Buildium is a Web-based property management solution that enables managers of residential and association properties to take complete control of every aspect of their business, including the rent, vacancy and maintenance cycles. 

Buildium streamlines management of the rent cycle with key features such as tenant and lease tracking, full general ledger accounting, automated rent and late fee reminders and on-demand reports. Additionally, rent collection can be automated; and property managers can receive online payments via Buildium’s tenant portal. 

Management of the vacancy cycle begins with syndicating vacancies to Buildium’s listing partners, including Zillow, Trulia and Craigslist, as well as Buildium’s own free marketing website. When applicants fill out Buildium’s customizable online rental applications, the information is saved instantly to the Buildium tenant database. Buildium also offers online tenant screening services for running background checks. 

Tenants and rental owners can submit requests online via Buildium’s tenant and owner portals. Property managers can turn these requests into work items and assign them to maintenance managers and staff using Buildium or Buildium’s mobile app. All requests are timestamped and include an option to attach photos.

Buildium’s tiered-pricing plans do not require a start-up fee or annual contract. A monthly subscription includes 24/7 support from a customer care team. Customers can submit support request tickets anytime or take advantage of extended phone support, available Monday through Friday from 9 a.m. to 8 p.m. EDT.

My Business experience has been really great with Buildium.

Pros

I liked the fact as a new Property Manager, I had an online portal to look professional to the tenants and Landlords. I needed a site that took online payments and could pay all vendors through EFT.

Cons

I honestly felt overwhelmed the first year using this property management software system, however 14 months later, I feel more comfortable, however, I am looking forward to the training online and in city to help me overcome my fears.

We built our company on Buildium

Overall Buildium is a very conscious company with fair pricing for a quality product. The company and its people try very hard to exceed customer expectations and are open to suggestions and feedback. The welcome compliments and critisisms with the same desire to improve.

Pros

I used Builium as my entire platform for HOA management. It was extremely easy to use internally and Buildium provided extremely easy access for external users to utilize products and features as well. Most of the features and reporting are completely customizable which for a multi application software is uniquely rare. The Buildium team's customer service is invaluable and similarily unique in the managed software world.

Cons

Buildium's software platform has a pre built accounting feature. HOA and Property mangement are by nature a very high focus of processing, managing, and tracking receivables and payables. The accounting feature is clumsy and poorly executed for what it was designed to accomplish.

Great Product

I have had great experience with this company I even tried others and they in no way compare to this product. It is a simple way for me to keep track of all of my transactions related to the properties I manage and see exactly where each property stands along with the Owner. This is a great product for the price!

Pros

It is easy to use, if there is something you don't understand they have many walk-through's to help you along the way. They also have a great customer service department where you can call or email to get assistance. My owners can access their reports at any time and it makes things run faster and smoother.

Cons

There are a few small things that they are in the process of working on, being able to take a payment from an LLC instead of having to use a property to put the money in. Not being able to organize things in alphabetical order on some of the pages. They have improved over the past year by a ton.

We LOVE Buildium

Pros

My team and I love how automated it is. We used to spend days matching electronic payments to units. Now we can spend that time serving our clients better because it is completely automated! It is extremely user friendly and setting up a lease couldn't be easier.

Cons

We have had a little issue editing leases. I think a lot of it is that we are still new to the software. Took quite some time to figure out how to change the late payment settings on an individual lease that was already set up.

Good Customer Support

I used to use Quickbooks to manage my rentals. And while this is certainly possible, it is far from the ideal solution. Buildium does all of the accounting behind the scenes, allows me to easily track vacancies, and to accurately track my income and expenses.

Pros

I love how easy it makes it to manage all my units. I can't imagine doing business without it. Customer support is always friendly, and is almost always able to solve my problems.

Cons

There is one annoying glitch that has not yet been solved. When a contractor gave me a bid for a job, I paid him half of the original bid. When he finished the job, it didn't cost as much as he thought it would. Even though I paid him in full, Buildium still shows an outstanding balance owed. Customer support said that this would be fixed, but that was 6 months ago, and I'm still waiting.

My overall experience has been great, if there is ever anything that I can't figure out I just put a support ticket in and Buildium is very quick to respond and resolve my problem right away. If I need to get something done immediately I just call and they are always there to help and answer all of my questions.

Pros

It is very easy to understand and allows owners to be able to look at their financials at any time.
As for working with tenants you are able to email and text them directly from the software making it very easy to commuicate.

Cons

I have worked with some of the leading software in the past and I really don't have anything that I don't like about this software. It is easy to navigate and we are a paperless company and the software stores everything.

Buildium Review

Buildium has been a great software for our company, I am enjoying it thoroughly. The program has so many features and has been easy to adapt to. I have enjoyed some of the new features that keep happening like the batch reports, this has saved me time which equals money - Thank you

We are Canadian - would be nice to have some Canadian Tax things implemented - Foreign Tax Owners to be specific and T776 which is a Rental Owners Statements on out Tax return. Would be nice to have a signature area for the trust account bank statements with a date so we are compliant within the program. Also would be nice to see a negative balance report warning on the Balance breakdowns on a bank account before month end so we have time to collect from owners. We just had an audit with our Real Estate Council and I am new to this business so I am still learning the compliance's that are associated with Real Estate Trust Accounts.

Overall it's a pretty good program.

You can submit a request for improvements and the company does use those request to make upgrades. Overall I am satisfied with the software.

Pros

The tenant portal is easy and simple for the residents to use. The property management aspect is really good. The format and layout is easy to follow and understand. The simplicity is great.

Cons

The accounting side needs work. The reports have limited customization, so you may have to run multiple reports and piece together information. The simplicity does come with limitations, such as not being able to send mass text message. The biggest inconvenience is the eLeases! You have to activate an eLease to see the executed documents and currently this requires leases to be signed before you are able to create a ledger. Meaning you cannot account for the deposit until after a lease signed.

Great property management tool

I use Buildium for my property management needs. I have been extremely pleased with how useful it is as a business owner, as well as how professional it looks for my tenants.

Pros

It's very easy to access a variety of reports for my units.

Cons

It's a little bit of a hassle when sorting through service requests, but I'm probably being nitpicky.

Great for starters

We had the software for about three years. It really was so nice to have this used for her business. It keeps things organized and homeowners happy.

Pros

This software​ is not crazy hard for someone that is in property management to get used to. Especially if you are a small company I feel like this one would be good to start off with. I was able to get a pretty good handle on things within about 2 months.

Cons

Although for the most part,​ it can be pretty easy to use. When it comes to using the accounting part of things, it can get really weird/tough. It doesn't do a pretty good job and going in depth with it. It would be cool if they could make it a little better.

Buildium is Awesome

Pros

This software platform we have been using for about 5 years now, it was a huge learning curve to understand and start to utalize all of the features as we were using quickbooks before and that was not efficient AT ALL. But now that we are all well versed in the features, it has made running our property management business so much easier, and we are able to scale our business and grow much more efficiently. Our town of Panama City was recently hit by a Cat 5 hurricane and 90% of our homes were damaged, 40 total were destroyed. Buildium was invaluable in helping us manage our tasks that were coming in by the 100's, sending pics to the owners and keeping them in the loop with everything going on with their properties, and Buildium even reached out to us and gave us a credit to show their concern about our hardship - that's a GREAT company! I would definitely recommend them to anyone building a property management business.

Cons

It's not perfect, but the customer service is always just a call or click away and they are very responsive.
