    Cons:
    Would like to see some "How-to" tutorial videos for training instead of articles. They did mention videos are in the pipeline tho.

    Streamlining our real estate portfolio management with Stratafolio

    I like this software. I work with an asset management team and we primarily use it to assist with tracking our units, leases and rent payments, and have had some success using the tenant portal feature). I can see how much more functional it could be over time as my team fully integrates its potential uses into our daily routines. It has functionalities that could support more aspects of the overall health of our organization. I feel confident to move forward with using new elements of the functionality as my team is able to do so, knowing that the Stratafolio support will be there to assist.

    Pros:
    Great customer service, very responsive and knowledgable team. Creates really usable reports that are easy to distribute. Very flexible in terms of how you view your data. Works smoothly when you have input all the right information. The software automates a lot of the tracking we've been doing on spreadsheets and helps avoid user error as well as saving a lot of time. The knowledge base is quite thorough and has a lot of detailed instructions on how to do certain tasks, which is helpful when they don't feel intuitive to any specific user.
    Cons:
    Some steps feel unintuitive. Data has to be input in a specific order, and if you start at the wrong step you are continually redirected. (E.g., to enter a "lease", you must have already created a "tenant", and to create a "tenant" you must have already created a "contact". Personally I find this a bit clunky, though it's worth saying I've never used a similar software that I didn't have similar issues with, and so I don't consider it a major con.

    Had more integration options that we were hoping for (2-way integration with quickbooks as opposed to 1-way)

    Excellent and friendly team that is a pleasure to work with; Very responsive — questions are answered quickly and clearly; Strong ability to find great solutions tailored to our business needs; Outstanding support in transitioning from our old accounting processes to a modern, more efficient way of working
    Cons:
    Not a con, but a suggestion for future product expansion: It would be helpful to have an option to include copies of tenant invoices for expenses incurred during the year. The software includes many tabs and hyperlinks across different areas of the system, which can feel overwhelming during the first few uses. However, after a short learning period, it becomes easy to navigate and manage.

    It's easy to upload QuickBooks to Stratafolio.
    Cons:
    There are too many steps to keep leases and COIs current, and it's not easy to determine all the steps. The knowledge base concept is interesting, but it doesn't really help figure out all the steps to follow to enter a lease or a COI, etc. I don't like that Stratafolio is only cash based.

    Cons:
    My only obstacle for my properties is I have to link to one single bank account instead of each properties bank

    Sophisticated Product for Commercial Real Estate - Excellent!

    Excellent! [sensitive content hidden] is very patient with her support in orienting new users. Also, there is a team of associates who sift through and upload the information into the system. I found all of the them to be very knowledgeable. They understand commercial real estate and all the intricacies with the wide variety of commercial leases that are in place.

    Sophisticated commercial real estate software that helps manage complex real estate holdings. After researching several real estate property management software products I found Stratafolio to be the only one that is thorough enough to provide for managing our commercial portfolio. The others were residential products that they tried to covert for commercial use whereas Stratafolio is specifically designed for commercial real estate. I am glad I found them!
    Cons:
    Because of the complexity of the real estate and coordinating it with the software it can take a little time to become fluent in using Stratafolio. However, because my position is not full-time property management it has taken me a little longer than the average bear. Once fully up to speed this software will provide organization to our real estate that we have never had before and will serve as a resource for years to come. It's a good product!

    I like that it is fully integrated into QuickBooks online. The onboarding was great and customer support is always extremely helpful.
    Cons:
    I would like the ability to email out Stratafolio using my own email address versus all communications coming from support@stratafolio.com.

    Ease of use and the integration with QBO was a big reason. Also it was more aligned with commercial properties versus multi family.

    Product works as advertised and the have the best customer service of any software products I have ever used. They are both quick to respond and always have a solution. Initial integration was very smooth also with superior customer service.
    Cons:
    Really there is nothing I do not like. The product is easy to use and maneuver around.

    Awesome Real Estate Management Tool for QBO Users

    I am the accountant for a group of companies made up of a sole Proprietorship, a corporation, and several Partnerships. We have multiple reporting requirements from the lenders that we work with that finance several of our over 50 properties. Most of these are Industrial and Commercial, with a few Shopping Centers and Residential properties as well. Because of the time required every Quarter to prepare Debt to Credit Ratio reports, Operating Statements, and Rent rolls my A/R and A/P person, and I were spending way too many hours on these tasks. I needed a faster way to prepare these, so I started searching in QuickBooks on their App partner’s list. There I found Stratafolio, and the minute I saw their reporting capabilities I knew I had found the solution to our problem! Everything I needed to prepare all the reports was at my fingertips, and as I told the [sensitive content hidden]of the company, “what has been taking us hours to prepare will be a one touch solution if we join forces with Stratafolio!” It took some convincing as the [sensitive content hidden] didn’t think the cost was justifiable. However, we had been talking about adding another accounting clerk and I told him that Stratafolio could be that new employee for less than 25% of the cost. So, after some time considering it, he approved my request. We have been using Stratafolio now for 6 months and I will tell you it has saved us over 10 hours a month just in preparation of our DCR’s, and it has also saved me tremendous time in our recent Property Tax protest preparation of Rent Rolls and Operating statements that the local county government requests before they will consider our request for a reduction in our taxes. And we have won on some of those requests, and now our reports that we present are far more professional, and eliminate so many questions from lenders, taxing entities, etc., because we tell them that these reports are prepared by Stratafolio. And from what Stratafolio has told me, we are “just skimming the surface of its capabilities”, and we are excited to see what else it can do. If you have been thinking of using Stratafolio and want to talk with me personally, just ask the staff at Stratafolio to contact us and I will be glad to visit you.
    Cons:
    Nothing, except not having in use for the last 3 years. It would have made the management of our financial reporting so much less time consuming!

    Wish we would have found Stratafolio years ago!

    Stratafolio has saved us both time and money as it has improved our efficiency in invoicing, CAM reconciliations, and lease management. We have multiple companies so I love the fact that everything related to our properties is in one software package. The onboarding process was great- [sensitive content hidden] and her team were responsive and always willing to help problem solve.

    Cons:
    I wish Stratafolio could automatically sync with QuickBooks desktop version, but using WebConnect to sync is not difficult.
