Ratings Breakdown 4 Ease of use 5 Value for money 5 Customer support 5 Functionality Pros: Excellent program for asset managers and property managers to get insights into the data and analysis in real time from the property management software. The customer support for onboarding and help in getting the dashboards set up were invaluable in getting started making it a lot easier to use and more desirable to use. The data at 10,000 feet can be very useful in making key decisions on whether to sell, keep or refinance a property and it's helpful in determining where costs or income have gotten off track. Cons: So, if you have a customized Chart of Accounts, it can be a bit of work to get it mapped right to the management company's accounts. Once it's done, it works well. The addition of AI is very useful and has some great, promising features, but it can bury the lead (the KPIs) a bit. Reasons for choosing Lobby CRE A lot more affordable and a LOT more useful and customizable. While it doesn't have some of the features that AppFolio Investment Manager has, we don't have as many investors to keep track of and, quite simply, because of the way that LobbyCRE pulls and imports data from the property manager's software and spreadsheets, it's a LOT easier to set up with LobbyCRE. To ensure that benchmark data is statistically relevant, there must be a minimum number of submissions for it to be available in the platform. Cons: The mapping of the balance sheet was a bit tedious, would be helpful to be able to customize, as you could with the chart of accounts. I would love the ability to compare to underwritings, in addition to the budgets/actuals. Easily traversing through our portfolio at any level of depth is critical. Before, it took hours to create the reports I needed to be able to have a high level view; and even more hours to wade through all the individual reports. Now, it's a few clicks. I also use Lobby CRE to generate fantastic investor reports. Another huge time saver. Cons: Lobby CRE is definitely constantly improving! The few things I've disliked were already on their developers roadmap and resolved. When I submit improvement requests they are actually considered. Several requests have already been released.
