Buildium Property Management Software


Buildium is a Web-based property management solution that enables managers of residential and association properties to take complete control of every aspect of their business, including the rent, vacancy and maintenance cycles. 

Buildium streamlines management of the rent cycle with key features such as tenant and lease tracking, full general ledger accounting, automated rent and late fee reminders and on-demand reports. Additionally, rent collection can be automated; and property managers can receive online payments via Buildium’s tenant portal. 

Management of the vacancy cycle begins with syndicating vacancies to Buildium’s listing partners, including Zillow, Trulia and Craigslist, as well as Buildium’s own free marketing website. When applicants fill out Buildium’s customizable online rental applications, the information is saved instantly to the Buildium tenant database. Buildium also offers online tenant screening services for running background checks. 

Tenants and rental owners can submit requests online via Buildium’s tenant and owner portals. Property managers can turn these requests into work items and assign them to maintenance managers and staff using Buildium or Buildium’s mobile app. All requests are timestamped and include an option to attach photos.

Buildium’s tiered-pricing plans do not require a start-up fee or annual contract. A monthly subscription includes 24/7 support from a customer care team. Customers can submit support request tickets anytime or take advantage of extended phone support, available Monday through Friday from 9 a.m. to 8 p.m. EDT.

    I can't say enough about the support staff! Everyone is extremely helpful and friendly.

    Pros

    We are going from a pen and paper system to Buildium Pro. The folks at Buildium have been by our side the whole way. I can call with little questions anytime, and meet with our implementation specialist for the bigger stuff. The software is easy to navigate and is able to produce the same reports we are doing by hand, only much quicker. And the communications function...simply amazing. No more having to text tenants from my personal phone. And everything is saved in the system, so no more he said she said. And the website is free! Its simple and perfect for our company and easy for our residents to use. This software is what is going to allow us to grow and take our business to the next level!

    Cons

    I don't have anything I'm not happy with. There are some things that I would like to do and can't, but the support staff has helped me find work arounds for all of them.

    Reporting is the best!

    Pros

    The reporting system has a lot of reports you can run monthly and year end based on individual properties.

    Cons

    My only issue is when both my colleague and I used it, we both had different views on where to put information . Different accounting terminologies was the issue. Now we only have one person doing the documenting.

    The customer support has been phenomenal. The ease of taking online payments is wonderful and such a great feature.

    Cons

    I wish quickbooks could be linked in for financials to keep from doing books twice. If they were linked it would be a true all in one system. I also wish the lag time between depositing funds from system to bank was quicker.

    I was able to list my vacancies right away, I do like that your program doesn't require us to have a large amount of units in order to get started. However I don't see this software supporting all the normal needs of a property manager wanting to manage over 100 properties

    Pros

    the ACH feature directly being sent to the owners without us having to send a file to our bank and then our bank sending it. On our end it appears to be faster

    Cons

    No connectivity from property to owner page to tenant page, constantly having to go to the top and researching.
    Discovering that the ACH actually took 3 business days to hit the owners bank, from the date it was pushed.

    Freeing my time since my tenants now pay their rent on line. Getting my rents in the bank faster! keeping track of all the details relating to tenants, payments, accounting and any issues that arise.

    Pros

    I am most happy with having my tenants pay on line and access their accounts and documents. This has really made my business run much more easily and with less effort - Also my tenants' ability to be in touch and my ease to reach them via email and keep a record of those communications is great.

    Cons

    Sometimes, at certain busy times - I guess - Buildium support is not always easy or quick to reach.

    Posting the properties, and how easy it is, to multiple outlets. Being able to post pictures to the property and erasing from my pc memory.

    It takes a day or two to get answers and sometimes those are needed that day. Not being able to pull credit manual without having the tenant confirming from email.

    Features and function of buildium at a reasonable cost are exactly what we were looking for as 55-unit owner operated 2 person property management team. Onboarding has been challenging as we have been doing everything on paper for last 20 yrs but hoping our hard work will pay off when we finally get fully operational in the software. Update to follow!

