SiteLink Software is a solution for property management operators across the globe in industries including real estate investment trusts (REITs), manufactured housing and self-storage. The software is offered through a web-based or on-premise deployment, and is Mac, iPad,  and PC compatible.

SiteLink’s core functionalities include property accounting, tenant and lease tracking, budgeting and forecasting, and building maintenance. Accounting features include general ledger, accounts receivable, gain/loss analysis, transactional history and reporting. Building maintenance features include billing, dispatching, inventory tracking, mobile support, task tracking and more. Additional features offered within SiteLink include interactive property maps, access to SiteLink’s partnering vendors, marketing analysis, teletracking, eCommerce, web pay, tenant notifications, enterprise management and more.

The reports are very comprehensive.

Cons

There are really only two cons that I can think of. There are different notes for each section in the software, i.e. payments, late tenants etc. It would be helpful if we could mark important notes and have them visible on every screen for that tenant. Also, there is no way to mark a tenant as active military.

With SiteLink there are no added fees, period - you pay one monthly subscription charge and all software functionality, live phone support, updates, etc. are included. The trick to software is good reporting - giving you the analysis and info you need, when you need it. Even though you may not need some reports often, you have to have them when you do and SiteLink has you covered.

Thank you for your feedback regarding notes and military service. Notes are available on all screens, just not as a popup. The tenant note on payment screen, however, doesn't show on collections and we are working on adding that functionality in a future release. And, there is a way to mark a tenant as active military using the Marketing screen during Move-in (call customer support and they can walk you through it) this will show up on the 'task and letters to process' letters but not on collection call screen. Again, another area we plan to improve. Please keep calling our support staff with any and all questions and submit feature requests through them. They will generate a case to send to the development team for consideration. That's how many of out most popular features originate - via feedback from the industry's largest customer base. Without Sitelink we would have gotten sloppy with tenant records, gate codes, etc. Sitelink provides a common sense place for all of the information pieces. This has been especially helpful. The integrations and partnerships from the Sitelink Marketplace has made it much less time consuming to find and execute these additional services. Without these pre-vetted solutions i would have had trouble finding the right vendors. I have used only Sitelink partners and have only made one change in the 10 years which was to switch credit card processing to Sitelink Merchant Services.

Pros

Easy to learn and covers all of the bases. Very tight package, with vetted integrations and few bugs. Almost never have issues. Reminds me of the Apple ecosystem in its simplicity and reliability. Also I understand that the way they have built the server/pc standalone client/ and web client is the most reliable/secure. I simply wouldn't trust to do business with a web only version, because most of our issues over the years have been internet short outages. My manager started using Sitelink in 2007 had only used a computer in a very limited basis. She was able to rent units and do basic functions on day one. My appreciation to the Sitelink Team!

Cons

The only thing i'm going to say is a pro as well as a con. The price seems like alot sometimes when i think of the free or low cost options. HOWEVER; Sitelink has maintained a fixed price for us i'm going to say since we upgraded to the Web version. I believe this was 5-6 years ago. Most recently they even lowered the monthly fee thru the bundled promotion. The biggest thing is this, all of the integrations, pricing assistance, competitor tracking, website integration is beautiful as well as the credit card billing. I know these have allowed us to get and keep more customers per month, at a higher rent and longer stays. At my pricing level that only take 2-3 units to pay for the service. Again seems like alot but i can't imagine where we would be without this nice package. Recently swithed my credit card processing to Sitelink Merchant Services based on my trust of their partnership.

It is a very visual program. We love using the map and knowing exactly where we are placing a tenant and/or seeing a quick account overview on that same page.

Cons

Refund and adjustments are a bit difficult. Often times we find ourselves doing it through the processor instead of using sitelink because there are so many road blocks.

It's a few isolated cases we can help you avoid that cause extra steps when refunding. Example: you process a tenant's card on the first of the month. You discover the move-out on the 10th and want to refund the WHOLE month's rent.

Our techs are diligent and "don't leave clients hanging." Sometimes, there is just more than one way to get the job done. For example, you can change rent rates in several different ways, depending on the granularity and frequency. Our techs often check with other techs and read up on your company in our system to give you the best answer, even if that means calling you back. Other times, techs check the list of coming development to give you more complete answers. I hope that's not a negative but shows our techs' effort to deliver. Thank you!

