Rent Manager is a software system for both residential and commercial real estate companies, designed to maximize productivity, reduce costs, and increase organization of business processes. The financial accounting component of Rent Manager has full integration and includes standard functionality such as a General Ledger with Accounts Receivable and Accounts Payable, Payroll Import, Budget Management, and Financial Reporting.

Rent Manager is offered in two versions: an online version and a stand-alone version. The online version includes all the functionality of the stand-alone version, but with differences like automatic updates immediately upon release and bi-hourly data backups operations. The online version can be accessed remotely, and access points can be customized to restrict access to only specific parts of the system if the user chooses to do so.

The online version of Rent Manager also includes web-based modules that are unavailable in the stand-alone version. These include web access provided to residents, web access to service managers, and mobile admin. The online version has lower up-front costs, as the billing is conducted in the form of a monthly fee. Another key advantage of the online version is seamless technical support; users can give the support team permission to see the same screen in real-time, so staff can walk the user directly through support tasks. Staff can even press keys and move the mouse remotely, making the process much more helpful.

The latest version of Rent Manager has been completely re-written to ensure leverage of the latest available technologies, rather than serving simply as an update of older versions. The system has been available since 1982, and has since been released in many newer versions with many improvements.

Rent Manager is the answer to our more complicated needs

Ease-of-use

There are simple menus that are easy to use. The help and launch features easily identify what you need to do for the tasks you are trying to perform.

Functionality

Our company has multiple needs which include monthly, daily, and weekly rentals. We also were faced with the need for a metered utilities program. Rent Manager set up a custom program within the software for our metered electric use.

Product Quality

Six months into this software, I have not found anything that I do not like or would change. We are using the online version, and at first, I was concerned if this was the appropriate way to go. I love the online version with no worries on upgrades, etc.

Customer Support

They respond quickly to our needs and/or inquiries. In the early stages of our initiation and setup, our assigned support person went above our expectations calling in the evening after their business hours to assist us with our needs.

Likes Best

The software was easy to learn. Rent Manager personnel provided training over the phone and were knowledgeable and helpful in our start-up. We had a short timeline for start-up and I was concerned we would not make it. They scheduled and provided the support we needed. The basics of the software are very user-friendly, and most features are easy to learn and/or use on your own.

Likes Least

For custom reports, unless you are experienced in compiling custom software reports, it takes some time to learn. Customer support is available for training.

Recommendations

Take the time and evaluate several products before choosing. It is beneficial if you can use the software first and evaluate your needs based on the features of the product. Some of the products we tested just would not work for us.

Ease-of-use

It's easy because RM sends workbooks to familiarize yourself with their product, which makes installation a breeze. Also, the importing options they provide make things much easier.

Functionality

The software is as functional as the installer sets it up to be. It can be as simple or complex as you make it.

Product Quality

First class all the way around. From the sales and installation to the support, they are hands down my favorite people to deal with in relation to other software companies.

Customer Support

Excellent. They return calls and emails very promptly. They are by far the best IT support I have experienced in my career. I would highly recommend them.

The vendor has been great throughout the purchasing process, and also, the support team has been there for us throughout installations. For example, I was having issues getting signed in when I first purchased the software. The day I needed assistance was a Sunday. I called their support team, and they handled my situation immediately instead of having to wait until Monday to get help. They're a great company, as far as I am concerned.

It's a new system which has required us to spend time training and getting used to it.

Recommendations

RentManager is the real deal. It is focused around the numbers, which is the most important for any business. The reports are as detailed as you set them up to be, so accuracy is up to the installer. If set up the way RM recommends, it is great!

This program doesn't constantly have glitches like the other program we used to have.

Customer Support

They respond quickly to any of our questions or needs. This is really important because when we have an issue, we are usually trying to accomplish something, and waiting is out of the question.

Sometimes, they make changes and don't tell us. I can only print the first page of a PDF. I have to print the PDF and then scan.

Recommendations

We spent quite a bit of time comparing this to other programs and found that this one met our needs the best.

There's the typical learning curve for a management software. But overall, it was not overly difficult.

It has performed to our needs and standards. There is nothing our small company would need.

The quality is fine. I don't know how else to review the quality of a cloud-based program.

Support has been very good. Callbacks are always within one day, and questions are always answered.

Ease-of-use

I would rather have everything on one screen without having to click on other tabs. I would rather look at everything and click from that screen/customer/owner screen for other things rather than from a dashboard.

It helps with having all in one place. I don't need to look at several screens.

Its suits our needs and seems to be helpful with our record keeping.

It is very accessible, and the people are very nice and helpful.

For basic property management functions, the system is awesome. The Service Manager and Purchase Order system are good but not great.

