Buildium is a Web-based property management solution that enables managers of residential and association properties to take complete control of every aspect of their business, including the rent, vacancy and maintenance cycles. 

Buildium streamlines management of the rent cycle with key features such as tenant and lease tracking, full general ledger accounting, automated rent and late fee reminders and on-demand reports. Additionally, rent collection can be automated; and property managers can receive online payments via Buildium’s tenant portal. 

Management of the vacancy cycle begins with syndicating vacancies to Buildium’s listing partners, including Zillow, Trulia and Craigslist, as well as Buildium’s own free marketing website. When applicants fill out Buildium’s customizable online rental applications, the information is saved instantly to the Buildium tenant database. Buildium also offers online tenant screening services for running background checks. 

Tenants and rental owners can submit requests online via Buildium’s tenant and owner portals. Property managers can turn these requests into work items and assign them to maintenance managers and staff using Buildium or Buildium’s mobile app. All requests are timestamped and include an option to attach photos.

Buildium’s tiered-pricing plans do not require a start-up fee or annual contract. A monthly subscription includes 24/7 support from a customer care team. Customers can submit support request tickets anytime or take advantage of extended phone support, available Monday through Friday from 9 a.m. to 8 p.m. EDT.

Would like it if once the statement was done a copy of the bills that are attached would print with the statement.

Pros

Like the all in one tenant section, like that happy inspector app is included with payment. I enjoy the easy interface.

Cons

Cannot bill actual owners invoices, or have an aged receivable for the owners to show what they owe. Was not told that personal bank accounts did not count for ACH and the whole reason for getting this systems was to make life simpler.

The "Buildium Academy" is a nice self-help feature. I consider myself fairly computer savvy, but this software is already extremely intuitive and has a load of tools to be able to teach yourself.
I'm eager to expand what we're using because we haven't implemented any of the free website functions yet. As of now, we're simply replacing about half a dozen excel sheets which made a mess of our finances, but even if that's as far as we went with it I'd say it's money very well spent. The ad hoc reporting and tracking of our finances are really what we needed, and Buildium delivers with great results. But increasing the capacity to talk with the other residents in the community, submit maintenance requests, notify residents of payments due, etc. are all going to be really nice perks.

Pros

The ability to automate monthly charges for each unit according to the percentage of equity saves me a lot of time every month.
The reports are all extremely easy to generate, and very customizable.
This is a really low-cost solution that has been invaluable when our accountant passed away. It has brought us forward 20 years in terms of the technology we can utilize to manage ourselves, and all in the span of a few weeks and at no cost beyond our time.

Cons

Entering payments in bulk is time-consuming. There is some capability there to do it, but it requires all of the units to be paid in full (and not carry any credit balance). I manage 39 units, and for me it seems like it's just faster to enter each payment individually.
Accounting start date is set in stone. I began the application assuming I would use our old set of books for the first few months of the year, and Buildium for the remainder of the year. I quickly changed my mind, but not soon enough. It added a bit of work on my end to square that up. I still was able to begin our history from the first of the year, but had I chosen that from the get-go it would have saved a bit of time, and once the selection is made it's made for good.

Buildium is a good choice for someone who manages at least 50 units or more. it is easy to learn and has more features than you will probably ever use but probably has ever feature that you want. The onboarding process and customer service have been great! They are continually upgrading and improving the software and will hopefully address a couple of the issues that I have.

Pros

Buildium was an easy to learn and a great improvement over my outdated property management software. There are many great automated features such as automatic recording of online deposits, epay to vendors and owner/tenant portals that have saved me time and have improved communication with my tenants and owners. I like a feature that allows me to set convenience fee amounts for online tenant payments and allows me to keep the fees generated! This feature was the main reason I went with Buildium.

Cons

I am new to online software so this may be common but I do not like how pending tenant payments post to my Buildium bank account before they show up in my actual bank account. A day or two later the payment is confirmed as funded. I don't think they should post until the payment is funded, not when it is initiated by the tenant. My previous software would calculate management fees on a payment only one time and would not allow you to double charge management fees. The Buildium management fee is just a calculator based on a date range. If you enter the wrong date you could easily charge another management fee on a previous rental payment. This has, by far, been the hardest transition for me. Their solution was to recommend only charging for management fees once per month which doesn't seem practical in property management. Most companies need the management fees to operate during the month. The best price point is for someone who manages 200 or more properties. I would like to see competitive pricing for smaller numbers of properties.

Cons

Needs more flexibility, especially in the area of customized reports. Currently Buildium presents you with a list of reports which you can alter slightly. You cannot create your own format with your data.

We have 14 units. We just purchased them and tenants absolutely love the fact that they can make maintenance requests, look at their leases, and pay their rent online.

Pros

I can go from applicant to lease signed and deposit received in less than 24 hours (less if the applicant fills out the application immediately).
Love the fact that I can have applicants pay for the credit and background check.
Dashboard is helpful for giving a quick look at overdue payments, when leases are expiring, etc.

