About Pendo


Pendo is a cloud-based rental property management solution designed for small and midsize landlords and property managers.

The solution enables users to oversee property portfolios, self-screen potential tenants, create digital leases, advertise vacant properties with single property websites, create move-in/out condition inspection reports, track expenses, build financial reports and more.

With Pendo's suite of digital tools, users can send rental applications and lease agreements to tenants and prospects; tenants can sign leases electronically. Landlords can also design property websites to display rent-related information and share vacant property listings on Facebook and Twitter. A built-in performance dashboard keeps track of monthly rent, lease expiry dates, upcoming vacancies and portfolio health.

Pendo also has a mobile app dedicated to move-in/out condition inspection. The app allows landlords and property managers to create and sign condition inspection reports on the go.

The solution can be purchased on a monthly subscription basis.

Pendo is easy to use, navigate, and resolve issues with!

Easy and central place to organize and administer rental taskers.

Pros

They're incredibly responsive, and otherwise their product is always up and working. I love the extra goodies as well with regards to each property and personalization.

Cons

I think sometimes the way things can be organized on the landing page can be more straightforward, but you learn it fast and I'm content!

I manage over 100 apartments

Pros

I was so excited that you can send lease agreements out within 5 minutes; it's so easy. You can see what units are expiring in 90 days; you always have a good vision on what's happening in your portfolio.

Cons

If a lease is expiring say Sept 30, 2017 and you have done a new lease starting October 1, 2017 it doesn't recognize that you have a new lease pending.

Experience has been great. I can't imagine not using this software.

Pros

Helps keep me organised. Sorts expenses and income for each property. Tax time is much easier. I send files directly to account. I upload leases now. Easy access if I need to refer or send to a bank.

Cons

It can be tricky entering and removing leases/tenants. I do typically have a small issues adding multiple entries and the same time on different properties. I have to do a hard refresh in order to ensure they have been added.

Pendo Review

It would be above average compared to other software platforms I've tried. The price is right and therefore I'm willing to put up with some of it's limited functionality.

Pros

I like the fact that it's pretty simplistic to use, but it fairly robust in it's offering.

Cons

There are some limiting functions that we tried to get working (based on the initial sales pitch), that just won't work for us. Specifically, the bank reconciliation function.

Once in a while there is some weird things that happen, but always get sorted out by support in the end.

Great value for property managers

Pros

Very easy to use and track applicants, tenants and leases. I use this software daily and it is way easier and much less expensive than the previous software I was using which was super cumbersome and difficult.

Cons

Accounting functions are fine if you have a second book keeping system for tax purposes, but the ability to delete transactions could be problematic if user is not careful.