Rent Manager is extremely user-friendly and customizable. The implementation was smooth, and their staff was available to help any time we needed. It was so easy, we actually didn't need all the support hours included with the purchase.

Some of the "missing" links don't make sense, particularly in the Service Manager section. Details that you link to a customer who is in a certain unit don't then link automatically to the unit or the property.

Long Term Experience with RM

Growing up with computers, I have a knack for technology. After using the software for a few days and getting used to the format and controls, I feel confident in my ability to use the program. However, having trained others who are not as computer savvy, there is a learning curve because there are so many features and screens to get used to.

Functionality

Modernized and customization. There are a lot of features, many of which you might not know exist without extensive training or "playing around" with the software.

Product Quality

Overall, I am very pleased with the software. Once you are familiar with the interface and know the tools at your disposal, it can do most of what you would hope from a management perspective.

Customer Support

I am time conscious and when there is a problem, I want a solution right away. With Rent Manager's callback system, this can cause a delayed response.

Rent Manager has developed its software over the years to adapt to changes in technology. While at first it seems very complex, after using it for a while, you realize that it gives you the ability to customize fields, reports, etc., which allows you to mold the software to your management style and needs.

Customer service is not their strong suite. Their staff is friendly and knowledgeable, but it can take a while for them to get back to you.

Recommendations

Definitely consider this software. It offers the same features as most other companies, but gives you the ability to customize fields. Having used the software for 5 years and being an experienced property manager for a large firm, there are some serious benefits to this ability.

We were in need of a property management software that would serve our 500 unit storage facility, an apartment complex & several commercial properties. Of course, we inquired as to the functionality of all scenarios. It handles the commercial properties fairly well and we have yet to set up the apartment, but I feel it will work well for that. However, I can't believe they have serviced many storage unit facilities. It cannot handle tenants with more than one unit. Right now it is useless for our storage units, especially not handling duplicate units for tenants. I just got off the phone with tech support for 45 minutes and 2 of my 3 issues are unresolved. Tech Support takes a minimum of 6 hrs to return your call. That results in alot of down time. I have waited as much as 24 hours for a return call before. We have the online version because it was not clearly stated we would get some of the "add-ons" we needed at no charge if we went with online.

We were looking for a database that we could keep and not have monthly fees. We found that in Rent Manager. We were using Matrix software and Rent Manager is more user friendly and the search field is what I was needing. Finding the tenant, address or work order is much easier to find than doing 4 or 5 other steps to get the info.

Our company, Hershey Real Estate Services, Inc. made a decision last year to find a more efficient software for our property management division. While reviewing the products available for the industry, we wanted to find something that had a similar "feel" to the existing Investment Property Management software we were currently using.

A thorough review was completed between 3 different products with "hands on" tutorials by each respective company's representatives. It became quite evident during those tutorials, that Rent Manager 3.0, was going to best suit our company's needs. Therefore, we decided to purchase the stand alone version in the fall of 2012. Thus began the process of setting up the software, with the projected date of January 1, 2013, for full implemenation and "going live" in our office.

The technical support team at Rent Manager made the set-up process go smoothly and easily. We also took full advantage of the 5 hrs. of training that came with the stand alone version. Even though the software is very easy to use and understand, it is chock full of uses for every need a property management company might have. So much so, that for our small company, there are "bells and whistles" we may never use. However, in the event of expansion, we are glad to know the option is there to use them. Our technical support representative, is friendly and well versed in the product and has easily answered all our questions during the set-up and implementation process.

We decided to pruchase an additional 5 hrs. of training for this first month of "going live" - just to make sure our month end reporting process goes as smooth as the rest of the implemantation. For the three employees who use Rent Manager at our company, it has already helped to streamline our service orders process as well as how we handle security deposits. There is no question that Rent Manager has done everything they said they would from the moment we contacted them. We could not be happier with the ease of this software change and transition!

Our property management company handles ~600 apartment units in Ca, ID and HI as well as some commercial.

We chose Rent Manager about 4 months ago and are just starting to roll it out with all properties after familiarizing ourselves with it for a few months.

RentManager's support/tech team is the best! They are always there to help and always have the answers.

We are looking forward to working with the new system to it's full capacity and plan to change over our financials next year as soon as our management staff is comfortable with AR.

My Manager accounting reports can not register Rent Deposits as owner income. I am guessing that it was designed for where it is required that deposits are held in an escrow account. We just receive the deposits as income. Deposit returns are an expense.

My Manager reports having contacting the programming company and got no solution to this and so we get hand made spreadsheets for when any deposit transaction occurs. This needs to be remedied or clarified.

We transitioned from Yardi to Rent Manager. This was like leaving the Stone Age for modern society. Rent Manager is very easy to use and is very thorough. It does lack functionality at times, but the development is always improving the software, so if you have an issue now, most likely it will be fixed with one or two updates.