    Cons

    Training videos could be improved, background music very distracting. We have struggled with the clarity and communication from our onboardong specialist as well but he is very kind and seem to sincerely want to help make the process happen.

    I'm confident my accounting is all straight, my leases are online, I have online payments and great tenant portals.

    Pros

    Customer Support is really good, domestic, quick follow up review process. Onboarding Process, functionality

    Cons

    I can't track expenses per unit. I can only track per building. But, I don't really care. They didn't have a group text function when I signed up, but they told me it's coming this month.

    Our communication is streamlined concerning maintenance tasks and accounting questions, our tenants feel as though they have more efficient contact with us regarding their complaints and ledgers, and scheduled tasks like lease renewals and late fee notifications are a breeze to track and accomplish now.

    Pros

    Buildium's communication systems (especially emails, tasks, and notes) are wonderful. We also love the elegant design of the software from both the manager and tenant side. The reports are easy for a non-accountant like me to figure out and use. Overall, I'd say our favorite parts of Buildium are the clean design, user-friendly task system, and ease of use for emails, eLeases, ledger exports, etc (basically our "official" communication and information within and outside of the staff).

    Cons

    Our least favorite thing is that it's not compatible with Quickbooks. It's the only thing that keeps me from 5 stars on every count.

    Another issue (but not as important) would be the difficulty in deleting/ending/renewing expired leases.

    Complete more tasks, more accurately, in less time. Syndication keeps us 100% full all the time.

    Pros

    Easy to learn. Lowest cost. More functionality. Never a technical problem. It always works glitch free. The syndication feature alone is more than worth the price. We have made many good decisions and some bad ones in the past but selecting Buildium is one of the best decisions we made in recent years. I strongly reccomend it.

    Cons

    1. They will onboard a new user. But if that user leaves, they won't onboard the replacement.
    2. Hard to find employees that are experienced with Buildium.
    3. Easier to recruit an employee familiar with AppFolio or other management software.
    4. Not much physical presence or market share in our local area. No Meetups.
    5. Hard to think of any more cons.
    6. The Pros probably outweighed the Cons by at least 10 to one.

    It keeps track of trust fund accounting and banking with ease. Epay set up is nice and easy to use. The bulk email option is nice to send bulk emails.

    Cons

    The setup function does not walk you through each step and the tutorials are almost useless. They only give you 25% of the information and the rest of the information you have to figure out the hard way. The work orders don't have an area where you can attach bids, email does not allow you to add an email signature when sending or paste with ease. Owner statements are not easy to read. The notes section does not allow you to modify the dates of the note so you can't go back and record something in chronological order, I could go on and on....

    The mobile app and it's functionalities, the owner, vendor and tenant portals, the inspection, application process, the e-signatures and the public websites.

    Cons

    Adding languages is already long overdue. Ability to choose accounts to deposit payments, resend receipts and customize statements and the on-boarding process also needs lot's of improvement.

    This software has made managing my commercial properties a breeze!

    Pros

    Automation features are great, as well as the future 'recurring' transactions. We have tenants whose rent increases each year. With dozens of tenants with increases happening at different months, keeping up with them would be a disaster.

    Buildium allows you to schedule future recurring transactions at different amounts. What a life-saver.

    Cons

    The ONLY thing I like least about the software is the inability to expense items to the units. You can expense invoices to different properties, but not to different units. So, if apartment 10C needs to fix the dishwasher, every apartment in that building shares the expense. Though we look at income statements 'by building' (and not by unit) it would be helpful to export an income statement to Excel by UNIT and compare an analyze which units are problematic.

    Very easy to use. Shortcut toolbar really helps you navigate the software to get to your frequently used areas. The dashboard is helpful too.

    The accounting portion can be bolstered a little. I still use Quickbooks to keep track of finances because it is easier.
