From Zero to Hero - Struggle No More

Landlord Studio is my one-stop shop for running a successful real estate investment business. I was looking for a tax prep software and was blown away by Landlord Studio's suite of capabilities. From tenant background screenings to rent collection to the online maintenance request portal to expense tracking-- Landlord Studio does it all. The dashboard graphics are on- point with the information that's most relevant to my business. Since starting my relationship with Landlord Studio, I went from being a sole proprietor renting out apartments to being a real estate professional with access to reporting tools that help me stay competitive in this industry. Customer service is timely (within hours-- if not minutes) and the coaching is top notch. Landlord Studio was the missing piece to my real estate success. I am grateful for their innovation.

I use Landlord Studio to track my expenses for taxes. When tax time comes, I press a button and my Schedule E prints.

Cons:

The need for my bank to participate with Plaid for bank account linking (my bank doesn't use Plaid.)

Amazing Platform - I will recommend to all my friends

Besides the initial set up that had to be tweaked to be approved and the learning curve that I had to prove ownership of the property before you will list it, it has been GREAT. More than 30 leads, great qualified candidates, and your speedy responsiveness via email has been so impressive especially in this day of virtual assistance which can be super frustrating when you dont have time to go back and forth with a bot.

Having used Craigslist for the past few decades, I couldnt use it anymore due to the prevalence of spam and lack of leads. I found Landlord Studio and it is my new go to. #1-critical - It confirms ownership of property and will not publish until you show ownership. My property was used as spam on craigslist and everyone using that platform knows it is full of spam. Landlord Studio prevents spam and that is HUGE. #2 - it syndicates my listing across platforms, especially Zillow which seems to be used by most in my area (no cost). #3 - it has a clean, simple platform to quickly set up my listing and #4 - It offers to handle the application and vetting process if you so choose.

Cons:

My only feedback is when initially my listing wasnt approved, it would have been helpful if in the automated response it told me what was wrong with my listing (had my cell phone in the listing which I am glad you prevent, as I learned that even that gets spammed). When I logged into my account, it still didnt let me know what the problem was. That could have been enough for me to abandon my efforts but fortunately, you were very quick to respond to my email to let me know what the problem was.

I can keep all information about my rental properties in one place.

Cons:

As EU customer I cannot connect my bank account and have my rent payments automatically tracked. As a result, everything in the application seems manual. Instead of receiving a quick overview of the current situation when I login, I have to work hard to bring everything up to date manually first. Sometimes it feels I have to work for the app, instead of the app working for me.

Olive Street Rentals LLC Review

Overall, Landlord Studio has been a very solid tool for managing my rental property. It simplifies bookkeeping, keeps everything organized, and makes tax prep much easier. Pros:

Landlord Studio makes it very easy to track rental income and expenses in one place. The interface is clean and intuitive, and I especially like how simple it is to categorize transactions and generate reports for tax time. It saves me a lot of manual spreadsheet work and gives me confidence that my numbers are accurate. The mobile app is also great for logging expenses on the go.

Cons:

Like any robust tool, it takes a little time to get everything set up exactly how you want it, but once it’s configured it runs very smoothly. There are a few areas where additional customization or reporting options could be nice in the future, but the existing features already cover the vast majority of what I need.

Highly recommend.

Overall, Landlord Studio has exceeded my expectations. I have used or tested other companies with a similar offering, but they all came up short in features, lacked support or were difficult to use.

Cons:

The price per unit to use landlord studio has really increased since we first started using Landlord Studio. I wish they would offer pricing in Canadian dollars.

Exactly what I need

With a little bit of a learning curve, which was made easy with the tutorials and help pages, I have found Landlord Studio to be an amazing app for multiple privately rented properties.

Cons:

I know this will sound like I'm sucking up, but I honestly can't think of anything that I don't like about this app. I think the only thing I don't use at the moment is the online listing and tenanting portion of the software.

I’ve been using Landlord Studio to manage my rental property, and I couldn’t be more satisfied. The platform makes it easy to create detailed tenant profiles and upload lease agreements directly to their file. I can conveniently track rental payments and expenses, and even upload receipts using either the desktop or mobile app. One of the standout features is the tenant portal, which allows tenants to submit maintenance requests seamlessly. On top of that, Landlord Studio provides a wide range of free resources to support landlords. The monthly subscription is very affordable, making it great value for the services offered. Overall, I highly recommend Landlord Studio to any landlord looking for a simple, efficient, and budget-friendly property management solution.

Cons:

1) No Move-in & Move-out reports via mobile app. 2) No E-leases like other programs. 3) US focused. No background checks / credit checks for Canadians 4) Can move organization expenses to one specific property.

Landlord Studio is a great help for tracking accounting and expense processing. I also love the payment processing feature. The platform is very easy to use.

Cons:

I had difficulty utilizing the tenant application with an international student without a social security number.

Customer service is outstanding! When you have a question, they are there. Lots of videos are provided to help you navigate and learn the APP. I also like that logging into the App on my phone only requires me to remember four numbers.

Cons:

I have not come across anything that I don't care for at this time. I currently manage only two properties on my own.
