ResMan software


ResMan is a cloud-based property management suite best suited for large and midsize companies in the multi-family industry. Key features include rent, leasing and budget management, portfolio management and lead management.

The ResMan Multifamily Solutions Suite includes tools to help users manage reporting, budgeting, leasing and rent collection, portfolio views, lead management, document storage and text messaging. Users can also handle maintenance requests, accounting tasks, financial report writing and resident retention tracking. The resident portal allows renters to check balances, pay rent and fees online, send maintenance requests and receive property alerts.

Users can purchase additional ResMan software to help with completing verifications and annual recertifications, managing monthly housing assistance payments and tax credits and maintaining compliance. ResMan also provides users with access to a network of vendors who have developed add-ons and integrators for the ResMan suite.

Phone support is available. Pricing is per unit per month.

    This software is very easy to use. If you have a question, you can watch short videos that explain everything. You don't have to pay for a bunch of different modules.

    Cons

    As the company adds more features, the price is slowly climbing. Even with the increased cost, Resman is still cheaper than competitors with similar functions.

    The interface is user friendly when quickly trying to reference residents, but leaves a lot to be desired on the marketing department.

    Pros

    I love that our property managers are able to text and email our residents and prospects from one platform.

    Cons

    The email analytics are non-existent. This makes emailing prospects and trying to develop a quality strategy near impossible.

    Liked the client format and ability to gather & share info w/clients. Liked integration with Bluemoon leases.

    Pros

    Lots of features (ability to upload photos, pets info, vehicles, leases). Seems simple at first, until you begin adding data & its counter-intuitive. Does have wide variety of multiple Report choices. Nice format to send client emails, notices and statements.

    Cons

    Very long-learning curve (even for experienced managers); sell `ease of moving into their system, but it isnt easy and doesnt have a smooth transition (& havent heard of any of our peers who did either). support isnt available in evenings (when mgrs. often need help, as apt offices are very busy during day hours). Unresponsive to recommendations. Chat (during day) is not very quick (are friendly) and has to escalate issue (which may take several days of going back & forth before issue is resolved if it can be resolved. Posting collections affects NOI and bottom line greatly (many owners/mgrs. who are doing major rehabs in class b-c-d properties no longer even list collections (which used to warn future landlords about a resident) because it affects their bottom line so negatively in Resman. There's not a way to make some GL accts options (or to have as optional or line-item info in reports as has been requested). Vendor invoices dont lay out like industry standard. Initial settlement statements input (even if done by Resman) and security deposits can mess up your system for years. Corrected posting errors in banking info cannot be hidden but show up, making scrolling post those corrected errors very long and disjointed. We have many friends in MF industry and all report difficulty & complexity of Resman, but like some of their better features. It isnt user-friendly or simple. Can have complex integration w/other partners initially or until you have kinks worked out.

    I have used all other programs in my years...ResMan is by FAR the best, easiest and most efficient system I have used. Love it!!

    We are a small property management company, managing roughly 200 affordable units and 16 market rate units. We manage both multi-family and single-family homes. We went "live" with ResMan about two months ago and couldn't be happier. Before we had been using Quickbooks and spreadsheets, lots of spreadsheets, and it wasn't efficient for the size of our business or to be able to grow our business. With the majority of our units being affordable, tax-credit units we knew we needed a property management system we could rely on and that would allow for the specific reporting and tracking that comes along with managing tax-credit properties. ResMan has exceeded all of our expectations when it comes to the affordable side. The implementation process went as smooth as it could have gone. And now that we have been actively using ResMan for two months, we are so happy with our decision. ResMan has allowed us to focus on other tasks that come with running a property management company that had been ignored due to the time it use to take us to record everything and run all of our necessary reports.

    Pros

    We love all the different kinds of reports ResMan offers and the ability to click into the detail from the reports. It is also so easy to get around in ResMan and being able to use the search bar within ResMan. Wonderful for affordable/ tax-credit properties. Being able to chat/message with the support desk or have someone call you within hours and explain and walk-through fixing any issue has been so helpful.

    Cons

    When posting recurring charges, you have to post everyone with a recurring charge, there is no option to take anyone out.

