TOPS software has been the key to keeping all of our records clean and organized. I have been in the Property Management field for over 11 years and I have used a good number of different systems.

Super easy to navigate, makes doing bank reconciliations super easy as well as paying out vendors that are owed. Even setting up users is super simple and fast.

Their enhancement program is nice, it allows you to recommend changes to upgrade the system to better suit your business needs.

I normally don’t do reviews, but my experience with company has been awful.

The least I like about the software are. From an accountant perspective and having QuickBooks knowledge doing adjustments and rectifying ledger accounts are a bit confusing.

On paper it looks great and appears to be a great value - if you are a single user this may be the product for you based on price.

Foreclosures and bankruptcies were skyrocketing and our operational needs were multiplying faster than we could handle.

This company has fallen behind so far compared with their competition. They stopped innovating and placed no value in customer support.

Adequate Software for Smaller Property Management companies.

It is not user friendly and the programming is terrible.

I found several companies that were using Tops Software and I went to a couple of them to see Tops in action. It was very impressive and very stable.

It is awesome 😎 especially the color coding and telling you success or error very easy to use.

The ability for our Board and for our accounting to be able to access and use the system is  really great feature.

Support team is very helpful and knowledgeable about the product. Clean interface, great integrations.

The time that I had worked with the software was about 2-3 years total. The system at times would crash and the IT tech person they would need to reboot the system itself.

TOPS software is very user-friendly, robust, practical, detailed, and it is frequently updated to follow new legislation. They also have a terrific tech support team.

TOPS (One) is a very easy program to learn. I find it more user-friendly than TOPS Pro, its predecessor.

Features don't work, the accounting is awful and when you try to get customer support you will pull your hair out.

TOPS software is very user friendly, even for someone who is not that computer savvy. The support system at TOPS is great.

It has cost our company thousands of dollars in setup, increased subscription costs and lost time for managers.

I recommend that if you are interested in association software that you give TOPS a try. We were able to demo the product before purchasing, which was so important.

There's no need for expensive IT support and no expensive hardware; it's the only way to go. How do other vendors integrate to website technologies.

Tenant cloud and their customer service is awful.

I can manage all my income and expenses with it, and I don't need to pay for a Quickbooks subscription. It's definitely a win-win and my accountant is going to thank me in April.

Great software for managing properties, but lacks financial integration beyond Quickbooks Online.

I like the customer service the best. They respond to support tickets within a day.

I signed up a while after tenantcloud integrated background checks. It's been half a year since and I'm loving it.

There are just a few features that a difficult to use. Some of the features that we can access from settings are a bit different from the main dashboard navigation.

It is a very nice user interface, quite easy to navigate.

Now I have to contact my bank on getting these charges removed.

Lots of features and great customer support. We been with TC for more than 5 years and we like to continue as long as they continue provide the same or better.

The worst part about Teantcloud is the lease builder (which they say is getting a refresh) and accounting.

I got the trial for this to compare against other free products. The free products won out for cost and ease of use.

The platform is clunky and not very intuitive. Tracking expenses and crediting tenants is difficult and changes with each update.

Seriously, I'm very impressed with the amazing  job TenantCloud did. I manage my rentals by myself and I don't need any help, it's really great.

Accounting setup a little confusing. A lot of back and forth when looking for a transaction.

It has been very easy for the most part to get this set up. It is also nice that there is a phone app that can be used in addition to the website.

It has everything I need to manage my properties, and even has some additional features that I would have never thought to use, but find super helpful.

The only cons I struggle with are more than likely because I don't use it on a daily basis.

I absolutely love Tenant Cloud. Already, in the three months that we have been using it, we have saved over $540 by not using the program that we were using last year.

Pretty bad and will be out of business soon with this service and attitude.

I have a rental property (first time) and was referred by a friend who does this for a living. I started with the free trial and am very impressed.

I like the price range the like the easy use of it and how i was able to set up my three properties really easy.

It is super user friendly. I love the free listing syndication to the other rental sites (we have filled all of our empty units faster than if we were trying to do it alone).

The accounting is difficult to setup and the Zillow integration has not worked for any of my listings. Which may be the reason I ultimately switch from TenantCloud.

When drafting my boilerplate lease...the format comes out slight wrong every time. The software creates a bunch of space between words or sentences.

It’s perfect for my small portfolio. A great way to limit my costs but still have everything documented and recorded for my records.

Also the accounting filters reset to default every time you make a change, so making many changes of the same type is brutal.

I love the price of the software and the ease of linking my listing to multiple websites. I like the maintenance request page.

Lots of functionality, nice user interface, great mobile app, decent online support help (when applicable).

The interface is very easy to use, and appreciate the forced requirements to enable a lease to go live. This ensures things are complete and done correctly.

Difficult to split up payment options for roommates.