Cons

Not as intuitive on the accounting side and drafting of e-leases as I would like but customer support is so good that this didn't bother me as much as it would have if I had to either pay for support or wait on hold. An actual local person answers and they have all been very helpful.

As a returning customer to Buildium, I cannot say enough good things about the flow, functionality and reporting the system offers. Since the make-over, the system is easy on the eyes, user friendly for 90% of its functions and really streamlines the day to day operations of property management. I am a customer for life.

Pros

The list is long, however, the things that stand out is the reporting system, the flow of the ledger and the audit function to see what actions different users make in the system. Buildium's customer service response time is incredible. Usually same day responses via e-mail but always within 24 hours. Phone support is also top notch.

Cons

If I had to pick a con, I'd have to say the time it takes to make product improvements. One function I would like is way to track guest cards or interested applicants for a waiting list of some sorts. In that same breath, I have to say I'd rather have it done right than have a launch with glitches.

This is a good software for us to use. I like that I can get on the system with any device and from anywhere. They have added a lot of new features we are just starting to use; such as the Happy Inspector. We are very happy to have this all integrated in one system.

I did a demo and was impressed with most of the functionalities except that the accounting didn't sync with Quickbooks. Afterwards I decided to purchase the product for a year but was told the price went up at the bottom--meaning for small family run rental businesses like ours which have only 10 units. There's free stuff out there but not as robust so I really wanted to be a customer but the many price changes have discouraged me. Now it's $$ a month with fees on top of that. I get that customers like me aren't their target market, but we're growing and maybe someday we will be.

The system works well until tenant pays early. When a tenant pays early you have to manually enter the rent for the appropriate month. Buildium does offer videos, but it is extremely confusing. It appears they have new employees who are untrained on this issue.

I am new to the whole property management industry and I search for the best software to simplify my life. Well, I came across Buildium; first off I was charged a partial fee just for signing up and then a week later I was charged the whole $ for 12 properties. I think that's a bit steep but again I still do not know all that this software does. I had to contact customer support twice to assist with adding tenants, wording the lease ledger of how to charge tenants late fees and etc. I wasn't notified that Epay was available for tenants to start paying online until I call upon another issue; which was the main reason I signed up for a software.

Unknown because I am still new.

Cons

I am unable to get tenants to sign up via text message. I have to set it up using email address.

Thanks for taking the time to write a review of Buildium. It seems like the way our subscription plan works was not clear, so I'm happy to clarify! When you sign up for Buildium on a monthly plan, you are charged a pro-rated amount based on the remaining number of days in the month, but there is no separate sign-up fee. From that point forward, subscription charges will post on the first of every month. If you signed up closer to the end of the month, charges would post closer in succession.

We also understand there is a learning curve when coming to a new software, and that we needed to fill in the gaps. I’m excited to announce that next week we will be launching Buildium Academy, an online library of eCourses to help customers get up and running quickly and efficiently with the system. Moving forward, we will be continuously adding new training courses, so this is a great resource to check out along with our help center and customer support team.

The ability to effectively handle tenant issues as well as tracking maintenance issues was a key feature that the product offered. Through the reporting feature, this provided us an in-depth view of the properties that needed to have more up front work in order to prevent issues in the future on a cost basis analysis. I would highly recommend this product to the small property management owner.

They need to find a way we as professionals can do everything from buildium, like hiring professionals maybe merging with angies list and/or thumbtack as a vendor selection. After getting lots of attention from the sales team I was so eager to get on board and learn day to day with the same attention after giving them my cc info. After signing up I realized that was the sales team and it was difficult to learn the system. After a year of hardly any use and $ gone, I have decided just to continue to use my own accounting set up from another program (free) and use Microsoft Excel for my rent roll and use Microsoft word for my letterheads and mailing notices. The best part about Builium to me was the background, credit, criminal checks ALL online easy to use and the fact that I could take credit card payments for the screenings and it went straight to my bank account - however all of this I believe is a 3rd party system that I could just set up myself along with everything else I have been doing Lol. Also sign up bonuses seemed to be great - I got around $ back for all the background checks they offered and a free on boarding for my 70 tenants and units they said it was around $ value I believe - so that was generous - at the end of the day if I knew how to use the program I'm on board but way to complex for me I guess and the reports they gave looked great but again I just have difficult time training and knowing HOW to use it.

This is the 2nd review we have posted on lack of customer services and the unwillingness of this company to assist their clients. Instead of writing a descriptive review we have decided that we will just copy and past section from the last email communication with the companies supposed "Stevie Award Winning" Customer "dis-service rep" Jeana Pndelli. You as the consumer should decide if you would want to be treats as "low priority" based on the below email.

I have brought this issue up with everyone from call in support up to you now. When you go into reports to search for a budget the drop down menu does not let you narrow down by typing in a letter. Therefore, we have to go through the entire list of all the properties to find the budget we need. Most all other drop downs in Buildium let you narrow down. Why not this one? "

Awesome service which combines banking with accounting. It makes receiving rent easy. There are others, but I prefer this company. I love how it autocratically emails tenants when they are late.