I can't think of anything I don't like. Well some times I have customers who change there mind about moving in or moving to another Storage unit and if it's the next day it's very hard to fix these kinds of things with out the help of Site link tech support.

Thank you for mentioning the power of the daily close, as it allows for more accurate reporting and easier reconciliation. And while it can seem like a pain when someone changes their mind after a day's close, SiteLink is always here to help correct these rare issues when they arise. One thing to consider trying when moving someone in before they are 100% ready, is to use the Reservations feature instead of actually moving them in. Since customers do change their mind, if you enter a reservation instead, then you can quickly convert the reservation to a move-in when they are actually on site and are certain they will be taking the unit, or cancel the reservation at any time without affecting your daily close. I love using myhub because you can access reports and tenant information on any device. I also like that customers can reserve units online and make payments too.

Cons

What I don't like is someone's I'll get to the end of a transaction and it won't let me finish the transaction until I refresh the system. What would also be helpful is if the prorate calculator was accessible from the inquiries and reservation screen.

My job and goal is to assist my customers, not stay on the phone with tech support and hope my software doesn't crash. Lately, we had allowed ourselves to lose sight of the mission. Sitelink has allowed us to re-focus on the customer and not on the computer.

Pros

Its stable. I don't worry that it will be plagued with bugs and "fixes". The technical support team that supports this software is the best I have seen. Quick and competent without the TS attitude that pervades the territory.

The tech I was speaking with didn't even know about an option for increasing base rates until I showed him. Had to do it the long way in my opinion.

I'm sorry to hear there was some confusion on your latest customer support call. Some times there is more than one way to accomplish a task. It's possible the support representative was trying to find ways to save steps, like batch editing standard rates to save a couple of steps over using the Excel export/import feature. Regardless, we want to make sure all of your questions or concerns are addressed. If you would like to call back at your convenience and ask to speak with the Customer Support Manager, he would like to understand the situation further to facilitate any training needed on our end and answer any questions you may have. We started this business about a year and a half ago with a "if you build it they will come" type of plan. Not knowing where to go we chose Sitelink Web edition literally the day before opening because we had just found out that the original PMS software we tried would not operate as autonomously as Sitelink with our entire system of systems. I called, and we were setting it up in a matter of hours and it was working smoothly from day one. Since then I added the merchant services to my bundle, saved a bundle, and have a PMS that is truly integrated top to bottom, and makes the back end part of the business easy. Truly it is a great program. Add to that the features that you start to learn as you get more familiar, and add to that the incredible customer service for learning new tricks as unique things come up, and Sitelink cannot be beat. There is not anything more that I could ask for. I'm a 100% satisfied customer.

Pros

fully integrated, and customer support is key to maximizing the benefit from the software and all it's power. And pricing. Very competitive and fair.

Cons

nothing.

Advice to Others

Get it, use it, learn it, and it will make running your business easier no doubt. Then you can focus on sales instead of back office.

This software helps so much with keeping us doing the stuff we need to do at the store. Their work so hard to make sure the software keeps up with needs, customer service helps me get things fixed and answers my questions every time. The market place helps so much with knowing what the best integrations/systems to use for things like online auctions (storageauctions.com) and tenant insurance (storsmart).
Would 100% recommend this to new store, current stores, large operators and everyone.

Easy use, and integrations -- Keeps me selling more units

Cons

Really nothing, maybe aesthetics. Does look slightly out-date but that doesn't matter.

I have used this software for 3 years or so. I have been in the storage business for 12+ years. This has been the best software I have used. It is simple to use and easy to train new people to use.

Our support can show you in detail how to handle training and reversing transactions (fixing errors).

In short: we have learned about our users they find our phone training, our standard and custom, on-demand, free webinars, video training and 7-day phone service more convenient than manuals. Those become outdated fast. All of our training and service options, including those listed here, are always free (!)

You can reverse many transactions, such as accidental move-outs and payments posted to wrong accounts, even after a daily close. If you recorded the wrong payment amount and closed the day even though the totals are off, we can show how to reverse the close and make adjustments.
