As the Official Canadian Channel Partner of Realquantum, we researched the market for a tool that could be considered the industry leader. We found it in Realquantum - they're lightyears ahead of the competition.

The software can be a bit intimidating to start. There are so many amazing features that come with the tool that you may not intuitively see what the "next step" is.

Real Quantum has increased my productivity and annual income by a significant margin over past years with other programs. In addition, my income has continued to increase in each year since I switched. The upgrades to the system over the past year or two have been a big factor in that increase.

The stability of the integrated database and report writing software far exceeds other products I'd used. I don't have to worry about refreshing or broken links between a web-based database and word processing and spreadsheet programs.

I'd like to see improvements to the way RQ handles lease data entry as well as how hotels are handled, particularly in the Income Approach.

The overall experience was a bit frustrating in the beginning and has improved. The support team (Kristie and Alisa) are responsive and competent and they are fortunate to have them as they are great to work with. I think they have a workable product that does save time, but has a few bugs and issues that could probably be solved with a greater investment in software personnel. They do update the software periodically and listen to and appreciate feedback.

I love the ability to incorporate things like cap rate comps and expense comps and the way the software is set up, any subject becomes an expense, cap rate and sale comp. The report creation is easy and the report generally flows well. For the most part, searching for data is easy and integrating sales and leases into reports is easy.

No auto save; if a property is labeled as one property type then all leases associated with the property (regardless of use) are also labeled that way even if they have a different use. Pasting images into documents makes them a bit blurry. In the cost approach, the only way to enter soft costs is as a percentage of hard costs. The sales summary grid only lists price per square foot even if you choose price per unit for the unit of comparison. Grayscale font is tough to read and any font copied in from another source is black and has to be changed. When entering leases, you cannot clone a lease and then change only the differences. I think they need to hire more people to work on the software side.

The software streamlines to appraisal process greatly. Production is up nearly two times as much since using this software. The database feature I find is one of the most beneficial parts. Being able to have one property for an assignment, sale comp, and lease comp is so helpful. Not having to write up sales and leases for every report is a dream.

Blank pages are a frequent issue in reports. I know this is due to the programmed margins the software uses. However, having to find places to add fields or take out information to get rid of the blank pages is time-consuming and tedious. I think that certain calculated fields and tables that are not able to be changed can be misleading as well.

RQ has allowed my business to increase substantially and the appraisal company to expand into different types of commercial real property.

The sales team was helpful and provided most of the answers I need to make an informed decision. The training was easy and what little contact I have had with tech support has been good. The software works and has increased my productivity with many less headaches.

I most like the stability and lack of errors. The cloud based system is also beneficial allowing access from anywhere. The iPad app is effective and functional for photo management. I think adding all properties into a database is genius and makes adding comparables very quick and easy. I have purchased and used 5 different software suites in the past 15 years. Until Realquantum, all were Microsoft Office based using Word and Excel. Overall, it is a great product and by far the best narrative report writing software currently available.

I only have a few real complaints. The adjustment grids don't have a built in utility for making time adjustments and the improved sales won't allow you to insert an acreage or site adjustment but has a fixed line for excess land. Spell check added to the user input commentary would be great and the Cost Section needs to allow for expansion or a 2nd scenario. I also wish the system could allow the direct import of PDF documents and signatures which would simply the final report printing.

From the start, the product was better than most I've had experience with and the Realquantum team has brought the product a long way since and is very responsive to questions, concerns, and really listening to what their customers want and need to be more productive. Realquantum is the best appraisal software on the market at this point and I would recommend it to anyone looking for a boost in productivity and simply a better overall experience.

Realquantum is very intuitive and easy to use and the team is extremely helpful in making the implementation simple. The features that sold me included database integration with report writing, which makes the process fast and efficient. I also use VAL which integrates nicely into Realquantum.

The software has seen so many version updates and fixes to any issues or services that were needed there is not much to say in terms of cons... it's like I have my own IT team working on making this product better for all.

For my day-to-day use, the software is fine and creates a high-quality report. I think it could be better with small tweaks and upgrades.

The product produces a high-quality report. It is fairly easy to navigate and use.

