being broken again. I'll describe the specific issue below.

I initially liked the app, but now the company has gone completely unresponsive- my money is locked in n account which they deleted. I received emails with links to add information, then links said information was already received. I cannot even get a person to call me after weeks of effort via email and online submission. It’s as if my money is held hostage. I spent so much time setting this up, and they have proven to care nothing about me as a customer and now I’ve wasted countless hours. Steer clear of this app, as I now will.

The rental application process is simple

#### Cons

Rent collection. They fail to tell you to use it you have to use THEIR checking account. So you jump through hoops to set up a checking account you dont want. Then you try to get the money out of the account you didnt want in the first place and its a nightmare. And every problem is not their problem its your problem or your banks problem. Customer service is non existant. I wish I hadnt already asked my tenant to pay through them.

I could easily import my Excel spreadsheet of past transactions. Their instructions on the proper formatting for converting it to csv were easy to follow and I was both impressed and happy that months of transactions were imported seamlessly and in minutes. Their customer service is also responsive - which is a huge win!

I like how Stessa connects to my property management company, and to my banks. It's great to see my portfolio snapshot. The tax package is also very useful and saves me a lot of time during the tax return prep.

Nothing really I dislike. But it would be useful to have a functionality that allows to split the multi-family units into their own units for reporting purposes. Admitted, it's my fault to have started with one property for a multi-unit one.

I have looked for over 10 years for a program that would work for my husband and I to manage our own rental properties. We now own 15 long term and short term rentals and as much as I wanted to replace our customized excel spreadsheet, it still worked best for our needs after trying other programs specifically for investment properties or general accounting. I always gave up because it just didn’t quite work well enough. Stessa has been the only program that I have found that is easy, seamless and still tailored to every property we own. I can finally get rid of the old spreadsheet. I can’t wait for tax season next year where I have a full year of management with Stessa. It has made attaching receipts, invoices and cash flow so easy. I am so thankful and excited to have stumbled across this program. It works.

#### Pros

Makes the process of tracking expenses very simple. Pulls data very easily from linked accounts.

#### Cons

I feel that they cash management portion will improve. The feedback from customer support said they are working on adding the features I suggested they add.

#### Reasons for switching to Stessa

This app better suited my needs.