I love the youtube training videos, because I have hired new management several times, and just make them watch the videos. Ease of Use. Buildium will implement changes requested by their users.

Our company holds one of the largest accounts with buildium. At times, we have problems sending mass messages through the software, as it seems to overload it. In our regular use, we have little to no problems with the software. It is easy to use and fits our needs for now. As our company continues to grow, we hope buildium continues to expand its services with us.

Pros

Any problem I have with the software is usually addressed promptly. The staff is more than kind. Any time I reach out to gain clarity or need help with the behind the scenes action, the staff goes out of their way to ensure that the issue is resolved.

The software is slow. It takes a while for things to load. It has glitches at times.

I have been a raving fan of Buildium for years. I actually have 2 subscriptions; one for my property management business and another for the rental properties I personally own.
It is simply unbelievable. From the online payments to all the great finance features to the reports to the tenant and owner portals, it is simply amazing. PLUS they are always improving......
I would quit property management if I didn't have Buildium....plus they are from Boston....my old stomping grounds! It is very evident that this was built by guys that know real estate.

Pros

It is flawless and always improving.

I particularly LOVE the online application and screening. Once the tenant is approved, they are in the system, so there is no duplication of effort. The premier screening is affordable and FAST! Rent collection on-line is fantastic......I make it mandatory for rental payments.

Cons

I can't think of any, but if I did , I would contact Buildium and it would be fixed.............

It is simply an amazing company and I am a very proud customer...............

As a MacUser there is not a lot of property management software available. I came across building in one day for the Internet and let me tell you I'm glad I did.
I manage 50 properties and this is one of the most convenient and economical property management software platforms to use.
In addition I can run credit checks for applicants, which makes it very seemingless.
I highly recommend anyone looking for property management software to try Buildium.

I¿ve been using Buildium for 16 months. I¿m a property manager for a condominium association comprised of 137 units. Over all, I¿m extremely satisfied with the functionality and customer service of this resource.

I spend most of my time in the accounting module, recording payments from residents and issuing checks to our vendors. About half of our residents pay their monthly fees via direct deposit into our bank account. I¿ve found two methods within Buildium that help to automate this process. Recurring transactions can be applied to the owner¿s account that are scheduled to occur on a specified date. A very convenient feature. However, I prefer to use an Excel spreadsheet to upload the transactions into Buildium, mostly because it allows me to verify that the bank has posted the transaction before I apply the payment to the owner¿s account. Either way, transactions can be processed in bulk saving lots of time.

The owner¿s account ledger has many robust features for entering charges, payments, issuing credits, refunds and handling late fees. The ledger can be viewed by transaction date or by account. The current ledger can be downloaded as a PDF in a manner of seconds. The downloaded ledger can only be viewed by transaction date. I would like the option to download the document using Account view.

Entering vendor invoices is convenient, and subsequent payment by check or ACH is a breeze. Vendor financials are organized in ledger format providing quick access to this information.

The other module that has become essential to our business is the Work Order section. Once entered, the work order is emailed to our handyman and all the information he needs is at his fingertips. Once completed, I received an automated email in return, and proceed to generate a bill to make sure the vendor is paid quickly.

Many other functions are made easy and convenient with Buildium. Bank reconciliations, budgets, report generation (Balance Sheet, Income Statement, etc), and delinquent accounts.

For managing a condominium association, Buildium¿s features are robust and well-designed. I don¿t tap into the other functions designed for rental properties and therefore can¿t offer any useful evaluation. But from my perspective, I wouldn¿t be able to manage this property without Buildium.

Implemented Buildium beginning January 2013.
I am replacing Buildium with QB as of 2014. This means we are using the full accounting side of Buildium. It would be convenient to have more tutorials. I'm having difficulty understanding how to upload my bank info, pay bills online, both recurring and general and how to take credit card payments. I look forward to using all the different functions Buildium is noted for. It would be helpful to have a hands on tutorial if the different features.

Our company has been using the Buildium Software program for two years. I did many trials of other programs in the same price point and found that Buildium was far more superior. Also many other programs do not have a check writing capability. This is invaluable for our business.

Setting up the program is the most time consuming but most of it is intuitive. However, the company provides ample support. I might add the response is usually within an hour of a support ticket being written. The personal is friendly and very patient.

In the past I used other property management software and none was as good as Buildium. First of all, I like the fact that you can be working from anywhere in the world since it is an online site.
I had some difficulties at the beginning when I set it up because I had to learn on my own but with their support I finally was able to master the system. It took me about 3 months of trial and errors.
Landlords and Tenants like it, they are able to see their statements at any time , copies of bills , make requests online. Recently, I subscribed to be able to have remote printing and will enjoy that feature. The price for the service we get is excellent
