Love Appfolio

Pros

In Property management your accounting software is very crucial to what you do. Appfolio started with the Accounting side and has expanded from there, and they have continually impressed me with the features they add. They update things frequently and have a support page that you can suggest things on, and they are very responsive.

Cons

They have a closed API so it does not play well with other software if you are trying to create workflows. It seems that instead of working with other software's, they try to replicate what ever the other software companies are doing so that it is all part of Appfolio.

Best Property Management Software

Best property management software on the market

Pros

Instant information at your fingertips, super user friendly app that is essentially identical to the computer version. Love that all text messages and emails sent through the software are time stamped. Work orders are easy to track and monitor.

Cons

Sometimes the search tool does not pull up the property on the first try

Pros

The easy of having everything there at my fingertips. If it deals with property management this software has it.

I don't like that it doesn't do real time updates, I have to either refresh the page or go out and back in to see what I just did.

Appfolio: Thorough yet simple

Pros

Appfolio is a very easy program to use, and when you get stuck with certain issues, the customer service is very quick to help with and adjust anything that the program needs.

Cons

There is not much that I have to complain about with this software. Like I've said before, it's a very easy program to learn and use, and the programmers are very thorough in letting users know about new features that can be utilized when they roll out.

Pros

It is very clear and easy to use. The customer services always responds quick. You can submit ideas and if enough people vote for it, AppFolio creates the feature.

Cons

It would be nice if some features could be more customized. Like when scheduling a work order in the system, not sending a notification to the tenant.

My Reveiw of Appfolio

Overall I like Appfolio besides the owners statement being difficult to understand. I would recommend.

Pros

I like most is the Work Order Section. It lets tenant report any issues with their unit. The maintenance can easily take pictures , add notes and mark the jobs as complete.

Cons

what I don't like about appfolio is the way the owner statement are generated. The are a little difficult to read.

LEASING AGENT

Reporting and looking up information is relatively easy to use and everything is in 1 application!

Pros

AppFolio is very easy to use and keeps everything manageable within 1 app. When yo have trouble with something and ask for help they respond right away and it is always being updated to make things easier for the rental/leasing business. Very user friendly!

Cons

I don't have anything to put down for dislikes about AppFolio everything is very straight forward and very userfriendly.

Highly recommended for small and large property management companies and landlords

Pros

Amazing tool to have all information about properties (and their types) in one centralized location. It can get quite complicated managing a whole portfolio of buildings with tenant information as well as other info, but this software is extremely useful. The tags are also very helpful in addition to the emailing system and tenant portal.

Cons

Nothing really bad to note. Sometimes can be glitchy, but signing out and back in usually remedies this problem.

The best property management software with the best workers

Any property manager that I know that doesn't have this I always highly recommend it to. You all are just amazing.

Pros

Not only is the software intuitive but if there is ever an issue the workers go beyond and above to go step by step with you. The company truly cares about their customers and it shows.

Cons

I don't have any cons, I have never had an issue that they haven't been able to fix.

Review of Appfolio

Maybe I'm old fashioned but I feel strongly that installation should be done on site not via email. We had many issues at the beginning with improper balances loaded and people not being trained on the system. The training is still an issue today.

Pros

Excellent experience with Customer Support. They really know the system and how to fix problems. I have had good responses each time.

Cons

Help menu rarely has anything that helps me. The inability to make a phone call to get immediate help when you're in the middle of something.

Pros

This software is so user friendly I have no experience in this industry and was able to do work orders make notes process reports with little or no supervision. Great help videos as well.

Cons

I don't like that you have to go in and out every time you make an update so you can see the change you made I can not see it as I do a change in a work order etc. I have to go out of the work order and back in.

Really Great Software with Some Tweeking Needed

Overall, it does most of the things we really need it to, but the few things it doesn't do well are very serious issues. I also think it is a good idea this software be limited to serious managers with a significant number of properties because it is hard to cater to both types of clients and this software is really too much for someone with under about 100 to need or use.

Pros

It does a lot of things you need it to. Support is available to help you and you do not have to sit on hold. Typically, I feel if suggestions are made they are taken seriously and effort made to implement those.

Cons

Accounting is coming along, but it way too complicated. The bank accounts not speaking to each other and the number of transfers required is a pain and leaves us open to failing audits. The biggest con with Appfolio is that they spend too much time on little issues that don't really matter and go years without updating legally significant issues like - Separating last month's rent from security deposits. Online signatures. Easily issuing refunds within the software.

Great and Always Getting Better

Our company was in the process of switching to another major property management software, but I had advocated for AppFolio from the beginning for its intuitive interface and regular release of updates. In the end, they decided not to go with that other software because it lacked some major features AppFolio had which we use constantly (e.g. texting), and a coworker who had pushed for the other software came to me and said "You were right about AppFolio."

Pros

Constantly releasing useful updates and features, listening and responding to user feedback, and making the software more powerful and easier to use.

Cons

The only downsides might be not having certain minor levels of customization that would fit our specific company, but we always submit those ideas in the suggestion forum.

helpful but needs adjustments

FIX THE EMAIL UN-DELIVERABLE NOTIFICATION

Pros

Online billpay, work orders, some communication tools are easier, it seems user friendly for our tenants.

Cons

We have had a major issue that has never been addressed, just acknowledged. When you send an email to a tenant, there is NO NOTIFICATION if that email isn't delivered, you have to select each individual tenant to see if it went through or not. It has been mentioned countless times and we have been told they are aware but have no plans to put in a fix for that. "address un-deliverable" is a basic notification in most other email systems, but Appfolio still cannot figure out how to notify us of that. They notify us when payments don't go through, but an email is that hard? MAJOR MAJOR FLAW. You can imagine for a decent size company how painstaking and time consuming that can be.

Property Management Made Easy!

Drive has been an excellent instructor. CSR has made this an easy transition!

Pros

It makes booking easy. Tenants can request maintenance issues and pay rent 24/7. It like the office is open 365 24/7

Cons

Can’t show why a unit is out of order. It’s easy to loose that important one on one face to face time with tenants since everything can be done online.
