AppFolio Property Manager Software


 

AppFolio provides cloud-based property management software that allows residential property managers to market and manage their business. This solution includes accounting, leasing, marketing and property management functionality.

All property information can be stored in AppFolio, allowing users to post vacancies to various sites including user-owned websites. Users can also download an HTML vacancy posting package that they can print or manually post to Craigslist.

Users can list vacant properties, fill out an online applications and run background checks. AppFolio can automatically populate customized lease agreements, accept payments and support digital signature collection. The payment platform supports e-checks, credit cards and electronic cash payments that residents can submit through an online tenant portal.  

Other capabilities include vacancy and rent tracking, tenant liability insurance, professional websites, a rent comparison tool, automatic posting of bills, database-wide searching, paperless work order generation, report customization, mobile iPhone access and more.

Couldn't do it without Appfolio!

We seriously could not handle the volume of units we do without Appfolio. If not for this software, we would have to hire 2-3 more full time staff.

Pros

User friendly. Efficient. Easy reconciliations. Tons of reports to utilize. Appfolio LISTENS. Online payments. Tenant and owner portals.

Cons

Sometimes I feel stuck knowing there's probably a user help reference somewhere for my problem but I just can't find it or figure it out on my own.

It is constantly being updated based on customer feedback. when something doesn't work exactly like it should (i.e., all types of property managers can't use a feature in the same way), it gets updated. They really listen to customers. Training and user communities thrive.

Cons

There isn't an opportunity to run my business from this software, only the service I provide. I would like to see payroll and other business features added in at some point.

VERY user friendly, onboarding new employees is now a breeze, the software is designed to be very intuitive, so it is easy to find what you are looking for and complete your tasks.

Cons

The Commercial and HOA functionality could be improved, it functions but there are in-office functions that could be streamlined if the software functionality was there. That being said, AppFolio is always improving and adding new features so we are confident that these concerns will be addressed in the future.

Have been with them for seven years and overall have been happy although from day one customer service was not great. Initially I thought it was because they were on the West Coast and we were on the East Coast but that didn't change much. The last couple of years it's been a week or two to resolve issues

I like it's all inclusive and that it has many features to it. They don't charge for upgrades and they are constantly making improvements and upgrades to the software

Cons

Takes weeks to resolve issues. When they're on the backend in her office that's more tolerable when it affects my owners that's a problem

I like the universal search bar. That alone makes this software pretty easy to navigate. I like the bulk actions that you can do, such as email the entire property or guest card list.

Cons

Somethings, especially when it comes to the accounting side I've noticed, are not as intuitive (such as when charges post).

We are really glad when we were looking to change our Property Management Program in 2014, then changed over in January of 2015, that it was Appfolio we changed to. It has simplified so many of our processes it has saved us so much time. It helps us better serve our Tenants and our Owners.

Pros

Their search features are awesome. Their support is very quick to respond and help with whatever you are having problems with. They are constantly updating the program to better serve the customer needs.

Cons

When they update things sometimes it changes how the feature used to work and you have to make adjustments to make it work right for you. I would really like to know ahead of time so we can check the features out to see if they changed any of our processes.

Overall, this was a great way to communicate with our landlords for maintenance requests and I'm sure it made it easier on their end.

Pros

It was nice to be able to pay my rent online and fill out maintenance requests without having to call the property managers.

Cons

In some cases the website wouldn't recognize my login credentials. I had to make sure to use the correct link for my property management company every time I wanted to login.

The only pro is that it records all incoming calls from tracking numbers used for marketing collateral.

Cons

The reports need some work, they are very difficult to read and you have to pull multiple reports to get certain conversation ratios. It doesn't integrate properly with Yardi or Onesite, like it claims to do.

Pros

The software has a lot of great features, I especially like that you can undo most things to correct errors. The reports are so great and critical to distribution clear, concise information to all parties. The help desk and videos are very useful.

Cons

I'd like to be able to change icons and letterheads. I'd also like an easier process for change of ownership of a property. Also an easier process for bringing on a new property mid-year and entering the previous months' Income and expenses.

Now that we can pay New York based owners, I basically have no "cons". ALthough I will say that the "Make a Deposit" function could be tweeked to allow for the option to list items to be deposited in dollar amount order.

Quick and easy. Linked to website. Market analysis. On-line apps, guest cards, payments. Tenant liability insurance. Ease of reports. Owner and Tenant portals. Everything is basically in one place and I am not on the phone all day with inquiries, work orders, angry owners/tenants. Most is done via text/email which not only keeps me off the phone but also provides a paper trail as well as allowing me to be more efficient when moble.

Pros

There are multiple ways to get where you need to be. If an error is made, it is easy to correct and still leave everything looking "clean". Most is self-explanatory but help is readily availabe when needed. I especially like the video turtorials when I don't understand something. Integration with the website is awesome! I love the market analysis tools. Insurance integration is great too.

Cons

The help section is not always easy to navigate. The calendar should sync with Outlook and other sources so we can use as primary go-to for our entire schedule. I would be extremely please if AF would generate and send lease renewal notifications as this can be a timely task to do manually from a report.

Hands down - the responsiveness of the AppFolio team to making changes that will improve the product for a variety of users.

Cons

User forums/input have become overwhelming so changes can easily get lost in the noise. We have repeatedly asked for a way to make the reserve on each property more understandable to our property owners. This is a very important issue for us and has not been adequately addressed. We have also asked to be able to make "certified only" apply to the tenant NOT the unit - remains unchanged. Emails don't go to cosigners so we created a work around since this issue has also not been addressed. Really missed having the city meeting in Columbus where we could communicate with AppFolio reps face to face. This year a big issue was a change that effected our owner incoming balances without adequate forewarning.

Pros

I like the ease of use and the functionality of the system. It is easy to find information. Sending owner statements is a breeze.

Cons

These are topics which I have discussed before: I can't run owner payments through the previous month like management fees. I can't sort checks according to whatever criteria I choose. If I don't save a payment I am making (especially a long one with many enteries), I am not prompted to save and have lost work.

The fact that AppFolio is constantly upgrading and changing for the better is a major Pro in my book, plus they almost always have VERY friendly customer service reps.

Cons

It would be nice for the customer support to go back to calling instead of just emailing...with how many emails I receive in a day it can easily get lost in the sea of emails.

the fact that every facet is integrated - and the few that aren't you listen to us and try to come up with solutions.

Cons

Need more accounting services - there are several tweaks that would help us - we are manager/owners in student housing. I'm not sure why con's' have to be a 100 words, because I can't come up with a 100 - but really want to submit the survey, lol.

Cuts down on time for processing monthly paperwork.

Pros

Capability to process monthly owner draws quicker and more efficient with a few clicks. Online payment capability.

Cons

Not able to upload pdfs to mass marketing, tenants, owners. Capability to see marketed listing with one click from the property would be nice for reviewing purposes.
