About Innkeeper's Advantage
Innkeeper’s Advantage is an integrated cloud-based reservation and hospitality property management solution designed for bed and breakfasts, boutique inns and more. Key features include front office management, marketing management, online booking and a gift certificate point of sale (POS) application.
Innkeeper’s Advantage provides a custom website that users can edit to provide real-time information on property type, deals, images, rooms and more. Users can also manage their properties’ room rates in real time by season or specific event and keep track of reservation details.
Additionally, Innkeeper’s Advantage features a mobile booking engine. It also enables users to eliminate double bookings and coordinate their availability calendars on various travel sites such as Airbnb, Booking.com, TripAdvisor, Expedia and more. Services are offered on a monthly subscription basis.
Support is offered via phone, email and online documentation.

Tools and a Team You Can Count On

It can be intimidating how much Innkeeper's Advantage allows the user to do. From changing the appearance of the website, changing rates and seasons, and creating reports, sometimes my head could spin with all the amazing tools they offer. But when I do feel overwhelmed I usually reach out and have instant help and if they are busy at the moment at least an email letting me know they are going to get to me as soon as they can.

Great for B&B, not great for hotel

Jason, Thank you for taking the time to review our product. Since you have not used our system for almost a year, I want to update you on how it currently works. Innkeeper's Advantage is still great for B&Bs, cottages & vacation rentals. as it has been since 2007. We now also have great functionality to support hotels. Now the system supports online booking by room types (King, Queen, Full, etc.). It automatically optimizes the calendar for the best stay configurations. We have also added a complete self-check-in suite comprised of remote lock connections, e-signing, and automated text messaging. Our extensive cash reports were designed to meet generally accepted accounting principles (GAAP) and support a full nightly reconciliation process and exports for accounting. When intuition pays off

Since our property is so unusual, we have had to work out guest misconceptions with OTA travelers and Innkeepers has been right there to help me avoid bad reviews/cancellations - OTA cancellations are down from 50% in the first year to less than 20%. That is good results. Every step from website setup to getting through our first year, Innkeepers was there when I needed them to pull me off the cliff and set me on a good path where our business is growing and we are getting really fabulous reviews, which we know will build business year by year. Their integrity is unquestionable and there is so much value-added support that I am getting more and more independent as time goes by. I completely trust the advice and marketing I get from every person at Innkeepers and the website gets great comments all the time from our guests.

Due to circumstances beyond my control when I began managing the Inn there was no one available to teach or train me at the Inn itself. Innkeeper's Advantage answered all the questions I had and allowed me to learn how to manage the business thanks to the fantastic customer support and software itself working so well. I honestly could not have succeeded without them.
