  • Pros

  • If you are looking for a reliable software to manage your own properties or you are a property manager who wants a nice solid software for a good price, I highly recommend Buildium.
  • I think this is the best bang for your buck. You get full accounting, great tenant and property management, and great customer service all for a very good price.
  • Thanks for making this app. Good job for the owner of this also your admin very reliable to fix some issue and that the one I really love so far.
  • Cons

  • If you accidentally miss a document or upload them in the wrong order (as is required in my agency) you have to delete them and start all over again.
  • It has also been glitchin from time to time and that can delay applications and tasks and it's very frustrating.
  • Hard to set up late fee charges for each unit. Even tenants paid on time and their balance is $0, the software post late fees and no option to modify settings.

  • The support I got to set up my website was amazing. The staff at Unit Trac is always very helpful with some complicated transactions that we may need help with from time to time.
  • The ease of using the software is great for a newcomer to the business. All the important information is easy to get to and it generates useful reports.
  • The software is extremely easy to use and customer support has been excellent. I have always spoke with customer service when I call customer support and she has been awesome to deal with.
  • Cons

  • I was told this would be implemented last year. Has it been done and have I just missed seeing it.
  • I have not had time to learn to use all the functions. Do not have a bookkeeper or secretary so it's difficult to set aside time to learn.
  • You could input tenant information and move on. My only gripe is there is currently no way for customers to get a notification prior to their due date.