    I have been so impressed with ResMan. The product is very easy to use, and it has everything you need to effectively manage a property.

    I love the maintenance work orders in Spanish. There are tons of videos you can watch if you have any questions about the software.

    I switched from Buildium which I had used for 1 year. I did not like the interface and it did not give me the reporting that Resman does. Resman has many integration partners to add to the core product such that all our Property Management needs are met. I really like the interface, very user friendly. We are a small Property Management Company and the program has way more potential than we need, but the software has all our bases covered. Very detailed instruction even before you can begin using the product, which is mandatory. Only company that required it, and I was very glad for the training. Once using the program, if I need to remember how to do something in the software, there is a large video library covering every aspect of the program. If I need further help, I can make a call to customer service. Very satisfied.

    We started using Resman at the beginning of the year and it was rough start mainly due to the fact that we were using Quick Books and this is a much different software. But this was the best move for our company. The customer service team is always very helpful and if you have any issues they will work with you until it is resolved. When we first started using Resman we had issues printing checks off of all our printers and they worked with me until the problem was solved. We did shop around before we decided to go with Resman and we are so very pleased with this product and the level of service that we get from Resman.

    From our first presentation to implementation, training and support our transition has been a positive experience. This product is extremely user friendly, it makes sense. The positive feedback from our onsite staff has been overwhelming, we definitely made the right decision. The Boardroom is a great quick look at key information. The Development team has been awesome, they listen and deliver to meet our needs.

    Would like to see the demographics that are similar to those we see on the tax credit paperwork, but I hear that is coming soon!

    ResMan utilizes the latest technology to create an extremely user-friendly property management solution. The interface at first glance looks oversimplified, similar to an Apple product; however, do not be deceived. From its comprehensive operations features, including empowering end users to make unlimited resident corrections, customizable dashboards, intuitive document storage, cross browser/platform support, and seamless open RESTful API industry integrations to a powerful accounting GL back end (loved by our entire very demanding accounting team) and included resident portal, it's the most elegant solution in the industry currently.

    Cons

    Presently, there is no custom report writer, but they are very close to releasing one. The Development team has been outstanding and has always delivered and exceeded our challenging expectations.

    This product is extremely user friendly. Unlike other software that is available we have found this product is easy to understand makes sense to the on site team to maneuver through to enter data. The training videos that are available if you need additional assistance are like having someone standing with you walking you through it. I love the ability to chat while working in the software to handle small things that come up. The support is phenomenal. Each and every person you work with from sales to implementation, to ongoing support are knowledgeable, extremely helpful, and friendly. You can tell each one of them want cares about your experience.

    Cons

    I haven't found anything yet. We have not found anything that isn't superior to products and people we have used in the past.

    One search function to find what you need instead of fumbling around hoping you click the right place to maybe get the data you need. DocuSign and BlueMoon at your finger tips with document storage to boot.... Yes please!

    I love the ability to chat live with a ResMan expert whenever I need it, not to mention the ability to make suggestions and see them implemented!

    Cons

    There are too many steps to move in a resident, but at least I know all steps are double checked by on site staff.

    I like its ease of use, which is slightly ahead of their customer service. Listing more than one, I love the alternate chart of accounts, the boardroom customization, the ease of user setup, and the monthly updates.

    I'm looking forward to converting our management company books into ResMan, which is something we had been unable to do.

    What's not to like? As a trainer by passion, the training and support provided by ResMan is what I would expect of a professional training company, not a property management system provider! The product is user-friendly, not too hard on the eyes, and the support team is extremely quick and responsive.

    Cons

    Occasionally, when they introduce an update it changes users' permissions without warning us, and we have to open them back up. So far it hasn't given permissions we didn't want them to have, it's just removed authorizations we did want users to have.

    I absolutely love the ability to chat with support rather than wait for an email or phone call back. Even then, the response is quick though. The product itself is really easy to use.

    Cons

    I don't like that you cannot attach a purchase order to multiple invoices from the same vendor in the case of back orders or different ship dates for items on the same P.O. I also don't like that the general ledger numbers don't appear on the check stubs. When pulling up an image of a payable, I cannot see what general ledger account it was posted to.