There are some features that are not there, such as traffic count can be used to compare land but not properties with improvements. The customer service is not very good. When you talk to someone you get the reply "yes, we know that is an issue but we can't change it." There doesn't seem to be a real drive to make the software better for the end-user. It seems to be a very arrogant attitude of "We have the best software, take it or leave."

It has helped my business become more efficient and stream-lined.

This software appeared to be the best one out there when I was researching for new software. The best feature is that I don't have to have storage as all documents can fit electronically into the property or appraisal. The company also updates their software based on customer feedback.

I would like to be able to run reports such as a list of appraisals completed in 2021 with info such as price, valuation, etc. This would especially come in handy if we needed to hand a report to any board. I would also like to see an open text box after each tab of the improvement description to add any details that could not be just "clicked" on. That way it is separated by category.

I've been a customer for over 4 years and have been very pleased with the software. Compared to the competitors this software is extremely user-friendly and designed with appraisers in mind. I'd recommend this product to any appraiser looking to make the report writing process easier and more collaborative.

Overall, I am a big fan of the software and will continue to use it. I recommend this product to any firm looking to become more efficient with the report writing process.

The software allows us to have multiple users working on one project at the same time. The software has most definitely helped our office be more efficient in report writing. The plug and play feature helps limit errors. I would say above all the database function has been most beneficial to our office.

Really my only complaint with the software is the lack of control in formatting (placement of items and margins). We often end up with a lot of blank space on pages. I just feel this looks unprofessional at times.

The daily development of appraisals.

The structure allows for inputs that go directly to the appraisal and the database. The latest addition lets you preview how the actual appraisal will look based on your inputs on any given page. The grids allow for a variety of units of comparison (sf, acre, unit, etc.) for the valuation process.

I have never used another appraisal narrative software. Glad I learned it all on RQ! It stores information and produces quality reports. I think it has allowed me to be a lot more efficient and productive without question.

It takes me a while to discover and learn the new features that roll out. I still don't feel like I have it all figured out

I really like this software. I can't do without it now (or don't want to). The jump in cost is had to swallow but I don't feel like I have much a choice.

After set up and with existing comparable data, it saves time to use this software.

I would like to see different options when using the sales comparison approach. For example, if an improvement(Non-GBA) adds to the value of the property say - $25,000, I would like to be able to just add the $25,000 in the grid and not a percentage or dollars per sf. The income approach is very confusing. Using the survey and needing to know the terms of the lease (sometimes I can't find out) is difficult. I wish it were easier.

Real Quantum software is easy to implement and customize. The software reduces errors in our reports and has significantly improved our efficiency and turn times. The vendor is constantly listening to its users and providing timely updates and improvements.

Some sections are clunky when you are dealing with a mixed-use property. There is no availability of integrating multifamily surveys with retail rent comps. This requires manual input for rent comps and income estimates.

I use Real Quantum all day every day for my appraisal work. It is a great product that produces a great-looking report.

I like being able to do my appraisal work all within one program, and I love that I can work from anywhere with it. It is easy to use and is well set up for my workflow.

It is not yet set up to perfectly handle special use projects that have unusual income and expenses and there are occasional bugs with formatting.

As promised, the Real Quantum staff has delivered excellent support and continual updates.

Real Quantum is an intuitive platform that has saved me hours and days on each assignment. It has also substantially cut down on the number of nuisance errors within my reports. After trying several other applications, I find Real Quantum to be both the most cost-effective and accurate of the available report-writing apps.

It is not possible to import PDFs into the reports. They must first be saved as Jpeg or similar files and then imported.

Excellent service and support typicallly for same day questions.

It is set up and designed with many options for selecting pre-written sections of a report.

There is a several day learning curve to be expected.

My experience with Real Quantum has been overwhelmingly positive. It has made learning appraisal easier and gives a really good template for appraisal report writing.

The ability to store comparable data and directly use it in a report is really helpful. You don't have to worry about linking spreadsheets or external sources. You can store most of your data directly in Real Quantum.

There aren't a lot of cons to Real Quantum in my experience. There are a few small things with site details that could be added, but you can add anything you need through text or comment boxes.
