SimplifyEm is a property management software designed to meet the requirements of small and mid-sized landlords and property managers. The web-based solution offers features like property accounting, tenant management, lease tracking, bank reconciliation, maintenance scheduling and vendor management.
SimplifyEm's accounting module manages accounts payable and receivable and tracks any recurring charges along with complete transaction history. The solution is also capable of generating monthly statements and exporting the rent records to integrated applications like QuickBooks and Excel.
With SimplifyEm, property owners have a better visibility of their occupied and vacant units. The solution offers tools to capture tenant details, monitor insurance, store lease agreements, track deadlines, create invoices, and collect online rent payments. Property owners can send bulk notices or group emails for rent reminders, maintenance alerts, site visits or any other news that need to be shared with all tenants.

Worst Property Management System Ever

The most unprofessional company we have ever used. SimplifyEm charges regardless if their product is being used. All customers are locked into an annual subscription that can't be canceled until it expires. In which you must cancel before it expires to avoid an annual subscription charge that is non refundable. Ultimately SimplifyEm does not care about their customers but money is their upmost concern and importance.

As the owner of BoDo Property Management, I needed a solid platform to build my business. Initially, I signed up with Buildium, but I quickly became disillusioned with their high costs, lackluster customer service, and expensive training fees ($125 per hour). The breaking point came when, after four weeks of trying to get assistance with my e-pay application, I still hadn't received confirmation that my driver's license and utility bill had been reviewed and approved. My mantra became, "This shouldn't be this hard." After extensive research, I discovered Simplify'EM and was immediately impressed. Good Support. Bad Product

We had a lot of trouble setting up the system and needed to contact support regularly. They were helpful, but it was still extra work to have to do that. I explained the difficulty I had with the rental process and told them that I didn't want to use SimplyfyEm anymore and wanted a refund. I was told that since I was past the 30 day refund period, they wouldn't give me my money back. I explained that the issue with the application didn't happen until a unit was vacant, which was past the 30 days. After my initial conversation with support, they never returned my messages or calls. I emailed the [SENSITIVE CONTENT HIDDEN] and again, giving them a chance to respond and make things right, but heard no response. I am overall disappointed with the product. I switched to Buildium and have been very happy with their product and system.
